Negative experience: To consider as an eager buyer. They force you to sign a part before the visit, compelling you as a buyer to pay 3% (+ VAT) if the purchase goes well (a part of which they do not give you a copy). 1.5% if you sign a deposit. They don’t let you out of the folder so you won’t be able to read it. In theory, it's for informational purposes and to check the identity of those to whom you show the property. They even require a clear photo of the ID to sign the part. The property is not exclusive to them. The seller is free. You, buyer... NOT. On top of that, the seller is not (simple note in hand) even the owner of the apartment. They neither have nor provide the simple note. I requested it myself. There seem to be several sellers and one cannot be located, lives abroad and has no valid power to sell. As a real estate agency, they do not know this. Wow!!! You had to figure it out yourself as a buyer. They show you the apartment on a Friday afternoon (they can't do it earlier) and when you seem excited they throw another piece of paper at you via WhatsApp that's impossible to read, asking you to make a deposit of 5000 euros. On a Friday afternoon. Impossible to verify anything, you haven’t even seen the accreditation of a salesman. Pressuring. There’s a queue to buy. In the morning they demanded 2000 and nobody mentioned the risk of losing the deposit. What nobody tells you is that you lose your 5000 deposit if you do not sign the deposit once the price of the property is accepted within 3 business days at the real estate agency + 1.5% + VAT commission. Before a notary, don’t mention the deposit. Requesting an appraisal is paid out of your pocket beforehand... For what? The bank will do it (they recommend a fast one with included commercial contact). The seller, who is not even the owner at the moment, remains free to do what they want in the meantime. When looking at reviews on Google, apart from the stars, pay attention to how many reviews have been left. People are very ungrateful, they usually complain a lot but forget to leave the good ones. Reviews saying it’s fantastic from people who have only made 5 reviews in their lifetime... aren’t worth anything. Good luck, guys. By the way, when a review is not liked, it’s reported to Google and they delete it. In short...

Negative experience: Terrible experience, to be honest. They offer an apartment without having checked its simple note and therefore without knowing if it has any type of lien (From 1⁰ of real estate). They transfer the 2000€ needed to make an offer, practically for the amount they ask, they accept verbally, not in writing, and start the procedures. At this point, they discover that the apartment is under official protection (late, late) and the procedures to release it take almost 9 months (a friend of ours did it in three weeks). Once released, they tell us that the apartment is now worth 25000€ more. This type of business, which limits itself to posting photos of apartments on the internet without having made the necessary prior document checks, is already invented; they are called Wallapop or Milanuncios, and they are much cheaper.

Negative experience: Last year I sold the property I bought from Callaghan, I could never get a response to my emails from Callaghan, with several questions regarding the property, they never passed my messages to the previous owner, I needed her to clarify a power box and some keys in the bathrooms and a circuit board and wires. They did not have the courtesy to provide me with full service. I had to sell with doubts that were never resolved. Obviously, I mentioned this to the new owner. It is truly astonishing that they do not dignify themselves to answer an email after receiving nearly 20 thousand euros in commission. Money I practically gave them without anyone from Callaghan making a basic effort to provide me with minimal service ... that payment felt like throwing my money away!!! My notary was the one who helped me resolve certain doubts regarding water and change of ownership in the land registry. I do not recommend this company!!! Their treatment was arrogant. Once Cristina received my second and last payment of the commission, she detached herself from me!!! She forgot that the painting company she recommended to me and apparently also seems to be partners in addition to friends, filled me with problems and charges for very poorly done work!!! I do not recommend this company! There are staff who are not friendly nor provide the correct information. I bought on April 13th and today is October 14th, 2023, and it is still the case that they have NOT given me a response to the information regarding community expenses they provided before I bought. The difference is 1,600.00 euros annually... logically more, so they gave me a number and it turned out to be MUCH MORE. I have several questions resolved in chats and emails, which are necessary to settle accounts with the previous owner, and that has stalled me. Yesterday I wrote to Cristina again and nothing. I had to send printed emails and chats via certified mail (I have the receipt) to ensure they had the questions, and it is still the case that I have no response to everything I have asked. I even sent photos of the keys, and they didn't even bother to respond. If those answers existed, I would have them all!! Where are the answers? I was referred to their partner Marcos AarcO to paint my house, and it was a disaster; there were bubbles everywhere. We had to repaint with another company. They also damaged a window and concealed it from me! Very pathetic!! And Cristina knew because I sent her the photos, and her employee is also a friend of the previous owner and surely knew that the door was not damaged!! The only one who helped me with timely information was the notary. My experience was like a nightmare; I do not recommend this company. And I have all the proof to demonstrate it: chats (written and audio), emails, and videos.

Positive experience: We contacted this real estate agency for the purchase of an apartment in Valencia city. The agent was extremely friendly and attentive, always willing to lend a hand with the purchase. The legal section was also very good and willing, although in some services they provide within what they charge (which is not little, €5000 for the purchase of an apartment), such as the change of ownership and bank account for utilities, they are a bit lax when it comes to carrying out the procedures. Overall, a pleasant experience, although a bit expensive.
