Negative experience: Terrible experience with this real estate agency; they make contracts with abusive clauses that contradict the Urban Leasing Law, knowing that they are illegal. They also try to charge the tenant the agency fees to see if it passes. Review the contracts carefully; they ask for two months' deposit when legally it is only one month. They demand two months' notice in the contract when legally it is 30 days, and they intend to withhold the deposit if you leave before the end of the contract when legally you can leave after six months. These types of clauses are VOID, so they can be contested and reported for attempted fraud. I am in legal proceedings to claim the return of an unlawfully withheld deposit. Be careful with this real estate agency. EDIT TO RESPOND: In Spain, the law overrides the signature. Just like if someone signed to sell a kidney, that contract is not valid since it is illegal to sell organs, in the same way, even if a rental contract has been signed, if there are illegal clauses like requiring more than 30 days' notice, more than one month of deposit, or an obligatory stay of more than six months: those clauses do not apply legally, and total refund of the deposit can and should be claimed. Moreover, one can report the real estate agency and the landlord for fraud and professional malpractice. They will have to pay the costs of the trial, a fine, and return the deposit along with interest for delay. The law is ALWAYS above any contract as long as it goes against the law. This real estate agency consciously does this with the sole purpose of fraudulently keeping tenants' money.

Negative experience: Experiencia nefasta por parte de una recién compradora. Durante todo el proceso de la compra del inmueble he obtenido 0 asesoramiento por parte de la inmobiliaria hacia mi persona. En el primer paso, que era la redacción del contrato de arras, se me dijo que pusiera una fianza de 3.000 €, en cuanto lo habitual, en estos casos, es el 10 % del valor total de la compra del inmueble. Por desgracia, de esto me informaron desde otras inmobiliarias tras la firma del supuesto contrato de arras. Siguiendo con el tema del contrato de arras, me encontré con que no me aconsejaron acerca de incluir el inventario de los muebles que se iban a quedar en el piso con el precio de compra pactado, cosa que eso luego me hizo tener problemas con la vendedora sobre que se iba a quedar y que no. Tampoco se incluyeron todos los documentos que cada parte tenía que aportar el día de la firma. El día de la firma, faltaba el documento más importante que la parte vendedora, tenía que aportar y sin el cual el inmueble no se podía inscribir a mi nombre. El contrato de arras se firmó en agosto, la fecha de firma era a finales de diciembre por lo que tenían 4 meses para preparar la documentación necesaria para la firma pero el documento que comentábamos lo tramitó la inmobiliaria con tan solo 20 días de antelación, en cuanto al plazo de resolución de dicho documento es de 60 días, por lo que lógicamente no iba a estar para la fecha de la firma. Finalmente, tras la firma, la inmobiliaria se marchó sin hacer los cambios de suministros a mi nombre, cosa que se me dijo que harían.
