Negative experience: They charge fees to both the owner and the tenant... SCAMMERS... according to them, they charge for 'property search and advice' when in reality you contact them when you're interested in an apartment and they just pass on the information provided by the owner, and that's it... they neither search nor advise. The worst part is that when you mention it, they ghost you and act like nothing happened! ANYWAY
Negative experience: As others have said in comments: they charge an agency fee that is one month plus VAT. But since they know that there is no sanctioning regime, they try to charge it to you.

Negative experience: I do not recommend it at all. They lied to us about the apartment, the contract was poorly done and untranslatable, etc. UPDATE: I emailed them two weeks ago and got no response. TERRIBLE service, do not pay their high commissions because the service they provide is of VERY poor quality.

Negative experience: In 2019, we rented an apartment for our daughter, a student, through this agency. We are French. Eduardo welcomed us with a big smile (fake) and condescension and directly asked us to pay 5500 euros (4000 for the owner and 1500 euros for agency fees). After the payment, he scheduled a meeting for the signing and handing over of keys. Then we went to the apartment alone, so there was no initial inspection. The apartment was dirty despite a cleaning done that morning. My daughter encountered numerous problems from the first days, so she informed Eduardo who told her to talk to the owner! We never heard from him again. Fortunately, the owner was very friendly and responsive. 5 years later, we left the apartment and the owner told us that Jimmy from the agency would contact us, that we would probably need a professional cleaning but that Jimmy would discuss it with us and that if we wished, we could choose the company. Jimmy told us none of this so the day before our departure, we asked him to come to the apartment to retrieve a set of keys and answer our questions. We had cleaned thoroughly. He saw the apartment for the first time but didn't even tour the unit. He was shy and uncomfortable. We asked him how the return of the deposit would go. He told us it was generally returned before the allotted time and then left without telling us anything else. More than a month after handing over the keys, we still did not have the deposit. We mentioned this to Jimmy who said he was contacting the owner, without telling us anything more. A week later, we contacted the owner since we still didn't have the deposit. He apologized, saying he forgot to return it and talked to us about a professional cleaning invoice and repairs he would send us! Apparently, he thought Jimmy had sent it to us. The invoice was for 713.90 euros, of which 300 euros were for cleaning (for a 45 m2 apartment) and 290 euros for repairs!!! We asked Jimmy for explanations. We noticed that Jimmy, behind his screen, was very comfortable, not shy. He explained that the cleaning invoice was due to the state of the apartment, visibly very dirty according to his criteria and specified that there is a law in Spain that allows retaining 60% of the deposit. This famous law is not included in the rental contract which is a shame.... However, I do not know if there is a law that specifies that the real estate agent should have warned us and presented us with a detailed invoice of the repairs but if there is one, Jimmy does not know about it. To justify the invoice, he sends us photos of the apartment's condition after our departure. Only 2 photos shock us: Jimmy unhooked a small cabinet fixed to the bathroom wall and photographed the dirty wall at the location of the furniture! I didn't know that in Spain you had to remove all fixed furniture from the wall to clean behind. That said, he only removed one. A second photo shows the dirty edges of the outside windows, indeed. The upstairs neighbor waters her flowers and dirt regularly falls on the window ledges. If Jimmy had done his job, we would have explained because I doubt a professional cleaning at 300 euros would solve the problem. It is true that these 2 photos may imply that the apartment is dirty, this Jimmy is clever. Jimmy ended up telling us to talk directly with the owner and stopped responding to our requests.... Reminder: 1500 euros in agency fees. So tenants, flee this agency that only asks for your money and flee Jimmy who will act without your knowledge as soon as you leave the accommodation. Everything was settled with the owner, the invoice was reduced to 538 euros.

Negative experience: A terrible experience with Ana Belén Lozano, we had 2 visits scheduled in advance and we traveled for 2 hours only for her to cancel both visits just 15 minutes before, because my phone was linked to another agent (her colleague). This agent called her and said that she would waive any commission... But she didn't accept and we were left without visits.

Negative experience: Unethical and improper business procedures, not respecting the order of contact cost me the opportunity to buy a house that I was very interested in. I was very interested in a house that was advertised, I contacted the agency 7 days after it was advertised, and they put me in touch with the salesperson Pilar Rodriguez. She was on vacation and replied via email that she would contact me on Monday the 12th. On Monday the 12th, I received no contact, I called the office during lunch and was put in touch with her; she said she would call in the afternoon because she was on a visit, but confirmed that I was the first to reach out for the house, there were no offers, and thus I was first in line. Again, I received no call, so on Tuesday morning, I called only to discover that the house was magically reserved and I could no longer visit it. She said that an offer was made the night before through the website (which I checked and the option does not exist, then I also confirmed this with the agency and they confirmed that this option does not exist). Pilar told me not to worry because the offer was very low and would not be accepted and that she would contact me the next day. I told her that I had everything ready and approved, I just needed to see the house before making the final decision. Once again, Pilar never called back and suddenly sent an email saying that the initial low offer now exceeded the advertised asking price having closed the sale with someone who jumped the queue (which means they were given the opportunity to negotiate). I never had the chance to see the house or start negotiations, even after I was told that the house was free and had no offers. At the same time this was happening, my partner contacted the same property because something felt off, received different information from what I received, and found out that the supposed offer above market price had not been accepted and negotiations were still ongoing. Throughout all these issues, I contacted the office several times, and they told me to email Juan Manuel Chiquito because he was too busy to answer the phone. After not hearing back from Pilar or Juan for two days, I called again and was told that Juan was on vacation all week and was never in the office, so they lied to us again. I am still waiting for a solution. Do not work with this company, and specifically with Pilar Rodriguez; she is unethical and a liar. Good luck if you want to buy a property through them. For anyone interested, I have all the previous exchanges in the email. UPDATE: We received news from Mariló Santos, area director, giving us her version of what happened point by point. After several email exchanges, it is demonstrated 'point by point' that it is an unethical real estate agency, with managers who only show arrogance, do not admit any mistakes on their part, have procedures that leave much to be desired, and treat customers as if they were idiots when they express their dissatisfaction with their poor management. You just have to look at the rating they have here along with the rest of the negative comments to understand what kind of agency they are. After this last exchange, I reaffirm even more than before that this agency is not serious.

Negative experience: Apart from asking for 5 months' rent before moving into the apartment. For €1,150/month, they offered me a place with no real layout, with the bed in the middle of a nonsensical wall and the kitchen in the hallway, a true abomination. Although the worst part has not been the apartment but the treatment from their advisor when she tried to hide and justify her abusive and probably illegal practices. I only recommend their services if you feel like giving them your money.

Negative experience: They are very aggressive and disrespectful to the future client, they have no scruples at all, and worse, they absolutely do not respect the Data Protection Law. In my case, an advisor or however you want to call her contacted me, entering the conversation like 'a bull in a china shop.' When I asked her who had given her my mobile phone number, since I hadn't contacted them, because I already had my real estate agency, she refused to tell me who had given her my number. When I told her that she was violating the Data Protection Law, she didn't care at all. This won't end like this, because it is reportable and I will take the appropriate legal measures. Negative experience: They are supposed to have an immediate free online valuation tool. But on two occasions, with perfectly identified properties, a message appears saying that they cannot perform the valuation due to lack of data and that they will contact with the obtained data. It's enough to file a complaint for data protection. I do not recommend them.

Negative experience: This morning, a worker from this agency called me without having asked for their services at all, specifically Kam. He offered to sell the property I have for sale, and when I said I wasn't interested, he started to insult me with very bad manners. Negative experience: It is illegal to charge a commission to the tenant for renting apartments and they are still asking for it!!!!!! They hide behind the fact that it is legal and exclusive.... and it is the same thing that other agencies do or worse.

Negative experience: The experience of selling with Engel & Volkers was remarkably different from what I expected. It started with the agent selling my house communicating certain 'little lies' to potential buyers, considering these as strategy. As a seller, my right to ask questions or make contact with the buyers was limited, which generated great uncertainty for both me and the buyer. I was denied any participation based on my status as a foreigner, which made me feel deeply discriminated against and led me to hire a Spanish lawyer to manage the process with more peace of mind. It turned out to be a highly stressful and distressing process, and I wouldn't recommend it even to my worst enemy. I give one star because it doesn't give me the option to not give stars.

Negative experience: scam, they ask the tenant for a month's agency fee when it is illegal in this country today, as it should be paid by the owner. I am considering reporting them. The agent's reason for charging it is, textually: 'We do not just offer to enter an apartment. What we provide for the presentation is: To search for an apartment until it is found. To defend the profile to the owner. And to do so before and during the contract.' Literally that is the job of an agency...

Negative experience: They charge fees to both the tenant and the owner. It's a scam. The new Housing Law states that it's illegal (In section four of the first final provision, look it up in the BOE). Don't hesitate to report it; you can't disguise the commission charged to the tenant by renaming it as services of any kind. If the amount you've been scammed for is less than €2000, you don't need a lawyer or solicitor to claim it back. Just file the complaint for a verbal trial. They know that what they're doing is illegal and abusive, but they have no morals. Since they know that most people don't report it, it works in their favor.

Negative experience: My recommendation is that if you see any property advertised by them, don't even approach it or see if any other agency has it as well. E&V operates outside the law and has no ethics, especially if you are looking for a rental. Be careful because they force you to sign a search service contract (even if you found it yourself) to charge you a commission which, by law, should be paid by the owner.

Negative experience: Our experience with Engel&Volkers has been absolutely terrible. We had tenants who stopped paying rent after a year. Engel&Volkers presented a second person, the tenant's partner, 5 minutes before signing the contract, and without verifying this second person's solvency, they included her in the contract. A year later, the couple separated, he left the apartment without paying, and she stayed. She did not respond to WhatsApp messages, certified letters, or phone calls. This incident has cost us €20,000 apart from the moral damages. We informed Engel & Volkers about the problem, and they did not take responsibility for anything despite having charged us for one month's rent + VAT. Negative experience: It's sad to see how a real estate agency that used to be one of the best has gone downhill,... that's on them. We are all free to choose the services we want to hire, but what is unacceptable is that they try to deceive you as Engel & Völkers has done. They do not comply with the current legislation, claiming to charge you 1 month for their 'services', disregarding Law 12/2023 of May 24th. My husband contacted Engel & Völkers and we visited 2 houses, everything was perfect up to that point. The problem arose when we decided to rent one of the houses; we submitted all the documentation they requested and received a document they call 'Service Provision Engagement'. If you want to rent the house, you have to sign it, and by doing so, you commit to paying 1 month. The agent tried to convince us that what they offered was outside the realm of real estate management, which is false. That's why we requested to speak with their superior, which we were able to do the next day when they called my husband, who spoke with someone identifying themselves as Juan Uribe, the rental director in Madrid. Mr. Uribe, instead of resolving the issues, made them worse and provided no argument for why they wanted to charge us almost €7,000, and the climax of the conversation came when Mr. Uribe said verbatim: 'IF YOU WANT TO RENT THE HOUSE, THESE ARE THE CONDITIONS, THERE ARE FEW PROPERTIES AND MANY TENANTS.' Engel & Völkers has confused premium service with arrogance, lack of manners, and malpractice.

Negative experience: I have been a tenant this year in one of the properties they manage so far. The truth is that at first the treatment was satisfactory until we notified that we would leave the property with a few months' notice. From that moment on, we stopped being clients for them; I must say that we have felt unprotected and cheated. After signing a contract in which the real estate agency commits to mediate between both parties, we have seen how the landlord acts freely regarding the return of the security deposit that must be returned to us. The problem arose from the lack of control over schedules and cleanliness on the part of the company's workers. For example, once it was agreed that the hours closed at 7 PM, one of the tenants arrived at the apartment and went to the bathroom to freshen up when a group of visitors entered without any prior notice. They tried to ignore the incident, but a week later we found our wardrobes open, a light on in the small room, things moved around (the trash next to freshly washed clothes that had to be washed again for hygiene). We found that after signing the contract on July 22, the landlord had a maximum period of one month to prove everything. During that process, the situation was hostile, generating worries to the point that we received an email last Friday, the 19th, at 8:30 PM, telling us what they deducted from the settlement without being supervised by the real estate agency, exposing us to the whims and desires of the landlord. From a deposit of 2600 euros, the landlord has returned us 1981.55. In it, they state some invoices that were missing to be paid, which we consider correct, but also a large part, for invoices that are not justifiable, including damages (wall and floor drilling done by community works for maintenance and humidity problems in the building) and painting expenses for repairs. Our problem is that from the 2600 euros that the landlord owed us, they returned us 1981.55 euros, without being able to mediate or justify anything on our part since today, the 22nd, was the maximum date for the return of the deposit. On the other hand, we have clearly been belittled by the area manager of Chamberí from that company named Marisa Cabrera. She has rarely tried to be neutral and her behavior has been entirely partisan and unnecessary, as we have always wanted to end things amicably since confrontation and bad manners have never been to our liking and generate a bad atmosphere. Finally, after trying to talk to the real estate agency to explain the facts, they have decided to totally disregard the situation (even though their obligations are stated in the contract), and we have finally been forced to go to OCU to report the facts. Unfortunately, I must say that it has really been a bad experience.

Negative experience: Real estate agency legal fraud - This real estate agency clearly violates the law with a commission clause imposed on the tenant for properties listed in article 2 of the LAU, which prohibits, despite contrary agreements, charging the tenant this commission that amounts to one month's rent + VAT. Engel and volkers is still, illegally, charging a 1-months “personal shopper” fee. Anyone renting from them needs to refuse to pay this. Hopefully they are taken to court soon and forced to stop illegally charging fees. Please follow the ley de vivienda!

Negative experience: I have been a customer of Engel & Völkers in numerous transactions in Barcelona and have worked with offices in La Cerdaña and Maresme, until then everything was perfect, but I had a huge disappointment working with this Engel & Völkers office in Madrid. I contacted them interested in an apartment that I found myself on Habitaclia.com and after they showed it to me and I accepted the owner's conditions - since Engel & Völkers' mediation was of no use in terms of price adjustment - they told me to sign a service contract that they had not provided me, consisting of 'searching for a property to rent,' when I did the search and identification of the property myself. In my capacity as a lawyer, I consider that the contract presented to me by Engel & Völkers violates Law 12/2023 of May 24 regarding the Right to Housing, as the First Additional Provision, section 4 in fine literally states that 'The expenses of real estate management and the formalization of the contract shall be borne by the lessor.' I had left the apartment I had rented in Madrid because Engel & Völkers told me that the owner of the apartment I wanted to rent had agreed to sign with me as the tenant - this was communicated to me not in writing but through a WhatsApp voice note which they later deleted - but when I refused to sign the contract sent by Engel & Völkers that required me to pay one month's rent, they told me that the owner had agreed to sign with another tenant. And it's easier to catch a liar than a lame person, since the apartment is still being offered for rent weeks later. This office intends to charge for unrendered services and seems to lack principles, as they incur in a conflict of interest by representing and charging both the lessor and the tenant, but moreover, they do not demonstrate excessive legal knowledge, since although they explicitly state in the aforementioned contract that it 'does not constitute real estate management or formalization of contract,' they ignore that Article 6.4 of the Civil Code literally states that 'Acts carried out under the protection of the text of a norm that pursue a result prohibited by legal order, or contrary to it, shall be considered executed in fraud of law and shall not prevent the due application of the norm that has been attempted to evade.' Thus, things are what they are and not what the parties (or at least one of them) say they are; and their lack of understanding of the legal framework is accentuated by demanding payment for a service without issuing the necessary invoice, because this entails contravening Royal Decree 1619/2012 of November 30, which approves the Regulation governing billing obligations, whose Article 1 literally states that 'Entrepreneurs or professionals are obliged to issue and deliver, where appropriate, an invoice or other supporting documents for the operations they carry out in the development of their business or professional activity, as well as to keep a copy or template of those.'

Negative experience: No se te ocurra ofrecer tu propiedad a E&V , quien capta tu propiedad bloquea al resto de comerciales para no tener que compartir la comisión. El resultado es una peor oferta para el propietario y se impide el libre acceso a los clientes. Si eres cliente, te dirigirán a las propiedades que no pueden vender fácilmente. No funciona como una empresa, sino como un reino de Taifas donde nadie responde de nada. Los metros reales de las propiedades pueden ser falsos en más de un 50% frente a lo que te presentan , así todo.

Negative experience: Beautiful listings of apartment but completely unprofessional agency with a very poor customer service. Maria Teresa was extremely nice to show us apartments and to follow our thoughts. As soon as we reserved the apartment to rent and paid the agency fees, by magic she was not the one responsible of the apartment anymore. We moved in the new apartment the 15th of July after now 1 month the AC is not working properly and we have in average 2 to 3 electricity cut per day. Rily (the official sales of the landlord for this apartment) doesn't want to help at all with this unbelievable situation. The agency rented an apartment based on lies: smaller than in the ads, with no AC and no helping. For an international agency, Rily hide herself behind the fact she was not speaking English, A SHAME!
Good afternoon, Romain Perrier. E&V provides intermediary services to landlords/owners and potential clients. We always recommend a physical visit to the property. In this case, due to the client's impossibility, a video call was made and the client was informed at all times about the measurements of the spaces. When he informed us of the problems, we contacted the owner, who we know visited the property and stated that the air conditioning was working and that the occasional power cuts when the air conditioning or other equipment was plugged in would be solved by applying the controlled power, which he managed with the electricity company. We are aware that the owner has waived the rent and paid for his hotel accommodation for a few days. E&V has been in contact with the owner at all times to provide solutions, but unfortunately the speed of the change of power depends on the electricity company .

La vendedora que nos tocó no podía haber resultado peor: citas canceladas sin avisar, clientes que desaparecían a la hora de firmar con excusas inverosímiles y contradictorias, negociaciones infinitas por no escuchar nuestras peticiones ni condiciones, diálogos de sordos, contratos que se van al traste al ir a firmar cuando ya estaba todo acordado... Una auténtica tortura. Ojalá tengan más fortuna y no den con ella.

Negative experience: Comerciales muy agresivos, tecnicas de venta intolerables, coacciones y amenazas. Trabajan para la parte compradora cuando quien paga es la vendedora que les contrata. No caigan en sus redes, pasaran un mal trago como lo he pasado yo. Y la venta de una vivienda es un asunto delicado que no se hace muchas veces.

Negative experience: I was very poorly attended by an agent who I won’t name, but I found her to be extremely unprofessional. I had to insist to get visits done, which I find astonishing as this is what the job is all about, as it’s preposterous to expect someone to rent a home without even visiting it. I had to do all of the research myself of homes that I found interesting, with quite frankly no help whatsoever from the agent. And the times when I did visit the homes, I found the agent to be very disrespectful towards me with her attitude, offering no help, continuously doubting my opinions and condescendingly assuming she knew what I wanted without listening to what I was telling her.

Fantastic experience: Hace unos meses nos hemos comprado una casa a traves de Engel & Völkers y la experiencia ha sido estupenda. Durante el proceso de compra-venta nos acompaño Mari Carmen Martinez, desde la primera llamada nos inspiró confianza. De todos los agentes inmobiliarios que hemos conocido en otras agencias, Carmen es con diferencia la mejor. Es muy profesional, aclara bien todas las dudas que pueda tener el cliente, se implica al 100% en todo el proceso y además es una persona muy cercana y amable. Nos llamo mucho la atención que conocia hasta el mas minimo detalle de la casa, es otro punto a destacar. Estamos supercontentos con la gestión de Carmen, seguimos en contacto con ella y si tenemos alguna pregunta por la casa, nos ayuda en seguida. Un 10 en todos los sentidos. Negative experience: Les llamamos porque estábamos interesados en ver un piso en venta que anuncian en su web. Se quedaron con nuestro contacto y dijeron que nos volverán a llamar ese mismo día. No han llamado. Interés nulo por el cliente. Aparte de ello (esto no es el motivo principal de mi descontento, que es lo anterior), hemos podido comprobar que cobran más comisión que otras agencias (hemos visto el mismo piso anunciado por otra agencia más barato).

Negative experience: Me engañaron, me ofrecieron una casa y cuando ya había entregado la señal y todo se la vendieron a otra persona. A la espera aun, después de más de 1 mes, de que me devuelvan el dinero que les di en adelanto

Negative experience: Nuestra experiencia con esta inmobiliaria ha sido un desastre. Nos pusimos en contacto con ellos para alquilar un piso que anunciaban, y unas horas más tarde recibimos llamada de la agente inmobiliaria, que nos cita para una visita. Desde entonces, nos posponen la cita 4 veces, poniendo en cada ocasión una excusa distinta. La última vez, ya hartos de esta actitud, pedimos explicaciones sobre este comportamiento. Nos dicen que otra persona ya ha lanzado una oferta para el piso y que están pendientes de que el propietario haga el estudio de solvencia. Entendemos perfectamente que la inmobiliaria dé prioridad a los perfiles que mejor se adapten a lo que busca el propietario del piso, pero nos parece una falta de profesionalidad absoluta que nos pospongan la cita hasta en cuatro ocasiones, siempre unas horas antes de la visita y dando excusas que no se corresponden con la realidad. Habría sido tan fácil como informarnos desde el principio de que había otra persona más avanzada en los trámites y que dependíamos de su decisión. Para colmo, tras transmitir nuestro malestar a la agente inmobiliaria, no se disculpó. Por ello, me decido a escribir esta reseña, para que podáis conocer mi experiencia con esta inmobiliaria antes de decidir si queréis contratar sus servicios o no.

Por lo que nos comenta la consultora que le atendió, la propiedad recibió muchos leads y los propietarios querían a alguien que entrara ya y no en agosto, como era su caso, y así se lo transmitió desde el principio. Esto unido a la dificultad de las visitas durante el estado de alarma complicó la gestión.
