Negative experience: First of all: it is not normal that if the bank does not finance the purchase, they keep the deposit, which is not a small amount (6-8000€ for a house of about 100000) and can mean not being able to opt for another home. Secondly: it is becoming fashionable to charge 'fees' to sellers and buyers. Of course, only the buyer pays because the starting price is always around 3000€ above the actual price. But they don’t only charge that, they make you sign a nice viewing sheet that clearly states that if you or a family member buys the property, you have to pay fees... right that 5000€ more or less is saved right away?? The worst part is when they tell you that you won’t pay anything: it’s a lie! Honestly, you don’t need a real estate agency, you just open a door. The bank will guide you through the home purchase and a notary will advise you for free (they only charge for signing, not for advising). Real estate agencies only focus on charging, and especially this one, I had never seen such a shameless one before.

Negative experience: Very good opinions...yes...but when it comes to a sale that gets a bit complicated, this real estate agency ONLY focuses on getting their money, extremely high fees. They took credit for a property they knew would sell quickly and suggested selling it for the minimum price. They knew I lived there, and still, the last time I went to my property, there was a girl inside the house without having called or waited for me to be there. Lastly, they told me they would help me find a rental apartment to facilitate my process of leaving the property to sell it, and yet, they ignored me for months and washed their hands of it, not helping me at all. I'm very unhappy with this real estate agency. RESPONSE: I find your response disgraceful, and it's incredible everything that's being said. Let's break it down: 1. The real estate agency was WELL AWARE of how cluttered the house was and the work it required, and THANKS to my courage to do the entire move in the least amount of time possible, that property has been available for someone to move in. You were warned from the start how difficult this was for me. You knew I hadn't found a property and how complicated it was, as JuanLu told me he couldn't find anything but what I saw on Idealista (which I could also see) and he didn't help me beyond finding more options. 2. I was sent two apartment options when I had already spoken to JuanLu to complain that they were not helping me, and one of the two that I expressed interest in, I was told they couldn't speak to the owner because that property belonged to the bank (if that was going to be the case, why send it to me), and after these two options, they didn't help me at all. 3. I said I didn't want to sign the lease with the buyer because I hadn't found anything and because my property required a lot of work (and I didn't have enough time), and I was told they wouldn't help me until I signed it, unbelievable.

Negative experience: Also, nochmals: Es stimmt, wir haben zuerst bei Urbatic angerufen und nach der tollen Villa gefragt. Weil wir kein Wort Spanisch können und die bei Urbatic kein Deutsch sprechen, haben wir eine deutsche Immobilienmaklerin gebeten, zu vermitteln und in unserem Auftrag die Immobilie allenfalls zu erwerben. Die Maklerin machte dies noch am selben Tag und sagte dann, fast als erstes überhaupt, der Makler von Urbatic sei gar nicht gewillt, die Provision mit ihr zu teilen. Wir hatten schon mal einen genau gleichen Fall und da schien es zwischen notabene 3 Maklerinnen (2 spanischen und 1 deutschen Maklerin) überhaupt kein Problem bezüglich der Provisionsteilung zu geben. Zudem war diese Villa in einer vergleichbaren Preislage. Deshalb hatten wir die Hoffnung, dass sich das Urbatic nochmals überlegt und doch noch teilt. Selbst in der Schweiz bezahlt man nie und nimmer 2 x Provisionen!!! Aber nein, die geldgierigen, arroganten, nicht informierenden Makler von Urbatic dachten nicht im Traum daran, uns auch nur ein wenig entgegenzukommen. Und natürlich wollten wir 1 Provision sparen, wer will das nicht??? Eine ist doch wirklich mehr als genug, nicht wahr? Und dann auch noch nichts dafür tun, nicht mal die noch aktuellen Besitzer über irgendetwas informieren, sodass diese von Spanien uns in der Schweiz anrufen müssen, um an die nötigen Infos zu kommen. Und dies nur, weil Urbatic zu bequem ist und keinen Anstand hat, als guter und anständiger Makler wenigstens die notwendigsten Informationen an seine Klientel zu liefern. Urbatic ist weder professionell noch seriös. Lasst die Finger von dieser Firma, wenn ihr Ärger vermeiden wollt. Und zu guter Letzt: Die haben auch noch unsere Maklerin dazu genötigt, eine schriftliche Vereinbarung mit uns einzugehen, dass wir verpflichtet sind, unserer Maklerin das Honorar nach Abschluss des Hauskaufs zu bezahlen, damit die Maklerin nicht (wie dies scheinbar nach spanischem Recht erlaubt ist) nochmals auf die Urbatic Regress nehmen kann. Also haben die sich nach allen Seiten abgesichert. Und uns werfen die vor, wir wollten sparen. Und auch dies nochmals zur Erinnerung: Die wollten uns denunzieren, das war nicht aus Rücksichtnahme und weil wir Kunden der "anderen" Maklerin sind, sondern weil es der Urbatic ganz klar nicht in den Kram gepasst hat, dass wir die Frechheit hatten, uns zu wehren und sich in ihrem ach so spanischen Stolz verletzt fühlen. Schämen sollte sich diese Firma mit ihren scheinheiligen Ausreden und ihrem mehr als fragwürdigen Vorgehen. Überhaupt nicht zufrieden. Die sind falsch, wollen die hohe Provision nicht mit einer anderen (unserer) Maklerin teilen und informieren kein bisschen. Anstatt auf unsere Reklamation direkt zu antworten, machen die alles hinten durch und melden die Reklamation unserer Maklerin, statt auf unsere Mail zu antworten. Kein bisschen Entgegenkommen ist hier zu erwarten. Die werden nie und nimmer einen Auftrag von uns erhalten und wir werden diese geldgierigen Makler auch nie empfehlen. Die haben wohl das Gefühl, bei uns Ausländern wächst das Geld auf den Bäumen und wir müssten nichts dafür tun.

Negative experience: La comercial que me atendió por teléfono era como una mala funcionaria. De entrada respondió con mucha desgana y, antes de que yo pudiese preguntar detalles, me empezó a interrogar sobre si realmente quería comprar el inmueble o si iba a poder pagarlo y de qué forma porque no quería "perder el tiempo enseñándolo a quien no lo vaya a comprar". ¡Pero tendré que saber los detalles y verlo primero para saber si me interesa! Y eso que era un piso barato y yo no tengo ningún acento raro ni nada. Solo por esa actitud descarté el piso (por suerte, porque así he seguido buscando y he podido encontrar otro mejor). Esto fue hace meses y lo siguen teniendo anunciado y no me extraña con esa actitud. No recomiendo a ningún propietario que ponga su inmueble en manos de gente con tan pocas ganas de realizar activamente el trabajo de venta y que vaya quemando a potenciales clientes en la primera llamada. Parece que van sobrados. Es lo malo de ese sector, que está lleno de comerciales que quieren llevarse una comisión solo por poner un anuncio en Fotocasa y abrirle la puerta al comprador definitivo que esperan que venga decidido antes de visitarlo.

Negative experience: Desde el primer momento la atención que recibimos no fue la correcta con la persona que se encarga de los alquileres. Nos dicen que llamemos al día siguiente porque había una persona antes que nosotros, llamamos y nos dicen que tenemos 2 personas más adelantes que nosotros y que nuevamente llamemos el día siguiente evidentemente el orden no lo respetan o simplemente van por conveniencia..

Negative experience: Se les pregunto por un piso que tiene anunciado sin poner datos importante que altura era puesto que no lo ponen me pregunta de donde soy y para que quiero comprar un piso alli? Se conoce que solo pueden comprar pisos alli la gente nocturna que vive en la zona de los poblados maritimos como por ejemplo nazaret o ruzafa, ya la gente que vivimos en otras capitales limítrofes no tenemos derechos a comprar segun esta agencia,Ahora ellos invadir a otras capitales en verano si por que dicen que valencia en verano es horrorosa en las playas que tiene valencia segun ellos, esta gente no lo entiendo que tengan una inmobiliaria por que no valen para ello, les pega mas un bar asi pueden enterarse de la vida de la gente mejor Agencia DE TRACA

Fantastic experience: Deutsch: Die Immobilienmakler der Firma Urbatic haben uns kompetent und freundlich von der ersten Besichtigung bis zur Unterschrift beim Notar und darüber hinaus begleitet. Unermüdlich hat Edu (der für uns zuständige Mitarbeiter Urbatics) unsere Fragen beantwortet. Und das obwohl dieser Fall kein einfacher war. Es mussten vor dem Kauf rechtliche Details bei Registro geklärt werden, der Verkäufer kommt aus Madrid (als 4h Autofahrt von Gandia - unserer Wohnstätte, entfernt) und eine Bank war auch involviert.
