Negative experience: I am going to tell you our story with Tecnocasa on Av. Guadarrama in San Sebastián de los Reyes, so that you don’t go through the same. Summary: Terrible office, terrible seller RONALD, and the head of the office. After changing our appointment several times, on March 11th, my partner and I saw a house we liked. The next day, March 12th, we made a reservation linked to an offer, for which we paid €6,000, with the conditions that they would NOT show the apartment to anyone else until the 2 weeks of 'negotiations' (until March 26th) were over. The next day we saw that the advertisement had dropped by €10,000 because 'the owners had said weeks ago to lower the price.' In other words, a fact they hid from us. On March 22nd, they called us when supposedly someone said they had been negotiating for 3/4 days and another said they had only met once because the owners' son was sick. In the office, they told us they had neither rejected nor accepted our offer, they didn't even have a written counteroffer, they were clearly waiting to get money from us, and we raised our offer by €5,000. They told us they were not charging a commission to the SELLER, when they usually charge a maximum of 6% + VAT, plus 3% + VAT to the buyer (in my opinion, a lie). The most impressive part comes on March 25th, when they call my mother (who had contacted to see the house too), to have her go see the apartment. This happened while we had a reservation and they supposedly would NOT show the apartment to anyone else (they repeated it to my mother 3/4 times during the visit). We didn't know if they had rejected us yet, and my mother was at the visit, to which the seller RONALD comments that they are receiving a high volume of visits, when theoretically we had the reservation. I hope those who go to this office are aware of who you are trying to buy an apartment from. There are more serious real estate agencies than this one. I give it 1 star because 0 is not an option. Dear Aitor, First of all, I understand your frustration for not being able to acquire a property that suits you, and we appreciate your review in order to improve. However, we would ask you to recount all the facts accurately: As you mentioned, you made a formal offer for the property with a deposit and we entered into negotiations. Regarding the property price, we already had written authorization from the owner to offer the property for €290,000, and we followed the guidelines that the owner requested. Regarding the paragraph of the meeting on March 22, here is where you state things that are not true: You were informed that the owner did not accept your offer and that just knowing the price, they did not even want to read it; the claim that we were waiting to take your money is a very serious accusation that we ask you to retract since we asked you to increase the offer price by €10,000, and the percentage would not be applied to the price we requested you to raise, but rather to the initial offered price, so we did NOT gain more. As for what you say about the fees, you are free to have your opinion, but to accept your offer due to the seller's particular circumstances, we were willing not to charge them so that they could reach your price. Obviously, we did not give you any written response due to the seller's anger at your ridiculous offer (that's what happens when someone tries to bargain excessively). In that meeting, you were asked for your account number to return your money, and you did not want to provide it; what you proposed was to increase the offer price by €5,000, something we refused because it was not going to work out, and it was unnecessary to waste anyone's time, especially since you insisted on not wanting to provide the account number and wanted to wait until the 26th when the maximum deadline for the seller to respond expired. However, we verbally informed you on the 22nd that we felt obliged, per the property owner's instructions, to continue showing the property. Regarding your comment about your mother's visit, of which you were unsure whether it was rejected, I regret to inform you that you were informed in the meeting on March 22, but you wanted a written response that the property owner, I reiterate, refused to give us, and we cannot force anyone to do something they do not want to do, as is normal. You accuse us of not having done enough to sell the property or not wanting to sell it, but what sense does that make when we earn our living selling properties? Negative experience: To show the properties, they force you to get a loan with their preferred finance company, Kiron. With the resulting increase in costs so that those aforementioned also take their share of the pie. Negative experience: We do not recommend Tecnocasa at all, as in the first place they charge fees from both the buyer and the seller, in the second place they try to force you to finance with them for €5000, because they don't allow you to bring your own advisor, and on top of that, they do a financial study with another external company 'Kìron' with what they believe can help you get a mortgage, and what’s missing they tell you to take out a personal loan. We did not see it as viable and we spoke with our financial advisor, who managed everything we needed in less than a day. And lastly, the person in charge Judith is arrogant, rude, and unprofessional. She was annoyed that we brought our financial advisor, where there is no clause that clarifies this, as well as judging even our financial assets... A complete waste of time. We do not recommend it to anyone!

Negative experience: Se cuelan en los portales, te tocan a la puerta para dejar publicidad cuando hay un buzón habilitado para ello y cuando se lo dices tienen la cara de decirte que algún vecino le ha abierto y están haciendo un servicio para personas que no se pueden mover. Creo que sí alguien está interesado en vender su casa ya se encargará de llar a una agencia, no hace falta que andéis molestando a todo el vecindario cada mes.
Negative experience: Son unos pesados, todos los meses vienen a llamar a mi puerta. Les importa un bledo que estés durmiendo porque trabajes de noche. No sé si es aún legal ir vendiendo servicios puerta a puerta, pero lo de las octavillas ya está muy pasado de moda. Eso ya no se lleva. Hay internet y muchas plataformas más rentables para conseguir clientes. Y no esta forma. No conozco ninguna otra inmobiliaria que opere de esta forma tan rastrera. En fin... ánimo a todo el mundo que sufra está situación a denunciarlo públicamente.
