Negative experience: The worst experience... Right now I am honestly dying of rage because the people who work in this office have lied to us from the beginning and have toyed with our hopes. Besides, they have made us waste a lot of time and energy... But I will be as faithful to the facts as possible, so that everyone can draw their own conclusions and to try to help prevent this from happening to more people. A little over a month ago we went to see an apartment for sale on Río Escabas street. We fell in love with the apartment. We called the next day to present an offer the following day. The same day we were supposed to go, in the morning, they called us saying that another offer had been made and that we could no longer present ours (when they had already committed to us). We had to wait about a week to know if the owner accepted or rejected the other buyers' offer. Finally, it was rejected and we were able to present ours. When we presented the offer, they offered us the services of the financial company Kiron (which charges a fee of 6,000 euros). Since we decided not to hire the services of that financial company, they made us sign a paper in which we renounced hiring the services of any other. In other words, we were blocked from contacting any mortgage broker (which was our first option, as they are quite effective and save a lot of time). They asked us for a 6,000 euro deposit, but the sales representative who assisted us showed us the contract that the previous buyers signed, in which it stated that they had deposited a 3,000 euro deposit. It took them more than a week to give us a response regarding whether the owner accepted or rejected the offer. Finally, they called us and told us that the owner not only rejected the offer but had also signed the termination of the contract with them not long before. A week later the apartment is still listed, which seemed strange to me if an owner breaks the contract with the real estate agency. To clear my doubts, I asked a third party to call and inquire about the apartment. They told her what I already suspected: the apartment is reserved (and not off the market as the sales representative told me). And here come my suspicions, and I must admit that this is subjective (though I believe I am not mistaken): Since we presented the offer, they have been prolonging the moment of giving us a response in order to continue showing the apartment and use our offer to get a better one. That offer must have appeared and we have been left without an apartment without even being able to negotiate. The rage and helplessness I feel right now are enormous. It is a very strange feeling not being able to access an apartment that is for sale, and that you are willing to buy for the price at which it is being sold, due to the entanglements and despotism of intermediaries to whom you are also going to pay a quite high commission (3% + VAT). My advice is that you do not start any buying process in this office because they will lie to you from the beginning and will use you to get better offers than yours. More than in a normal buying/selling process, you will be caught up in an auction without even being aware of it. I hope I have helped someone with this opinion, as I have already given up my time and my hopes.
Negative experience: The biggest SCAMMERS that exist, violating the right to privacy and property whenever possible. They access through DECEIT to the urbanizations pretending to be what they are not.
Negative experience: I must say that the treatment was correct and José Manuel is a great salesman, but I experienced an episode at the end that I must mention so that it doesn't happen to anyone else. I bought the property on October 6, and the former owner would stay for another 7 days, by prior agreement. On the day of the signing, I showed up there and wanted to sign the paper as soon as possible, to settle that he had to leave within that period. They told me there, before signing before the notary, to be quiet and not say anything in front of him because if I did, the purchase would be paralyzed since that implies it is a property with liens. All of this generated tremendous uncertainty for me. After the signing, we resolved that, and what was initially going to be a week to vacate became 15 days; I had no choice but to sign. I insisted on changing the ownership of the services from day six, providing them with the account number. They said they would take care of everything. So, when the long-awaited date arrived for me to take possession of my property, the painter who was preparing it called me to inform me that he could not continue because there was no electricity or water. I managed to activate the supply and it took them 10 days to do so. Once the rental contract I had expired, I had to stay with my two children at a relative's house because I couldn't go to my own. I called José Manuel crying, and he told me that they would pay the supply activation costs (€100) if necessary. I suppose he said this to avoid listening to a woman crying on the other end of the line. When I sent him the invoice, he replied that it was the former owner's fault and that he could do nothing about it. They did not have the courtesy to cover €100 of their fees (which amounted to over €5000). I must say that the person who handled my case was fired, but the company has not taken responsibility for the damages caused. Lastly, I would love to upload a video of the state in which they left my property, furniture I had to take down, empty cans, cigarettes,... I sent it to them and they did not respond either. Kiron, on the other hand, was a great support throughout the process. In fact, sometimes Rosana answered my questions about the apartment because Tecnocasa took days to respond to me. I started the purchase process on July 1 and was able to move in on November 1. I almost forgot a detail; they told me there was a special assessment that would be finished paying in April. The other day I spoke with the management to set up the community fee (they also did not do this despite the fact that I sent them the signed documentation), and surprise! I have this special assessment until December. I would probably have purchased the apartment knowing that the assessment lasted a year, but I would have appreciated the detail of transparency.
Fantastic experience: I sold my house with the Rinconada team (Alcalá de Henares) and in a very short time they managed to meet my objectives, supporting me throughout the process (viewings, price negotiation, notary appointments) including the procedures after the sale. Negative experience: Sales techniques without any ethics or morals. In our case, they took advantage of the fact that my father had cancer to pressure him and later discriminate against him for it. They knew he urgently needed to find housing and they used that to make him pay a deposit, playing with his hopes and thus using it as pressure to extract more money from other buyers. The treatment was dreadful, starting with the owner of the franchise (José Manuel), who even refused to present an initial offer to the homeowners. And the salesperson (Esteban) was a lying charlatan. P.S.: my name will not be in their database since the visit to the house was obviously under my parents' names.
