Fantastic experience: Super dificult to Find professionals that warm and embrace your needs, understand and explain what you need… with patience and empathy i felt really welcome with Celia Ouridjel and Mauricio Ortiz. They made me company in this dificult process of rent apartaments in this Barcelona crisis. The city definetly is not the same but im happy that This professionals can handle this situation and show me more options, always with new estrategies and possibilities. We as foreigners know the preconcepts and challanges that sadly still exists in our society. Congratulations and thank you both!!!

Negative experience: This review refers to the detailed review previously posted by my partner. I was directly involved in the entire purchase process and can fully confirm the experience described there. After that review was published, Engel & Völkers responded publicly with a request to contact them by email in order to review the case. As suggested, an email was sent on the same day, describing the situation in detail. More than 10 days have passed without any response. In addition, it has become apparent that Engel & Völkers uses the exact same word-for-word reply under many other negative reviews, with only the name changed. This makes the public response appear highly generic and raises serious doubts about whether individual cases are actually reviewed. Based on both the original experience during the purchase and the complete lack of follow-up afterward, the impression remains that criticism is not handled with genuine interest or accountability. The combination of unprofessional conduct during the transaction and the absence of any meaningful response afterward is extremely disappointing — especially for a brand that presents itself as premium and trustworthy. I consider it important to share this, so that other potential clients can make an informed decision and have realistic expectations regarding how issues and complaints are handled.

Fantastic experience: I want to sing all the praises of Anna Forastier! Thank you, Anna! She really went above and beyond to help us purchase our apartment. <3 Me and my mom had been searching for over a month for a place in Barcelona and had been unsuccessful (largely because my mom uses a wheelchair, and accessible buildings are of course challenging to find here). We almost settled on a place that would've been fine, but Anna ended up showing us an apartment that was *perfect* for us and completely accessible! Unfortunately once we got into the flat, there were lots of issues (no hot water for instance), but I don't blame this on Anna at all - this was the issue of the previous owners/company. Anna did her best to help us with these issues after the sale - I was so appreciative of her assistance. Word of advice: do a walk through right before you sign to catch these things in advance and to be aware of what needs to be done before the move. Even though I had a property lawyer, no one suggested this beforehand, sigh.

La absoluta disponibilidad y profesionalidad de Iván Moyano y Edgar Gilabert nos dieron mucha tranquilidad y seriedad en todas las partes del proceso. Además, Iván, que fue nuestro contacto principal, es una persona atenta, amable y respetuosa; algo que, por desgracia, escasea en esta industria. Para nosotros, fue una gran mejora en relación a las agencias con las que habíamos trabajado y la casa se vendió en un día, así que no podemos estar más conformes y agradecidos. Si estás dudando y no conoces demasiado el mercado inmobiliario te recomendaría darles una oportunidad. Son una inmobiliaria de alto nivel con una base de interesadxs muy potente y con reputación internacional, merece la pena probar. ¡Gracias de nuevo Iván y Edgar!

Negative experience: Our experience with Engel & Völkers Barcelona was unfortunately very disappointing, mainly due to the conduct of the assigned agent, Philip. At the beginning, the relationship started well. He showed us several good properties, and we quickly fell in love with one apartment that we ultimately purchased. However, once it was clear that we intended to buy, his behavior changed noticeably and became increasingly unprofessional and concerning. We were aggressively pressured to sign a reservation agreement immediately. This included a late-evening phone call stating that the sale would “never happen” if we did not sign. A few days later, our lawyer prepared an alternative reservation contract, which was accepted without any issues — making the earlier pressure completely unnecessary and misleading. From that point onward, the unprofessional conduct continued throughout the entire process. Philip repeatedly tried to discourage us from involving our lawyer, claiming that the legal checks were “nonsense” and that our lawyer only wanted our money. We received numerous emails and WhatsApp messages creating a sense of urgency and fear, including statements that the sellers were getting angry, that we would lose the apartment, and that we would regret this decision for the rest of our lives if we did not immediately sign the arras (pre-contract). Important issues, such as the building not having a valid ITE, were significantly downplayed, despite us clearly stating that proper legal review was essential for us. In addition, we later discovered that the small terrace belonging to the apartment appears not to be officially approved and that there is a complaint from a neighbor regarding this matter. Despite this, the terrace was heavily promoted in the property exposé. In our opinion, Engel & Völkers should ensure that such aspects are properly checked and transparently disclosed before being used as a key selling point. Overall, there was constant pressure, false urgency, and emotional manipulation. At no point did we feel that Philip acted as a neutral intermediary. Instead, it was very clear that he was acting primarily in the seller’s interest and focused on securing his commission. This behavior is highly damaging to trust and completely unacceptable — especially from such a well-known and reputed agency, and particularly in this price segment. We were very close to canceling the purchase solely because of this experience. In the end, we completed the final steps directly between buyer and seller, excluding the agent entirely — which immediately made the process much smoother. After signing the pre-contract, I sent Philip a message explaining how disappointed I was with the pressure and unprofessional conduct. I never received a response and never heard from him again. Overall, a very poor and unprofessional experience that we would not have expected from Engel & Völkers. Based on this experience, we will certainly never engage in another property purchase with this agency.

Negative experience: This is the worst Agency in all of Barcelona. They are cons and they only want your money and do not care about their clients at all. We had a particularly bad experience with a female manager, who when came to check our house, treated us with no respect and spoke down to us. She was dismissive, aggressive and not even listening to us as we took her around the house. The worst part was that they needed to rent the house from one day to another and my boyfriend had to take all respective tenants around and give them a tour as the company didn't even know how to do their job correctly. They had no idea about the property, absolutely pathetic. On top of this, they didn't give back 50% of our security deposit. Extremely arrogant, would NOT recommend - properties may seem nice, but they are not value for money. Stay well away.

Negative experience: I am writing to formally express my concern regarding the behavior and conduct of certain administrative staff during my recent visit to your office in connection with the purchase of a penthouse. On December 29, 2025, I was unexpectedly asked to leave the office by administrative personnel. Their behavior was unprofessional, disrespectful, and contrary to the standard of service I expect from a company of your reputation. These actions disrupted what should have been a smooth and professional transaction and negatively affected the work of the agent assisting me. It appears that the administrative staff are either inadequately trained or not fulfilling their responsibilities in supporting customer interactions. Their presence and conduct not only impede efficient service but also risk damaging the company’s professional reputation. I request that this matter be addressed immediately. Specifically, I expect: 1. Appropriate action to ensure that administrative staff adhere to professional and courteous standards with clients. 2. Measures to prevent recurrence of such incidents in the future. 3. Assurance that my ongoing transaction will not be affected by staff misconduct. I value the work of your agents and hope that administrative staff can be aligned to support them rather than hinder the client experience. I would appreciate a written response outlining the steps your company will take to resolve this matter. Thank you for your prompt attention to this issue.

Negative experience: Solo pisos a contractos de temporada. Ponen anuncios y no contestan. Te piden información sobre de ti y no te ayudan

Negative experience: Nuestra experiencia con Engel & Völkers fue profundamente negativa y muy traumática. En 2023 contactamos con esta agencia para alquilar nuestra vivienda, que también estaba a la venta. Nos atendió Ian Saito, quien desde el primer momento mostró una prisa e insistencia excesiva, asegurándonos que encontraría inquilinos en pocos días. Tras solo 3–4 visitas, nos informó de que tenía un cliente muy interesado, que solo visitó la casa una vez y cuya familia ni siquiera la vio. Advertimos de que la vivienda tenía daños pendientes de reparar, pero el Sr. Saito nos tranquilizó diciendo literalmente que los clientes “tenían pasta” y que ellos asumirían las reparaciones. En el momento de firmar el contrato surgieron confusiones graves con los nombres del inquilino, apareciendo personas y una empresa que no se correspondían con lo que se nos había explicado. Se nos aseguró que era normal porque el alquiler se haría a través de la empresa del inquilino y que los nombres correspondían a los gestores de la empresa. Un mes después, dejamos de recibir la renta. Los inquilinos comenzaron a dar largas, nos bloquearon y desaparecieron, y Engel & Völkers se desentendió completamente del caso alegando que su gestión ya había finalizado. Durante más de un mes vivimos con la angustia de no saber si la vivienda había sido ocupada ilegalmente. Cuando finalmente recuperamos las llaves y accedimos a la casa, la encontramos vacía, con daños, llena de palets de madera, bidones industriales de agua y tuberías descubiertas, dejando muy claro que allí se estaba planeando una actividad ilegal. Solicitamos explicaciones y nos reunimos con el director comercial, Alex Antich, quien se mostró sorprendido y nos enseñó una explicación escrita por el Sr. Saito llena de acusaciones falsas hacia nosotros, lo que nos hizo sospechar seriamente de su posible complicidad en todo el entramado. Como “compensación”, el Sr. Antich nos ofreció encargarse de la venta de la vivienda con comisión reducida, garantizando venderla en tres meses. La venta pasó a manos de Marcus Godínez, pero tras más de 6 meses, solo se realizaron entre 6–8 visitas en total. Decidimos romper el contrato y finalmente conseguimos vender la casa por nuestra cuenta. Nos queda un recuerdo muy negativo de Engel & Völkers, una experiencia marcada por la falta de control, responsabilidad y profesionalidad, que nos causó daños materiales y un gran desgaste emocional. Una experiencia marcada por la falta de profesionalidad, control y responsabilidad. No recomendamos Engel & Völkers a nadie.

Negative experience: Contactamos para visitar un piso el mismo día que salió al mercado. Recibimos respuesta de una de las trabajadoras, Jaim, que —sorprendentemente— nos envió toda la información: PDF, detalles, etc. Y, acto seguido, desapareció casi tres semanas como por arte de magia. Cuando por fin volvió, y solo después de insistir varias veces, nos informó de que el piso se había alquilado… el mismo día que lo anunciaron. Una gestión sencillamente impecable: eficiencia suiza con puntualidad inversa.

Fantastic experience: Toni Martin fue el mejor agente inmobiliario que he conocido durante todo el proceso para encontrar un piso. Nos explicó todo lo que necesitamos y mucho más antes y después del contrato, con 100% de atención y agilidad para contestar todas nuestras dudas. Espero que Engel & Volkers reconozca la calidad y el potencial de un profesional como Toni, que jamás he esperado encontrar en Barcelona - un mercado dónde no se encuentran profesionales inmobiliarios con el nivel de excelencia de Toni.

Fantastic experience: We recently worked with Hiro from Engel Völkers , he is a great person, we wanted to see the flat 3 times with no hesitation he has helped us, during the paperwork's as well he supported us, as we have a language barrier ,with help of Hiro we didn't face any issue, he also support us after we get the flat for the gas, electric , water handover process. Negative experience: I had a terrible experience with Engel & Völkers, and honestly would not recommend this agency to anyone. My partner and I found a flat that we were in love with, and requested a visit within the first few hours of the listing being posted. It was exactly what we were looking for in the area that we wanted to be in. Quite literally, it was the perfect fit. Enter the agent from Engel & Völkers at the showing who told me that I "didn't have the profile" that the owner of the property was looking for (spoiler alert: I actually did). I decided to continue with the process regardless, and was then pressured to pay a substantial sum of money to reserve the flat within 24 hours before they "moved on to the next person." I was given little to no information on the process, and was treated like an inconvenience for asking to see the contract/lease for the property. Ultimately, we decided not to move forward with that property because of how we were treated. The process was impersonal, aggressive and rushed, and we were treated the entire time as if we were just another number in the process. Locating a home is an intimate and important process. They should learn to treat it as such before driving away more clients.

Negative experience: Podriamos empezar por la comisión altisima ( más de 10 mil euros) pero bueno, cada uno decide si aceptar o no. Ante semejante comisión, uno espera una buena atención y sobre todo, alto grado de profesionalidad, pero nada más allá de la realidad. No confiéis en los acuerdos verbales, SPOILER: no cumplen ni uno, pero va más allá, el desconocimiento de normativa que uno entiende que alguien que se dedica a vender pisos deberia tener, clama al cielo, como es la ley Llei 41/2007, sobre el tema de las tasaciones. Es bastante clamoroso todo el despropósito. Si queréis seriedad, no busquéis aqui, que no la vais a encontrar.

This company seeks to evade the law by refusing to show the property to anyone who is not forced to sign a commitment to pay a prohibited commission disguised as management, just like any real estate agency that commits all kinds of illegalities. I would not do any business with a company that only seeks to benefit itself without caring about rejecting potential clients to an owner solely for its own interests; behind luxury, misery is sometimes seen...

Besides the disregard for the complaints and registered letters sent. USURERS. DISASTROUS CUSTOMER SERVICE. After making a deposit of €2000, they changed the contract after my signature, without consulting between seller-buyer the date of the deposit and after the refusals from the financial institutions, I was not refunded this deposit, despite having signed and marked the refund clause. UNPROFESSIONAL. *IF YOU WANT TO SELL OR BUY FROM ENGEL, DON'T LET YOURSELF BE SCAMMED*.

Negative experience: We had a really bad experience with this agency and especially Patricia, the agent who was looking after us. - They did an unlawful contract: we are living permanently in Spain and they did a 2 years fixed term contract, and asked us to pay agency fees. We just arrived in Spain and didn't know the law, this is not allowed for info. If you live permanently, you should have a long term contract (that's what we wanted), and you should not pay agency fees. When we found out, they obviously did not rectify the situation nor paid back the agency fees. We had to reach an agreement with the landlord which was not helpful at all. - We specifically asked for a quiet place, as we were expecting a baby. And with an exterior, which was really important. We ended up in a very noisy flat with 24/24h machinery noise from the shop under the flat, and an exterior that we could not use as there was a ventilation from the shop existing on the private balcony. This as been very difficult to deal with and a stressful situation with the baby being due a couple of months later. Total lack of consideration from Patrica, this is unprofessional but also a lack of humanity just to get cash in. In summary, if you want to rent a flat, double check the Spanish law first, get some advices and avoid this agency.

Negative experience: Edit for clarity: I have already communicated directly with Engel & Volkers before I posted this review, and they have absolutely declined to do anything about the conduct of their agents. Do not be deceived by their respond below — they do not care about you once they have received payment. Absolute scammers. They will stop replying to you once they receive payment, without even completing the services they promised. Avoid agents Alba Artal and Ricardo Rolon: they will stop communicating with you before they deliver their services. Alba Artal in particular is extremely unprofessional and unethical — she made a lot of mistakes in transferring the utilities accounts from the landlord to my name (I’m a tenant), and stopped replying to me halfway through securing a home insurance plan that I contractually need to get. The scariest part is how they also completely stopped responding to my landlord before they completed the rental handover services, and left us to figure out everything else on our own. Alba Artal and Ricardo Rolon are absolutely disgraceful to their profession, and Engel & Volkers has proven that they have absolutely no care for their customers the moment the cash reaches their bank account.

Fantastic experience: We had a pleasant experience working with Roxana Bica. She tried to satisfy all our requests quickly and professionally. The process eventually took a while and she helped us very well all along the way. Thank you Roxana!

Negative experience: Terrible service, I made a deposit on an offer they said they would accept, and as soon as I sent the money, they told me I had to pay an additional €8,000. They told me to apply for the mortgage before signing the deposit, and when the bank accepted it, they told me they had reached another agreement with other people (without informing me or anything, leaving me without a home and in a bad position with the financial institution). I complained, and they completely ignored me. I had to submit a complaint to consumer services and sent a legal notice to report them, and they are turning a blind eye. They act like professionals and leave you stranded for a little over 0% of the property's value, without caring about all the damages they may cause you.

Negative experience: If I think about my worst decisions in recent years, I would say the worst is trusting Engel with the sale of my apartment, they have been anything but professional. Be very careful with them, any neighborhood real estate agency would have done better and for a lower commission, it has been a horrific few months of selling, I wouldn't wish it on anyone.

Negative experience: Be very careful with this agency; they try to charge the rental commission to the tenant, disguising it (without any success) with an excuse. Don't be fooled, article 20.1 of the Urban Leasing Law states clearly: 'The costs of real estate management and contract formalization will be borne by the landlord.' To scam this fraud.

Positive experience: I must say that due to a major misunderstanding between the sales representative and us as tenants, I didn't have a very good opinion of them. But thanks to the manager of this agency (Mr. Alex), we have been able to reach an agreement and understand the situation to resolve the misunderstanding. They have shown to be very professional and have solved the problem with empathy, in a way that possibly another agency would not have reacted the same way and with the same humanity. He gave us the necessary explanation we needed and acted as an example. As a personal experience, it has ultimately been correct and we do not rule out contacting them for future occasions.

Positive experience: I was collaborating with Alessandro Devazeilles, professional and serious. I can't say the same about the rental department, 0 stars for them, it seems like they have no desire to work.

Negative experience: Worst real estate agency I have ever seen in my life. We bought an apartment with parking through them as mediators. Both the property acquirer and the salesperson (Ana Lucia and Tatiana Berruti) showed us the wrong parking space during the 3 visits we made to the property. To make matters worse, when we moved and contacted them, they seemed as surprised as we were that the space was not the correct one. Total NEGLIGENCE error on both of their parts. With all this, when trying to locate them after this problem, neither of them has responded to us, and we have not been able to reach them. On the other hand, when trying to contact the legal department of E&V, the lawyer was never available, so we had to put the case in the hands of justice. TERRIBLE. I do not recommend going with this real estate agency at all, especially if the property acquirer and salesperson are Ana Lucia and Tatiana Berruti. Abort immediately!

Fantastic experience: The BEST experience with Sonia Espalade who went the extra mile to ensure the transaction was completed. She is efficient and quick and always available to solve any issues. HIGHLY recommended!

Negative experience: Not even worth putting 1 star. We worked with Engel & Volkers to buy our first apartment in Barcelona. Through the pre-sales process, we were satisfied with the service and were pleased with the apartment we bought. Once the sale had been confirmed from our side and the seller, Engel & Volkers barely got in touch with us. When Engel & Volkers spoke with us, it was only via whatsapp where they attempted to send official documents. Call me old school but we still have email for a reason especially for something as serious as buying property. This should have been a sign of the inconpetence and disregard for caring about their clients. During our sales process, we were shown twice (x2) parking spot with our apartment and we were told that it was for sale with the apartment. It fit our car and we were very happy with it. On the day of the move, after the arras and the contract had been signed, the owner informed us that we bought a different spot than the spot shown by the ENGEL and VOLKERS agent. We were shocked as the new spot did not fit our car and we overpaid for the parking spot. The agent, who should have been working on our behalf, did not spot this mistake in the contract (which was only a number and should have been spotted by someone with an experienced eye), they had showed us multiple times the wrong space and they did not question when the owners wanted to charge us more the parking space. Shouldn´t the agent know what they are selling and not mislead buyers? Incredible incompetence. We are currently in the situation where we have to rent an addition parking spot and we own a spot that we are having trouble renting. Buying real estate is one of the most exciting steps in life however if you choose Engel and Volkers as your agent be prepared to be disappointed and possibly down an additional 10K (in an already expensive process)

Negative experience: I gave all my personal information to see an apartment that they rented, and then they illegally asked me for a service fee commission, and I asked why they are asking for that. Even with all my information, they did not respond to me in any way and went back, it's very disrespectful.

Negative experience: They try to sneak in commissions to the tenant during a normal renting process. This is illegal in Spain, as far as I know. Quite sneaky for a supposedly luxury estate agent.

Negative experience: My personal experience is not satisfactory. They charge more than other real estate agencies, but I have not noticed that they do anything different from the others. Maybe they are good for high-end homes. For normal homes, I think not.

They take forever to respond to simple queries and behave like you're a nuisance and interruption to them. Negative experience: I saw an apartment on Idealista, called to get information and schedule a visit. The advisor told me they require 3 months of deposit and €1422 for agency fees. I told them that according to the new rental law, these fees can no longer be charged to the tenant, so it is illegal. They hung up the phone on me and didn't answer anymore. I do not recommend them; they ignore the law and do what they want. They deceive property owners and scam tenants. The worst.
