First of all, I would like to clarify that I have never refused to give my age or situation. I have always been transparent (re-read my messages on wts). This is not an information I have hidden and that’s why I requested a meeting. I was ready to prove my intentions through a respectful and professional conversation. I came to Spain for my studies and not to seek help or take advantage of any system. I am perfectly capable of meeting my needs. Moreover, my student status does not diminish my ability to rent a property or to be respected like any other person. Where I find a lack of respect is in the way you approached the situation by asking me unnecessary questions and doubting my integrity simply because I am Moroccan. The fact that other people of my nationality may have caused you problems does not justify treating every person the same way. This is where racism creeps in, whether we like it or not. I never demanded you rent me a room, but there is a minimum level of respect to maintain. You could have asked me the necessary questions with more courtesy instead of judging me outright based on prejudices. Furthermore, you have no right to publicly share my personal information without my permission, including my age, work situation, or anything else. This constitutes a violation of my privacy, and I reserve the right to take legal action.
Wow, finally, the interested party writes and not all her friends or acquaintances. No one treated you badly, I asked you several times about your age and what you were doing, and you refused to answer me. These are questions I ask everyone, and only those who have something to hide refuse to answer. You finally decided to say you were 35 years old and studying some tourism subject at an academy. If you know us, it's because there is a classmate of yours at that academy living with us. A classmate who speaks your same language and is from your same country rents a room with us, so the issue of racism here is unnecessary as we already know it’s a very recurrent topic. You will understand that I have all the doubts in the world because at 35 years old, coming to Spain without knowing Spanish to study at an academy, a degree you could have obtained anywhere other than Bilbao is, to say the least, very suspicious. And since I've had many bad experiences with girls from your country who are only interested in collecting aid, I don’t want to have one more. You may find it bad or good, but I have to look out for the interests of the owners, not just the tenants. I will rent to people from Morocco who have a work contract and payroll; I will not rent to any more students from Morocco. This is not an issue of racism. This is a matter of logic; people who come to work and contribute something will be very welcome. Non-university students will have many other options to rent that are not ours. If it bothers you, I’m sorry if I seem rude for telling you the truth; I don't feel sorry. Here we speak clearly. You can dedicate yourselves to posting every review in the world. Just disable the reviews, and then many people will be left without knowing things that may be useful.
Negative experience: Discriminating against a person because of their background based on negative experiences with others from the same country is not professional, nor is it professional to doubt the fact that this person is studying and is a hard worker.
It is now clear that you have neither been in one of our apartments nor know how we operate. I have many tenants from all countries (including Morocco) but I asked your colleague H several times for information such as age and where she studied, and she refused to give it to me. This is at least suspicious, and if she later tells you that she is 35 years old, that she is from Morocco, and that she does not speak Spanish, then you can tell me what she is going to study and what her final interests are. Someone who has resources and capability does not sign up for an academy in Bilbao, and YES, WE HAVE HAD MANY PROBLEMS WITH PEOPLE FROM MOROCCO WHO CLAIM TO COME TO STUDY BUT ONLY SEEK TO COLLECT BENEFITS. That's how it is; if she does not have a university enrollment and a guarantor, we will not be able to rent her a room. I don't know who you are, nor have you ever been in any of our rooms. If you are doing this because we did not want to rent a room to your friend, I am very sorry, but blackmail is not in our nature.
Negative experience: I didn’t end up renting a property with this company, but I was in communication with a representative about a room that I was very interested in. I initially reached out via WhatsApp and was met with polite communication. When I was asked about my preferred move-in date, I responded immediately, knowing the room was popular and likely had a lot of competition. I’d like to point out that waiting one or two business days for a response is normal and not rude, as I had experienced waiting for their replies on previous occasions. Despite my prompt response, the message didn’t send and was stuck with one checkmark on WhatsApp, despite being connected to active and working WiFi and later, mobile data. This was clearly an issue on the company’s end. I didn’t think much of it at first, but the next day I received a hostile and unprofessional message from the representative. I was criticized for supposedly not responding quickly enough, even though I had replied immediately, and the message simply hadn’t gone through. The representative claimed they had waited around all day and seemed intent on starting an argument. I tried to defuse the situation calmly and politely, apologizing for the inconvenience and explaining that the message didn’t send until 11:30 that night, most likely when they checked the company’s WhatsApp. After attempting to resolve the situation without success, they then mentioned that the room wasn’t available anymore anyway, rendering the argument essentially pointless. If I could offer some advice, it would be that the representative should avoid wasting the company’s time and resources arguing with clients about when a message was sent, especially if the room was already filled. This level of unprofessionalism discouraged me from wanting to rent any other properties, regardless of their appeal, because if this is how prospective clients are treated, I can’t imagine how communication would be if issues arose during the tenancy. After reading other reviews, it seems that the argumentative and unprofessional behavior extends beyond WhatsApp. I encourage anyone considering this company to read the company’s responses to the one-star reviews, where they’ve referred to previous tenants as “abusive” and “a brat.” Please note that y hese are direct English translations from the Spanish reviews, but I can only imagine the tone is equally unprofessional in the original language. Issues between tenants and property management are inevitable—such as a tenant smoking in the apartment, which was a mistake on their part. Or a property owner selling the apartment causing a tenant to vacant before their contract is fulfilled. However, there is a way to handle such disagreements and take accountability without resorting to rudeness, dismissiveness, gaslighting, and unprofessional communication. Personally, I have only a limited experience communicating with this company, but I had a bad feeling from the start. After reviewing Reddit and Google reviews, I feel compelled to speak up to protect future tenants from potentially toxic and unfair housing conditions. Especially as an expat, housing security and safety are crucial when you don’t have family nearby or a strong grasp of Spanish housing laws. Please proceed with caution when dealing with this company. In hindsight, I truly believe I dodged a bullet by not renting from this company. While some reviewers seem satisfied, it’s clear that if you run into any issues with the property, you shouldn’t count on this company to be understanding, helpful, or even professional.

I would also tell you that many times they have tried to contact us even at 11 PM or midnight, without the slightest education and respect for our rest. Our capacity is limited, like everyone else's. Still, we try to do our best. Out of curiosity, I looked up your profile on IDEALISTA and found the conversation we had with you on August 22 at 5:28 PM, which was answered within a minute. What was the problem? The response was that the room was already booked (committed) to another person. Other options (links to Housinganywere) were sent to you. I think you were treated very properly and promptly, especially in a very complicated month like August with holidays and vacations. I wish I could upload an image or a PDF of that conversation to prove that this review has been made in bad faith (like others I respond to). The reviews you see here are real; I don't even bother to remove those that criticize us because I believe that makes our profile much more trustworthy. What I don't think is fair, not by a long shot, is that because of a call that was not answered as you would have liked, you leave this review. You didn't even secure a room with us; perhaps this is what has truly upset you. It's curious that you take the time to write this entire text when you have not had the experience of living in one of our apartments. Not even passing by our office, not considering that the person who attends you sometimes does not have the best day, not valuing that we are all human here. I regret that you could not get the room since you were very interested, but it is true that our rooms are rented out very quickly and some located in central areas are rented in just a few hours. It's amusing that those who end up bounced for not being able to get a room with us or for losing their deposit, for not fulfilling what is written and signed in a contract, rush to leave a review in a tantrum. I wish the people who continually renew contracts with us and stay for years would have that difference. But we all know that there are more who complain than those who are grateful. I would give you a piece of advice: those who persevere and strive get what they want. On our website, you have a landline and an address; if you were truly interested in the room, you would have gone to our office and spoken with anyone else who would have attended you excellently. Another thing is that you do not meet the minimum requirements to rent with us, and that may be what you found frustrating to hear.

Gustavo, todo esto son acusaciones falsas y puedo tolerar un enfado pero no que mientas y nos difames. Una vez que haces publico esto ya es denunciable.Todos los derechos no son del inquilino. El piso no está en venta, nunca lo ha estado, la propietaria murió y us herederos tienen derecho a recuperarlo en 30 dias tal como pone el contrato que es muy claro. Las fotos son reales y si no te gustaba tu habitación no se porqué te importa tanto dejarla. Las habitaciones no tienen llave porque nunca ha sido necesario, quizás tu la necesites por algo. Y Si te quedas solo en el piso y gastas tú solo quien lo debe pagar???Espero que pidas disculpas por todo esto, si no tendremos que tomar las medidas pertinentes.

Fantastic experience: Four years ago, our eldest daughter stayed in one of their apartments, and since we liked it a lot, this time it has been the youngest who has stayed the whole year. We have trusted this company again because of their great professionalism, and it has been a success, for the second time. A very close relationship with all the people who work there. Additionally, they have many rooms to choose from, all very well located. And the cleaning and maintenance service has given us a lot of peace of mind. We recommend it!!

I have been going to Bilbao throughout the course to study, and from the very first moment, they attended to me wonderfully, and they offered me all good and unbeatable options. In my case, I stayed in one of the best apartments in the best area of Deusto, just a step away from the university. From the first moment, as I have already mentioned, the experience was incredible, with super nice girls, I had cleaning service every week and, in addition, if something broke down, there was also a maintenance service. I don't understand so many bad reviews when from the first moment they have looked after me, helping me to make my stay of quality and safe, in general incredible. Therefore, I recommend it to everyone.

Positive experience: My experience at Habitaccion was good, it's easy to find a room and they show you several places with pictures so you can choose the location. I stayed for almost 2 years and everything went well, the common cleaning every week, the guys were very respectful, María the secretary was great and Mercedes resolves any issue. I recommend it.

Fantastic experience: I had to travel to Bilbao for work and it seemed that renting a decent room was something impossible. I was told about this company, I called, and to my surprise, they sent me several options and all were very warm, comfortable, and clean rooms, which was one of the most important things. I stayed in Santutxu, a neighborhood that has a lot of atmosphere, with the metro next to the house, and the truth is that the apartment was renovated and brand new. The company also selects all tenants, and the truth is that I met people with whom I had a great rapport, so the stay was perfect. Thanks to Mercedes and Monica for always attending to me when I needed it and for making things easier for me. If I ever have to go back to Bilbao, I certainly won't be so lost.

Fantastic experience: I would like to share my excellent experience with the real estate agency because recommendations are very important, especially when booking from another country without even knowing the destination. During my search for accommodations in Bilbao, I was scared because I didn’t know where to book and if I could trust, until I found Mercedes (the person in charge of the agency). She inspired me with great confidence and tranquility and was able to solve all the inconveniences I had until I arrived in Bilbao, whether it was with the payments or the advance of my arrival in Bilbao. Then I met Mónica, an angel of a person, to whom I am very grateful for the year we spent together; both provided me with excellent service and made me feel at home. Regarding the apartment and my room, it was much better in person than in the photos, everything was very, very nice, all my friends and family fell in love with the room, the apartment really lacks absolutely nothing, and if something was wrong, the agency immediately solved it. Finally, my flatmates were like brothers to me. Fantastic experience: I have stayed twice in properties managed by Habitaccion, 6 months in a room and then a stay in a tourist apartment. The common denominator is the attention to detail and professionalism. The cleanliness and the good taste of the facilities as well as the seriousness regarding the check-in and check-out days/hours. As demanding professionals, it excellently meets our needs. Additionally, the friendliness of Mercedes and the good taste in design and decoration combined with the excellent location of the apartments. In short, I hope to be a user again soon!

Fantastic experience: Our experience has been great, we have no doubts, it's hard to find better prices with such well-kept details. The review will be a bit long as I was with miratuhabitaccion for more than a year. I understand those who complain about cohabitation, we know it is never perfect (we always had luck, but folks, if the new roommate is a pig you have to say it because it will affect you, luckily it was never our case), but to be clear, the waters always calm. What I mean is that these types of situations cannot tarnish the work of people who always attend to emergencies, if the wifi fails they are there, if a faucet breaks, they are there, if there’s a registration issue, they are there... The best part, I think, has been their urgency to help and to ensure everything fits together and, on the other hand, their transparency and clear accounts; they watch over the safety and satisfaction of everyone. If you have shared a flat in the past, you will do great; if not, you will be grateful to do so with them. Thank you very much.

Fantastic experience: I arrived alone in Bilbao and it was very hard for me to find a room because everyone was taking whole apartments. I found this company and it was very easy for me to find a good room with bed linen and towels. Also, with a contract, which seems like something impossible to get in Bilbao, along with professional people who know what they are doing. I recommend it 100%.

Positive experience: Good overall experience with Habitacción. Clean and functional apartment. They are understanding and I had no problem recovering the deposit. One criticism: don't forget to take out the trash for even a single day or the repairman/spy will send a photo to the agency to scold you like a child.

Nosotros os lo recordamos para que cumpláis con las normas de buena convivencia e higiene que para nosotros son primordiales y muy importantes, y creemos que para la mayoría de nuestros inquilinos también, por eso nos eligen. No tenemos un "espía", tenemos un equipo de limpieza que pasa a limpiar las zonas comunes cuando toca y un personal de mantenimiento que cuando se os estropea algo va a repararlo. Si, casualmente, esa persona se encuentra basura o algo que puede suponer molestia o suciedad, que nos avise para que con buenas formas os lo comuniquemos, es una manera de que los pisos que gestionamos se mantengan limpios y en buenas condiciones. Es uno de nuestros valores y debemos de cumplirlo. Dicho y explicado esto, no tuvimos ningún problema con vosotros y estaremos encantados de que volváis a Bilbao en alguna ocasión y os podáis alojar en uno de nuestros pisos. ¡Un saludo de todo el equipo!

Having a roommate who neither studied nor worked and smoked marijuana every day, bringing her boyfriend without permission and arguing and fighting among themselves in the living room three times a week (until I started having tachycardia). Additionally, the person in charge of the company, named Mercedes, came into my room many times to show it to people I didn’t know (even though it is stated in the contract, it is not pleasant). I stayed silent for 9 months while renting the room because I knew how you are; that’s why for a few months I was looking for another apartment to leave! The previous experience is not related to you! At this moment, I am in the process of filing a complaint and taking this same issue to court, which you know very well. It’s better to say sorry than to talk like this to me!

You were with us for many months, in fact, you didn't want to leave the apartment, but the owner put it up for sale and we had no choice but to inform you and conduct visits, the minimum possible, while trying to ensure that whoever buys the apartment could continue managing the rental as we had it, so you wouldn't have to move. We only made visits once a month or every 15 days at most so that you could have your privacy, but obviously the owner has the option to sell his apartment and we cannot prevent that. Sometimes things don't turn out as one would like, but I believe your experience with the previous owner was even worse, and I'm starting to think that not all the blame lies with the owners or the managers. My experience is no exception; I have been SCAMMED both with illegal management fees that they force you to pay in 'black money' and with another series of abusive charges. I could give more examples, even from my colleagues, who, as soon as I met them, warned me of their discomfort and what awaited me. Both the manager and the other staff do whatever they want; they are a bunch of con artists, bullies, and unpleasant. The least professional treatment I have ever seen from a real estate agency. Most clients do not want to get into lawsuits and go along with this kind of scum to avoid further problems, but one day someone will come to denounce them, shut down their little operation, and they will stop abusing, stealing, and laughing at people.
Hello Oscar. You stayed at our apartment in Urduliz. You arrived when the previous tenant had smoked too much, and not just tobacco, in the room, which is totally prohibited, especially in an apartment like yours where everyone has a space on the terrace. The room was cleaned thoroughly with bleach, and we also left an ozone generator for as long as needed to eliminate the smell. If you hadn't agreed, you only needed to say that you weren't staying, and your deposit would have been returned, but you decided to continue in the apartment; in fact, you intended to rent it again when you returned from the job you were sent to. No one who isn't comfortable in an apartment stays for months as you did; I think this is not only unfair but entirely abusive on your part. From what I see, you also don't know the law; in temporary rentals and room rentals, the management fee can be charged without any problem. We are transparent when we inform you at all times before renting a room what it will cost you. That apartment was brand new; you cannot expect a room to be painted every time someone leaves, and painting a room does not remove the tobacco smell. That’s why we are so strict on this matter. On the other hand, there is no need to file any lawsuits, you just have to come to our office and file a complaint, but I still don’t quite understand what your complaint is because you haven’t stated it. If what bothered you was that when you left, we charged you for the cleaning and laundry costs stated in the contract, you only needed to reply to the email we sent previously and let us know that you disagreed with what happened when you entered, and it would have been discounted. Negative experience: We would not recommend anyone to rent with Habitacción. We had a very bad experience with the owner Mercedes. On the last day of our rental, she came to the apartment to do a cleaning inspection. She checked the common areas and our private bathroom and room. She started bombarding us with messages in the group chat about things that were wrong and sending us many photos. However, we made sure that the room and bathroom were clean before leaving. They deduct 30 euros from the deposit for cleaning when someone leaves a room, so one cannot expect tenants to leave the place perfectly clean like a professional cleaner would, but still, Mercedes yells at you and insults you for not leaving everything spotless. Why charge for cleaning then? Mercedes was also unhappy with the common areas and our private bathroom. And then she wanted to charge us for cleaning the common areas. We ended up paying it because we didn't want to deal with the extremely unpleasant Mercedes. There was also a small night lamp whose power adapter did not appear on the day we were moving out. Mercedes was there and was incredibly rude and disrespectful. She said the lamp adapter was missing and was yelling at me, saying we had stolen the adapter to use it with our phones. As you can see in the photo, it is a very old lamp, so the adapter wouldn't even work for a phone. Why would we steal something like that? Eventually, we bought the adapter at a bazaar and brought it back to the apartment. It's truly astonishing to receive such horrible treatment over something so small and easily solvable. All yelling and more yelling. Here you will see other negative reviews mentioning Mercedes by name. If you want to entertain yourself, go read the reviews. She even calls someone a rat in them... As she has done with all the negative reviews here, she will probably leave a long comment explaining that we were the worst tenants in history and that the apartment was very dirty. And even if it wasn't perfectly clean, does that give Mercedes the right to speak to us so incredibly disrespectfully and rudely? There are many other ways to treat people, not shouting like a crazy person. Honestly, Mercedes is the worst person I have encountered in years of living in apartments and rooms as a tenant, the most unpleasant treatment I could have imagined receiving from someone who is the manager of this company that is supposed to treat customers the best, but on the contrary, bitter and nauseating.

What you comment on is very strange because I do not inspect rooms, that is what the cleaning team is for, who sends us photos and comments of what they find, and we forward them to inform you. If something is damaged or goes missing (like the USB socket of the lamp which is very common for people to take 'by mistake'), it is charged as is logical, that is what the deposit is for. One thing is that a room has been used and left more or less clean, and quite another is that it is filthy, which we often find. Respect has to be earned, and if you take something that is not yours, have the responsibility to replace it and avoid a problem. If a room was handed over in good condition, your obligation is to return it in the same condition. That is why contracts exist, and they are not something that is signed lightly. For any other disagreement, the law and the COMPLAINT FORMS are available to all clients in our office, but for that, you must be right and face it directly and not be cowardly and leave an anonymous review. I have my way of communicating, and I am serious and firm (as can be seen in all my comments), but I do not shout or offend more than those who deserve it, and I haven't disrespected you at any moment, just as you have done with me in this review (crazy, rude, bitter, nauseating??? do I smell bad or do you know me personally???).
