Fantastic experience: Very good experience with Immobens from the first moment. I visited a 5-bedroom apartment on August 1, and although it was not in living condition, it was no problem because they took care of solving it. Just before moving in, Cristina managed the complete painting of the apartment, and once there, a specialized cleaning company carried out a thorough deep cleaning of the entire apartment. Everything was left in good condition for us to move in. It is worth noting that Cristina's attitude has always been very positive and assertive in solving any problem. A 10 out of 10 service.

Negative experience: Regrettable service and even worse attention. IMMOBENS withheld three quarters of the deposit without showing evidence of the damages. Similarly, they ask us to communicate through the appropriate channel when they do not respond to messages nor show the 'evidence' they boast about when responding to Google reviews. However, it seems they do have time to improve their image on Google, but not to reply to us. Until this week, the only damage attributed to us was the condition of the walls, which were not in bad shape. If they wanted to repaint the walls because they believed the paint had worn out, the tenants should not be held responsible, as this wear and tear is part of the ordinary use of the property (Article 21 of the Urban Lease Law). On the other hand, they suddenly now mention that the mattresses were in bad condition, something that, when we moved into the apartment, they were already in that state, and we can verify this with various photos we took upon entering the property. Do not try to attribute more damages to us that do not belong to us in an attempt to devalue our reviews. They mention in one of their responses that their focus is to maintain an equitable and fair relationship, when in this case it has been the complete opposite. They say the documented evidence they possess contradicts our claims, but they have never dared to show dated images from the supposed expert they sent to the apartment, an inspection that we were not allowed to supervise. Lastly, something very serious is that since we left the apartment, they have charged us several utility bills and have not returned them. Instead of responding to Google reviews, they could refund these expenses, which shows how unprofessional they are. Rest assured, we will continue to communicate through the appropriate channels, but we will also make our case visible in both these reviews and on revieucasa.com to alert potential tenants who may enter their properties or to prevent someone from going through a similar situation. In conclusion, terrible experience and lack of professionalism.

The LAU protects you as long as it is for wear and tear from normal use, which does not necessarily correspond to the reality of the deplorable state in which you have left the property in question... I remind you that the LAU is precisely designed to support both the Tenant and the Landlord (in addition to having rights, you also have obligations). To speak so confidently about it, you will have to justify that you have not caused harm to the landlord. By the way, we do not manage your water and electricity supplies; you should claim those bills from the appropriate party, as the holders of the supplies are or were you and not IMMOBENS, as you are trying to imply. Negative experience: They tell us that it's enough to clean the house, they take away almost all of the deposit without any photos or videos to justify it, and they don't let us be present during the inspection. Then they turn a deaf ear when we ask for justification. Don't rent from them if you don't want to lose money.

Negative experience: Lack of transparency regarding the unjustified withholding of the deposit. We were denied the opportunity to be present at the assessment and were not provided with evidence justifying the over €2000 retention for painting and cleaning, when we were told via message that it would not be necessary to paint all the walls. Additionally, we have continued to be charged for electricity and gas bills for several months after leaving the apartment (in June), which to this day (October) have still not been returned to us. Not a recommended service.

Negative experience: Terrible experience with Immobens. We rented an apartment for 11 months and they withheld 3/4 of the deposit from each of us, for cleaning and painting without justification or evidence. We delivered the apartment in perfect condition, but received it dirty. Additionally, they denied us the presence during the appraisal and to this date we have not received the report. They charged us over €2,000 for painting, although before signing the contract it was made clear that it would not be necessary. Lack of transparency and abusive treatment. We do not recommend it.
We regret your comments and understand that perceptions can sometimes differ between parties. It has not only been necessary to paint and clean thoroughly, but also to replace the mattresses that were completely stained and in poor condition, and these have not been charged. Only the amount that the workers charged the property to leave the house in the same condition as it was received has been deducted, and invoices have been sent to justify this.

Negative experience: Serious and not transparent. I contacted them for the purchase of a house and from the very first moment they were in a hurry to sign the deposit. Moreover, it wasn't very difficult to convince them to allow me to have a technician inspection or an appraisal of the house before finalizing the deposit. Subsequently, I discover that I won't be able to enter the house until 4 months after the deposit is closed, which was never mentioned. Finally, they tell me through a WhatsApp message that the house has already been sold. Really very unprofessional.

Comprenem la teva desil·lusió per no haver tingut opció a visitar l'immoble en qüestió, ja que ens trobàvem davant d'una grandíssima oportunitat immobiliària i segur que aquest podria haver estat la vostra nova Llar. Si que ens agradaria que entenguessis, que en el moment que qualsevol dels nostres clients, realitza una proposta en ferm de compra de qualsevol de les propietats que comercialitzem, immediatament parem la seva comercialització i en el cas que aquest client haguessis estat tu, això no hi hagués estat diferent. Et demanem disculpes per l'espera que vas tenir en aquell dia, però estem convençuts que si aquest client que formalitza la intenció de compra haguessis estat tu, tampoc t'hauria agradat que seguíssim amb la seva comercialització. Aquesta explicació és just el que el nostre company intentava explicar-vos, sense gaire èxit, com podem comprovar.
