But my experience was FATAL, good thing I did not book the house because the protection they provide is for the seller (keeping the money if the mortgage does not go through) and not for the buyer; in my case, my bank needed the reservation contract to do the study and appraisal. But if the mortgage did not go through, they would not refund my money, all this explained in bad terms by the 'Manager' or that's what he said. Negative experience: I had a very poor experience with this real estate agency for various reasons. The first is that the agency has a very aggressive policy for mediation between the seller and the buyer, with measures like a visit sheet where you are made to sign a kind of 'binding contract' that prevents direct communication between both parties, which hinders transparency (something the agency prides itself on). The document includes fees for the buyer, but it is unknown whether they are charged to the other party. Secondly, they are also very aggressive in their approach, making you feel very pressured to sign a deposit and then the earnest money contract, retaining two payments instead of one, which is the norm. Additionally, they are very insistent that you manage the loan with the financial institution they are associated with. On the other hand, we are also very dissatisfied with the 'real estate agent' who assisted us for several reasons. The first is that we were surprised she did not know that the value of the mortgage loan is related to the appraisal; that we had to pay for the simple note, which the 'agent' insisted was unnecessary and is fundamental for any subsequent procedure. She stated that refund clauses for earnest money are never accepted if the mortgage is not granted by the bank, which is incorrect, very circumstantial, and personal. Ultimately, there is an inequitable treatment towards the buyer. I do not recommend it.

They dragged it on for more than a month without signing the deposit, and have the audacity to say that they are very insistent and inflexible... In a property, there can be several interested parties, and therefore the signing of the deposit cannot be delayed forever at the buyer's whim, as has been the case. Some do not formalize, so on to the next. Regarding fees: yes, the selling party is also charged, they earn it fairly, the issue is that it doesn't concern the buyer at all, just as it doesn't concern me what they charge the buyer... There was a group viewing a property, thus more opinions, more points of view that made them question whether to proceed with the transaction: several visits, one lasting over an hour, to see a duplex of 100 square meters, (which is not a property of several hectares). By express request of the owner, more visits were prohibited, neither for appraisal nor for re-showing, seeing that they were insecure, doubting everything, and questioning absolutely everything. We saw it as a complete waste of time. The deposit is signed before the appraisal; the advisor must have little experience if they told them otherwise, and that is why they ended up without a home, hence the resentment that led them to write that review. The real estate agency fully refunded the deposit, at our express wish, and out of their good faith, which seems to be of no importance to them. I sense some bitterness in the review, and I find it unfair because they do not deserve it. One must have funds of approximately 30% of the value and taxes, and in that case, they will not have a problem obtaining credit. The good thing is that another buyer who had been waiting for their indecision immediately signaled interest after the agency refunded the deposit...) without requesting a reduction like the one they intended... One needs to be quicker, because patience has its limits, and of course, there were more interested parties. I don't think the valuation is fair because it hasn't turned out as they wanted... In a buy-sell transaction, two parties are involved, and the seller is not obliged to meet all their wishes, as has been the case.
