Negative experience: Will the bosses of Fabrizio Alarco, director of Ficasa, 16 Valencia street, know about his illegal dealings with those clients to whom he offers squatter apartments, thus treating it as a mafia with some Peruvians with whom he makes illegal deals? Specifically, he defrauded me with the sale of an apartment located in Parla which had an alarm and as soon as we set foot inside the property, security personnel and the police arrived to take both of us into custody. Since I have encountered this individual, I will report him to the authorities at his workplace.

Negative experience: If you don't have time and just want to read a paragraph: Don't deal with FICASA unless you want to lose money, a dreadful communication with your landlord, and even want your life to be in danger. If you have ANY doubt, please, search for my name on social media (I have a rather uncommon name that is easy to find) and I can give you a thousand reasons NOT TO HIRE FICASA. If you have all the time in the world and want to read my outrageous experience with Ficasa: Let me recount various events with FICASA. Before signing the contract: Even before signing the contract, they ask us in person and even call us incessantly asking us to give them 5 stars on Google... I kindly replied, 'But I haven't seen the house yet...'. Don't believe the 5-star ratings in the comments (especially if there are no comments...) Ficasa called me more asking for a Google review than my mom did... Week 1 of living in the house: A faucet breaks that floods the entire floor. When will they come to fix it? 7 or 8 months later. They can reply here that we didn’t contact them... but we have several emails that prove they would be lying if they say such a thing... During the stay: Total and absolute lack of communication. It’s a broken telephone... You never communicate with the landlord. You communicate with someone who is likely overworked in the office (if they treat tenants like this... I imagine they treat employees the same) and who will disappear after 6 months because they will find a better job... Communication with Ficasa is terrible, and it seems you have to explain things 20 times and wait months to solve simple issues... Reason for the end of the contract: Literally, the ceiling of the room I had fell... Yes dear future Ficasa slave-tenant... The ceiling of my room fell. If I had been in that room at that moment, I wouldn't be writing this comment. Obviously, that house was not habitable... and the next day we left the house and were forced to go to a hotel. Any sane person would think... Ficasa, knowing it could have killed (yes, killed) someone, would have made it easy for us to find a hotel... or not even that... they would have called us to check if we were fine or if there was any damage... NOTHING! They had the brilliant idea of NOT returning our deposit and NOT paying for the hotel. We are currently in court to get our deposit and hotel costs back. They claim we didn’t notify them that the ceiling was falling. When it happened overnight... Crazy... I wanted to write this comment a few months after the incident to do it calmly and try to add some humor. To conclude, - Ficasa is the clear example of a landlord who exploits and takes advantage of the misery and necessity of families and young people. - Their workers, without having a pleasant experience, are still workers and follow someone’s orders, as they have unofficially confessed to us that we are right in everything and that they can do nothing because they just follow orders... - If you have ANY alternative to FICASA. It will be a better option... (I am now with another company that manages many properties and the treatment is pleasant and vastly different from them). In the end, we ended up filing a complaint and got our money back.

Negative experience: Be very careful with this real estate agency. Awful experience in buying a home. They sell apartments they cannot sell (in our case due to inheritance) because they lack judicial authorization, hiding information from you, and only giving it to you (in small doses, depending on their interest) after they have taken their commission. And, from what I've read in the comments, this is not the first time. They promised us that in no more than 30 days the house would be ours, even investing money in renovations, moving in while extending the validity of the deposit, and we have taken more than a year and a half to be able to purchase the property, with all the insecurity that this situation creates. I don't know how they aren't ashamed to put a property up for sale this way, hiding that kind of information, and refusing to return the commission they earn for not knowing how to do their job well (on top of how much we have been harmed by the worsening of banking conditions compared to what we could have signed a year and a half ago), or at least something as simple as providing truthful information, being upfront with the clients they supposedly value so much.

Fantastic experience: Estephany was pleasant and attentive from the very first moment she assisted me over the phone. Honestly, we can't complain. The service was unbeatable, quick, and she covered everything we asked for. We can have complete trust in this girl, even over the phone. She guided us very well through the entire apartment, gave us privacy, and was very honest. We appreciated it, and suffice it to say that we ended up taking the apartment ❤️
