Negative experience: The experience and management of Fabra has been disastrous. After a year with them in our community, they generated more than 40,000 euros of debt!! Nobody was very happy with them, but when we finally decided to change administrators, we found out that the debt was 40K; they hid it from us for a year despite having several meetings. We had to manage a giant advance payment for each owner because otherwise, we would have ended up without electricity. They could not have done a worse job. They did it so poorly that even part of the blocks was not covered by the community insurance, and we found out a year later thanks to the new administrator. Fortunately, nothing happened. In summary, if you are a large community: DO NOT MANAGE ANYTHING WITH THEM!! They are truly very unprofessional and do not have the abilities to manage communities like this. Not to mention the contractors they have worked with. All above market with terrible prices. In short, it has been a terrifying experience. Obviously, it does not allow me to put zero stars, so I put one, but it is clear that this is a review of ZERO STARS!!
Dear Mariona, we regret your review and would like to address your concerns; • We have been managing the community since April 2022. Therefore, it is not true that you have been with us for a year; it has been two. • In April 2023, the first accounting closure was held, followed by the regular meeting, where all owners were presented with the corresponding accounts statement, including all paid invoices and the corresponding liquidation with all income and expenses detailed. In this closure, the only sub-community that closed with a deficit was the parking lot, agreeing to issue an extraordinary receipt to recover this deficit. It is not true that any debt was hidden: the community operated with its own account, and therefore, all income and charges are duly detailed both in the bank statement of the bank account and in the liquidation presented. • In this new 2023/2024 period, a deficit was being generated in the community partly due to unforeseen expenses, some of them due to the misuse of community facilities by some neighbors (manipulation of the fire system in the parking lot, banging on the door, and parking notices...). When it was proposed to make an extraordinary provision for this deficit, they indicated that we should advance the presentation of the quarterly payment, a solution that only postpones the problem and enlarges it. • Regarding the insurance, it is not true that the building was poorly insured. It was contracted with the Mútua de Propietaris company, which has proven solvency and specialization in homeowner communities. In fact, it promptly addressed claims from different blocks, both from Amadeo de Savoia and from Plaça Cooperativa. Negative experience: Very bad experience. There has been zero management of the homeowners' association. In two years, there are many issues that have not been addressed, and a significant debt has been created for the community. Negative experience: After renting an apartment for 4 years. When returning the deposit, they deducted €200 for cleaning. In the attached photos, you can see the bill and the pictures that the same real estate agency sends to justify the bill. The night before, I was cleaning the apartment to leave it in an acceptable condition, and according to them, it was almost as if a team of exterminators had to come in to clean. When the apartment was handed over, the same agent pressured me to accept a 'cleaning touch-up' that he said would be a small thing, and to avoid further arguing with him, I signed it on the key delivery document. By the way, it is also made clear in that document that there is no other damage. The problem is not with the owner but with this real estate agency that makes decisions on her behalf and does whatever they want. Previously, I had difficulties just to ask if the owner wanted to renew the rental; the agency (which is the only way to contact the owner) refused to pass on the message. In summary, if you want to avoid headaches, rent somewhere else.
Hello Lucas, as you have already been informed, the owner applied the security deposit discount for the cleaning that had to be done in the apartment. Remember that they decided not to deduct other expenses for items that were damaged and in poor condition.

Negative experience: Absolute disaster of administration, unpresentable people who do not answer calls or emails, they give evasive answers when asking about the community bills, 0 transparency, on top of that they leave debts to suppliers. When changing properties, we discovered unpaid bills and debts worth thousands of euros. Stay away from these 'administrators' who do not manage absolutely anything, and you will save yourselves a lot of headaches.

Negative experience: Very bad experience. They have been poor professionals, especially Xavi our manager. They have proven to be dishonorable, first they charge even if they have to refund a utility bill with the consequences that this generates. Murky and shady. They have not presented accounts and have led us to believe that everything was functioning correctly in the community. Not advisable even to the point of taking legal action against their management. If you doubt which budget to choose, even if this company seems cheaper, don't go with them, you will sleep better. In our community of 87 neighbors, they have left us with their wonderful management 40,000 euros to pay in a year. Everything can be proven with documentation in case there is a request for it. It is reminded that they are the ADMINISTRATORS and therefore responsible for the management. If the money does not arrive, it should be communicated to those interested and if necessary, it is treated urgently. Their negligence, incompetence, ineptitude, or however you want to call it, has led us to a big problem for all the neighbors.

Negative experience: I was charged a receipt twice. Once in cash and another on card, 62 euros lost. My mistake not asking for an invoice the time I paid in cash. Since it was not recorded, that's what they kept. I have an apartment to rent and I wouldn't offer it to them even as a joke.

They manage the property where I live, and I have been dealing with a water problem for more than 10 months; when it rains, water enters my house. It is clearly a community issue, but the person in charge does not respond to my emails, does not answer when I call the office, does not show up when I visit the properties, and I have had to resort to sending a formal letter. Such a shame overall.

Benvolgut, ahir es va celebrar la reunió en que es va acordar pels assistents les accions envers la porta nova. Adoptar decisions, per manca de presidència ja que resideix a l’estranger, per evitar mals majors i robatoris a l’aparcament, clarament no compta amb la vostra conformitat ni la de la vostra parella, ha quedat palés en més d’una junta i en aquesta mateixa ressenya. La llei diu clarament en l’art.553.18-e Que és funció de l’administrador “Decidir l’execució de les obres de conservació i reparació de caràcter urgent, de la qual cosa a de donar compte immediatament a la presidència”. Recordem que tota aquesta actuació extraordinària és fruit de la col·lisió d’un vehicle contra la porta deixant-la inutilitzada.

Negative experience: Pere Ramírez contacted me to offer a rental apartment that I was looking for. He mentioned that I would have to pay the costs of real estate management or contract formalization (the typical month's rent they take as commission) when the landlord was a company. When I told him that according to the LAU it was the landlord who had to cover that payment, he disappeared. I never heard from him again; I imagine he found some gullible person to take on the payment when according to the law it shouldn't be that way. Anyway, shady dealings from real estate agencies. Look for another more serious and honest one.
Hola Eric la regulació marca que no s'ha de cobrar el més d'honoraris quan la propietat és una empresa. Quan la propietat és una persona física sí que pertoca repercutir els honoraris al llogater. La normativa és pública i la pots consultar. A banda és el propietari el que tria el llogater i no nosaltres. Esperem haver-te ajudat.

Negative experience: I am editing my previous positive review and giving this negative one instead. They do not fulfill what is agreed in the meeting; if you have any major problem, like the garage door not opening with the remote, you spend half a year calling, and they keep sending useless technicians who do not fix the problem and probably charge for each visit. In the end, you give up because it feels impossible. 'Like half a year having to use the key since the remote worked whenever it felt like it.' They leave decision-making to owners who are actually delinquent and treat owners with a positive balance as if they are delinquent. Property management service is NOT recommended, and from what I'm seeing in the reviews, many of us share the same opinion and are dissatisfied.

Negative experience: Terrible. We met with 2 collaborators or workers, the one assigned to our community and a second one who didn't even show up (a bodyguard). Regardless of the content, agenda, etc., what cannot be tolerated is the attitude, arrogant, pompous, with a condescending treatment, disdainful, and labeling us as fools, even laughing, intolerable. As customers, we pay; it's not a favor they do for us. An extraordinary meeting was requested with 25% of the owners, but it was useless because, in their judgment, it was just a copy and paste, and it wasn’t taken into account. The correct attitude, I insist as clients, should have been to indicate the correct way to proceed, just like not presuming what we wanted without consulting the owners. According to their convenience, sometimes it can be approved without the president of the community and sometimes not.

Negative experience: Me he sentido discriminada a la hora de alquilar un piso por ser madre soltera y con una ayuda. Me han negado el derecho a alquilar una viviendo por ello. Es vergonzoso.

Negative experience: Informales es poco, tenía un piso para ver un lunes a las 10.30 planificado con antelacion ya que vengo de otra ciudad, lo comenté antes de ver pisos tardo unas 10 horas en venir y me llaman el mismo lunes a las 9.00 que el piso ya esta alquilado, vamos esto por parte de una inmobiliaria, que se llevan una comisión, me parece increíble, no la recomiendo para nada esto es la primera vez que lo veo
Buenos días Gracia, te hemos llamado por que cuando concertamos la visita el piso estaba libre, pero el viernes a última hora recibimos el ingreso de una reserva por lo que el piso deja de estar disponible.Lamentamos los inconvenientes causados, pero debes entender que la disponibilidad de los inmuebles está ligada a que visitas anteriores a la tuya puedan hacer reservas y el piso quedar en reservado y no visitable.
Negative experience: Carisimos y no son capaces de organizar una junta extraordinaria un viernes. No son responsables y la comunicacion es escasa, no se preocupan de saber si un industrial hace su trabajo bien en la comunidad, eso si para cobrar son excelentes, en eso les doy 5 estrellas
