Negative experience: I just finished a two-year contract with them. As an agency, they provide no value beyond placing an ad on idealista. In my case, I rented a 3rd floor from Francisco and Gracia at Glorieta Tres Culturas 1, which was presented as a luxury apartment. They had only 3 things to do as an agency: 1. Know what they were renting. 2. Ensure the property was in good condition on the move-in date. 3. Ensure basic utilities were functioning properly. Regarding the first point, they either lied or were unaware (equally bad for a professional agency). According to API, the contract was for one year, but then the owner requested two. They couldn’t explain how anything worked. They said the apartment included a storage room and the finishes were quite poor to be marketed as luxury. Additionally, there was a hidden insurance payment that they didn’t mention when showing the apartment. About the second point. The apartment was handed over not just unclean, but filthy, recognized by the agency itself, which hadn’t had anyone remotely resembling a cleaning cloth there. They didn’t check anything before handing over the keys. After much insisting, I managed to get them to send someone after a whopping 3 hours... I had to clean for a week to leave it somewhat in decent condition. I have photos I can provide. Lastly, upon arriving, I had to spend the first night in a hotel because they hadn’t checked that there was running water. No need to say much more. Of course, I asked the owner to pay for it, what less could I expect. Regarding the apartment, the owners are quite unpresentable, I have had problems with Francisco and his vassal Manuel (the son-in-law) from the very start. It’s an apartment that has no maintenance of any kind. The air conditioning has failed every summer I’ve been in Córdoba. The first one didn’t cool well; I had to ask them to check it, and when the technician came, he pulled out the destroyed filters, completely broken and full of dirt. They hadn’t been looked at for years. The following summer, I was without air conditioning because it directly stopped working. A temporary repair was made with parts that were not the correct ones. This led to this last summer also failing for the same reason, being weeks without air and without news from either the owner or, of course, the agency, which has been indifferent to everything since they got paid. The boiler has also not functioned properly during this time. I spent about a month (a bit more) reporting that the boiler had problems in the middle of winter. Not only is it very hard to talk to them, but it’s also very hard to get them to fix things. They quickly ask for payment, but working on it is another matter. I was without heating and hot water, having to go to a neighbor's house for several weeks, and eventually had to go to a relative's house because I couldn’t even take a shower in January. When the technician came after pursuing Manuel, he also stated that the boiler had never been inspected or maintained. I myself requested the reports, intending to manage the inspections during my contract period, and up to today. I asked for compensation for the weeks I had to be out this last summer (I also had to go to a relative's house), to which they refused. Communication with them is very poor, so after two years, I ran out of patience and left the apartment. In the end, be careful, because they have kept whatever they wanted from the deposit, and it seems they are afraid to talk to me. You call them, and they don’t answer the phone, neither they nor the agency I wrote to by email and their phones. My recommendation: run away, look for any other agency, as anything they do will be better, and forget about renting this apartment. Negative experience: WARNING! They include ILLEGAL clauses in their contracts. They inform you of some defects in the apartment AFTER SIGNING the lease (with the keys already in hand, they told me that the storage room flooded at the slightest drop of rain, and it did). Once you inform them that you are going to leave the house (with the corresponding month's notice), they pressure you to let PEOPLE INTO YOUR HOUSE to see it, even if it’s inconvenient for you, out of town, or in the process of moving. They literally HARASS you to enter. They ALWAYS prioritize the interests of the landlords, they do and undo as they please. Of course, they also KEPT THE PART OF THE DEPOSIT THAT THEY FOUND APPROPRIATE, despite having left the apartment PERFECT. Of course, we have taken measures. Now you go and hire them...
Negative experience: Never work with them. I rented an apartment from them. When I moved in, there was a construction project going on next door that would last many months, and I was not informed about it. I am a doctor and work 24-hour shifts; it was impossible for me to rest in that apartment. Fortunately, the owner understood and we were able to terminate the contract. API tres decided to keep the 800 euros for renting the apartment for one day, which they later re-listed for rent. Paco, the manager, has not made any effort to discuss the issue despite the emails. All friendliness until you don't hear from him anymore. Shameful.
Negative experience: Very bad experience, I won't think of going to them again, they don't inform about the fees until after signing the contract.
