Negative experience: Rented from them for a few months. Went multiple days without heat and hot water. Charged for repairs after move out that wasn't due to any misuse on our part. Sales guy lied to us about getting our deposit back.

Respecto a la experiencia que comenta, es cierto que hubo un problema en la caldera, pero se solucionó en 3-4 días ya que fue un fin de semana, aun así había bomba de calor por conductos que funcionaba correctamente. En cuanto a los cargos que menciona, rompió la manilla de una puerta, que estaba perfectamente cuando entró y nuestro técnico nos comento que se rompió por un fuerte impacto, ya que el mecanismo interno estaba roto. Entendemos su descontento por el problema de la caldera, pero no podemos asumir los desperfectos causados por inquilinos, en este caso usted.

Negative experience: I had a disappointing experience with SH Barcelona. They list apartments on Idealista that aren’t actually available for viewing, which is misleading. When I called to inquire, the clerk was unhelpful, insisting that I look up the reference number myself instead of offering assistance. Would not recommend based on this experience.

Negative experience: Una estadía que arruinó nuestras vacaciones. Alquilamos por 21 días un departamento de 3 dormitorios y 2 baños en Barcelona, algo que hacemos habitualmente, ya que viajamos dos veces al año para visitar a nuestros hijos y nietos. Pagamos €30 extra para ingresar antes y, al entrar, el departamento estaba en condiciones inaceptables: faltaba una lámpara en el comedor, no había copas de vino, la vajilla no alcanzaba para la capacidad del departamento, solo había un juego de sábanas por cama, las dos duchas estaban rotas, ventanas que no cerraban, persianas caídas, puertas que no cerraban, estantes flojos, una llave principal torcida que no trababa y ni siquiera un tender para la ropa. Cada reclamo fue una pérdida de tiempo. Las respuestas fueron lentas, con maltrato y cero empatía. Nos dijeron literalmente que “no son un hotel” para darnos sábanas extra, aunque el departamento no tenía secadora. Pasaron días de técnicos, promesas incumplidas y problemas sin resolver. Finalmente admitieron que no iban a arreglar las ventanas ni las persianas, ofreciéndonos como “solución” devolvernos los días restantes, cuando ya habíamos perdido parte importante de las vacaciones. Incluso contacté al director responsable de larga estancia por LinkedIn: leyó el mensaje y no hizo absolutamente nada. Aceptamos quedarnos con un 15% de reintegro, que fue abonado 15 días después de desocupar el departamento. Lo único rescatable fue la ubicación. Nunca más alquilo con ShBarcelona o SH Barcelona, ni lo recomiendo. Cero compromiso, cero empatía y una experiencia totalmente frustrante. Tengo fotos y videos del desastre

Negative experience: La peor experiencia que he tenido con una agencia inmobiliaria en mi vida. SH Barcelona ha sido un verdadero desastre desde el primer día. La casa estaba sucia y en condiciones lamentables, y durante CINCO meses no fueron capaces de resolver ninguno de los problemas que teníamos. Pagamos unas comisiones altísimas, como si viviéramos en un palacio, y a cambio no obtuvimos ningún servicio. No responden a los mensajes, no asumen responsabilidad y cada reparación que hacen solo empeora las cosas. Tardaron seis meses en arreglar una ventana que no se podía cerrar, y cuando finalmente vinieron, dejaron mi casa destrozada: dañaron mi ordenador, mi iPad, las paredes… y ni siquiera limpiaron o pusieron las cosas en su sitio. Ahora tengo que encargarme de todo yo, después de meses de esperas, mentiras y cero profesionalidad. Una auténtica vergüenza. No recomiendo a nadie confiar en ellos. The worst experience I’ve ever had with a real estate agency. SH Barcelona has been a total disaster from day one. The apartment was filthy and in awful condition, and they failed to fix any of the issues for FIVE months. They charged outrageous commissions, as if we were living in a castle, yet provided no service in return. They don’t reply to messages, take no responsibility, and every time they “repair” something, they end up making it worse. It took them six months to fix a window that wouldn’t close, and when they finally did, they ruined half of my stuff: my computer, my iPad, the wall… everything. They didn’t even clean up afterward. Now everything is left on me to fix, after months of waiting, excuses, and zero professionalism. Absolutely shameful. I would never recommend them to anyone.

Negative experience: Avoid at all costs. They will scam you at all ways possible. Unprofessional, abusive deposit practices. Here are verifiable facts from my case: I paid over €3,000 in agency fees to SH Barcelona for absolutely disgusting service. Disgusting. I was charged €235 for a mandatory final cleaning at the end of the contract. Despite this, the agency later withheld €338.80 from my deposit for alleged “stains” on a kitchen countertop. No invoice, no repair proof, and no completed repair existed — only an internal presupuesto (estimate), which under Spanish law does not justify deposit retention. During checkout, the inspector did not flag this issue. Afterward, the agency repeatedly claimed that “el propietario decide” and later stated they “se desvinculan”, despite the contract and deposit being handled by SH Barcelona / DECOFLAT, S.L., not the landlord. Only after I sent a burofax, opened an OMIC complaint (Ajuntament de Barcelona), and filed a lawsuit did SH Barcelona suddenly reverse course and pay the full €338.80. Well, they wouldn't if they really have anything to prove. Avoid at all cost, they are the worst and will try to scam you at all costs. wait for your karma and shame on you.

Negative experience: Жахливий досвід з цією компанією. Орендували апартаменти на букінг, квартира була жахливо брудна та холодна, у перший день у нас не відкривалися двері та ми не могли зайти до нашого помешкання, де були всі наші речі, гроші та документи, нам довелося ночувати на вулиці. Ніхто не відповідав цілий день, а потім сказали що можуть полагодити замок лише через 2 дні! Зійшлися на тому що вони повернуть нам кошти, але вже 5 днів немає жодної відповіді від них ні на пошті, ні у ватсапі. Сума яку ми сплатили не маленька. Букінг нам повідомив що ця компанія не подавала заявку на повернення нам коштів Моя оцінка -100/10, уникайте цієї компанії

Respecto a lo que comenta, desde un principio se le ofreció el reembolso total después del inconveniente que tuvo el viernes, pero se le avisó que contactara con Booking para solicitarlo. Posteriormente, Booking contactó con nosotros y aceptamos proceder con la compensación. Desde nuestra posición le pedimos disculpas por los inconvenientes, aunque debería haber recibido el reembolso.

Negative experience: It’s the worst agency that manages vacational properties in Barcelona. Even the pricey ones are filthy as heck. Avoid the company at all costs. This one is maravilloso alojamiento cos vistas de la Sagrada Familia located by Ronda del Guinardó. And we are traveling with a little baby just a couple months old and they were informed about it and asked for a detailed cleaning before our arrival. We are going to report them where we can.

Negative experience: OJO CON ESTA GENTE!!! FRAUDE!!! Ves fotos que no concuerdan con los pisos que ofrecen, por lo menos en Booking, el aire acondicionado estaba atado con paquetes de patatas fritas!! Un piso con el techo roto y por donde entra todo el frio! Yo viajaba con mi padre de 75 años y era imposible para el poder aguantar el frio dentro del piso. Cuando hemos reclamado, nos han dicho qué podiamos cancelar la reserva y nos devolverían el dinero, porque NUNCA nos dieron la opción de cambiar a otro hospedaje por ejemplo, al hacer la cancelación oh sorpresa, no quieren hacer la devolución. Si quieres que te entreguen las llaves, en el piso que estas alquilando, te cobran 25€ !!!

Respecto a la experiencia que comenta, en la descripción del apartamento aparece que el sistema de calefacción era por bomba de calor, por lo tanto, sí que había calefacción. En un caso como este, como entenderá, no se puede devolver el dinero. Por otro lado, el cargo que se le hizo, es por qué a última hora decidió cambiar el método de entrega de llaves que tenía en un box, por una entrega presencial, teniendo que reagendar el agente su horario para poder traérselas, a la hora y sitio que usted quería.

Respecto a la experiencia que comenta, es cierto que el wifi dejo de funcionar, y tuvimos que hablar con la compañía para qué nos arreglará el router. A partir de aquí, los plazos de la compañía del wifi en estas fechas de fiestas se demoraron más de lo normal. Sí que abordamos el tema e hicimos todo lo que estaba en nuestras manos, aun así le pedimos disculpas por eso.

Negative experience: The experience was deeply disappointing, and far below any professional standard I’ve encountered. Although I rarely share negative feedback publicly, I believe this is important for others to know. From the beginning, I was misinformed — I was told the reservation was refundable, which later proved untrue. The management showed a lack of coordination and professionalism, with a noticeable rotation of staff who themselves expressed dissatisfaction with their working conditions. Scheduled meetings were repeatedly missed, communication was inconsistent, and additional “charges” appeared without clear justification or transparency. For anyone seeking a peaceful and well-organized rental experience in Barcelona, this level of service can be extremely stressful. I hope the company will take this feedback seriously, improve internal processes, and begin to treat such a sensitive topic as housing with the care, clarity, and responsibility it deserves. People’s homes and stability should be handled with integrity and respect.

Negative experience: NIGHTMARE STAY: AVOID THIS PROPERTY AND THIS AGENCY AT ALL COSTS (0/5 STARS) Property: Carrer de València, 121, Barcelona – managed by the agency ShBarcelona We rented an apartment for a week in Barcelona through Booking.com, and the nightmare started from day one. If we could give zero stars, we would. Without exaggeration, this was the worst accommodation experience of our lives. We experienced a sudden water outage at night: there was absolutely no running water, meaning we couldn’t flush the toilet, cook, wash dishes, or maintain basic hygiene. The apartment became completely uninhabitable. We tried to contact the host immediately, including Marina, who managed our check-in, through multiple desperate calls and messages. She never responded, not even with a simple acknowledgment. Even by 12:30 p.m. the next day, there was still no message, no explanation, and no courtesy from her or anyone else. We were forced to escalate the situation through Booking.com customer support. The host took more than TWO HOURS to answer Booking.com, and their response was shockingly dismissive: they simply said there was no water and that they had no idea when it would return. There was no offer of help, no alternative accommodation, and not even an apology for abandoning us in an unusable property. After two hours of being ignored and facing the reality of spending the night with no working toilets, we had no choice but to check into another hotel immediately. Staying in that property was simply impossible. In short: avoid this property and this agency because the owners clearly do not care about their customers. If you ever need help or find yourself in an urgent situation, you will be completely on your own. The lack of basic services like water—combined with the total silence from the staff—made this stay extremely stressful. We absolutely cannot recommend this property or this agency.
