Positive experience: My purchase operation was satisfactory thanks to the commitment of Óscar, the agency staff, and the collaborators of Tengotucredito. Although some agency policies initially caused me distrust, everything turned out well in the end. Reasons why I would recommend them: + The commitment and word of Óscar, and the rest of the staff, who ensured that the whole process went well. + They sell renovated houses that are perceived to be of good quality. I visited several, and they were all in very good condition. + They help you in all phases of the process. Any issues that arise, they seek solutions. What I think they could improve: - The purchase proposal contract seemed rigid to me, based on a preset model with little room for the buyer's conditions. I believe this limits the deposit agreement, leaving little room for negotiation. - The perception of little control over the purchase operation, as they apparently work a lot with associated companies. Although it may sound advantageous, it raised doubts for me about potential conflicts of interest. - The information about the risks assumed when depositing the down payment seemed rushed to me. Despite my initial doubts, everything went well, and they were reliable. I am grateful for their commitment and very happy with my new home.

Negative experience: As a customer and buyer of a renovated home approximately a year ago from TENGOTUCASA, I want to leave this review with 1 star for two reasons (one good and one due to a LACK OF professional ETHICS, hence the negative rating). First, I want to say that the service from their agent Leo was good. During the process of signing documents, managing paperwork, choosing my notary, etc., there was generally no problem, although in some steps they pressured me to close the deposits of the transaction as soon as possible. So what happened? 1. When you visit a flat, they make you sign a visit sheet - something standard in the real estate market - where there is a sentence in which you commit to PAY a COMMISSION of 3% as a buyer (not so standard), a fact that has already been ruled by court judgments which have 'declared null the commission clause of a real estate agency by estimating that signing the visit part does not grant them the right to charge a commission to the buyer of a home.' But that requires involving lawyers and lawsuits. In an intermediation service, TengotuCasa charges the seller a commission of 3%! for their work in selling, promotion, management, etc. Here they receive money from both sides (BUYER-SELLER), plus whatever they can get if they manage to convince you that they will get you the mortgage (also for a high upfront fee). Personally, I suggest that -having to pay an extra 3% of the flat’s price since they ensure they have a signed commitment document to tie everything up- you search for your own mortgage. 2. In my case, and possibly in the case of many others who have bought renovated homes, is that in the process -already with the deposits paid- I discovered, being a journalist, that at the time of purchase, although they made me believe that my purchase was from a seller/investor 'SAN CONO SL' who bought and renovated homes (legal) and had nothing to do with them, the reality, verified in the commercial register, is that SAN CONO SL (Activity: Real estate promotion) and TENGOTUCASA had the same tax address and the same partner at the time of purchase (CALLE ALCALA, 579), the street where one of the offices of the real estate agency was located. They themselves were selling me a house owned by a sole partner - the administrator of the real estate agency - as intermediaries. When I tried to negotiate the price - in addition to commercial techniques like saying there was high demand, etc. - they pretended they were going to consult the sole administrator of SAN CONO SL, who was also the sole administrator of TENGOTUCASA (company ESTUDIO HERMANOS GARCIA NOBLEJAS SL). Group companies: TENGOTUCRÉDITO (financing); TENGOTUCASA (real estate, ESTUDIO HERMANOS GARCIA NOBLEJAS SL), DECOR ARTE MADRID SL (the company that renovates flats), ZACARIAS HOME SL, PROPIEDADES 21 SL... The COMMISSION with VAT was around €10,000, an amount that I believe as a buyer should not have been covered and that caused me harm as I was counting on that saved money to start afresh after the purchase. *If you wonder why I took a year to leave this review it’s because different legal options are being considered for a claim. Good luck!

Te quieren vender un piso como de si de un jamón en navidad se tratara, una presión constante, un tono cero profesional, es que da risa el diálogo del comercial que tienen sacado de un libro viejo de técnicas comerciales. Recuerden que tratan con personas y venden pisos no venden móviles. Y que el cliente siempre tiene la razón. Los audios mandados por la comercial son dignos de un programa rosa de tv… barrió bajeros total. A ver si contratan gente con más tacto y menos bajeros. Que por querer vender así pierden. Agencias y pisos hay millones y con mejores condiciones que las que ofrecen y más categoría a la hora de vender, no Sean timadores… Pd: dejen de ponerse reseñas ustedes mismos quedan fatal, las reseñas falsas se notan. Irene aprende a hablar, antes de vender pisos. Un curso de oratoria hay gratis y técnicas comerciales actualizadas te vendría bien para la vida, en la comunidad de Madrid los dan gratis. Que falta de tacto total. El maniquí que tienen en la puerta es más honesto que ustedes como comerciales.

Negative experience: No lo recomiendo para nada, pésima atención, mala gestión de la documentación, prometen ayudarte a conseguir tu piso ideal y finalmente no ayudan sino que empeoran, mi pareja y yo entregamos la reserva de un piso, para que luego nos pongan un sin fin de pegas y excusas. Y al devolvernos la reserva el trato fue peor todavía, el supuesto encargado sin siquiera intentar buscar una solución a lo que planteamos, los comerciales sin aportar nada útil.. En fin, la peor experiencia con una inmobiliaria!

Negative experience: Que mala experiencia de verdad, tanto para entregarnos nuevamente el dinero de la reserva como para gestionar el trato con el dueño, Samuel el asesor inmobiliario luego de pedirnos un sinfín de papeles a la final no pudo dar una solución ni ser capaz de resolver.
