Fantastic experience: Impressive professionalism. It is very difficult to find professionals who, besides having a lot of patience, explain everything in detail. They inform you about everything related to the property in a very detailed manner. I leave you my experience with them.... My wife and I saw an ad for a property. We contacted them, and they immediately explained everything related to the property. In our case, it was a house in an urbanization, and they emphasized from the start what kind of flooring it had, due to the fact that depending on the type of flooring, banks might refuse to appraise or grant a mortgage. In our case, it was not a problem thanks to our situation, but they made it very clear just in case. On the day we scheduled a visit, which one must understand requires the interested party, the property, and the agent to coincide, everything was very detailed and explained; they even informed us that there were other interested parties in the property, but since it was a house with a series of special circumstances (rural or non-consolidated urban), it might be that if they needed financing, some banks do not make it easy. A few days passed, and since the other interested parties did not come forward, we decided to make an offer, which they also explain that if the property accepts, logically, a deposit contract must be made to avoid problems in case you were acting on a whim and want to back out, or worse, that someone who was supposedly interested comes in at the last minute and tries to interfere or offer more money for the property. The latter is, for me, the most important, as thanks to the professionalism and word of the agency, we did not miss the opportunity to buy the house. So if you are, or are thinking of buying something in the area, do not hesitate, call and inquire about what you are looking for, and you will surely find it, they will advise you, and you will surely forget about small issues that may arise. I can only thank them for the experience, and for anyone in my environment who needs a real estate agency, I will recommend going to VIVANTUM.

Negative experience: We were looking for a house with a garden, within our possibilities and knowing how the real estate market is, plus adding the tricksters who work in it to play with people's money and feelings... We saw a beautiful house and on May 29th I contacted VIVANTUM BY ESTUDIO VADILLOS IN VALLADOLID, we hadn’t heard of them but we asked, as they didn’t answer I called a couple of times and they told me that 'José' (who handles the house) was with some clients and would call me later. Then it became June 5th, OVER THE PHONE, without offering me an appointment, he tells me that it is an OLD HOUSE, WITHOUT LIGHT, WATER OR WIFI (A BIT STRANGE BECAUSE THERE IS A SECURITY COMPANY HIRED), IT ONLY HAS SEWAGE, YOU ENTER THROUGH A 3KM DIRT ROAD, AND THEY WON'T GIVE US THE MORTGAGE BECAUSE IT'S RUSTIC LAND...., with all that information and very strange that an agent who wants to sell a house, I call my husband and he tells me why doesn’t he give us an appointment and we decide whether we like it or not, I call him and reluctantly he tells me that he can’t give us an appointment until June 12th (VERY STRANGE) anyway, I say yes. On the 12th he calls me in the morning and says: 'are you sure you want to see the house?' (VERY STRANGE), I say yes, of course, we see the house and it is nothing like what he told us by phone, we tell him we want it, he gives us all the FINANCIAL INFORMATION and tells us that if we do the mortgage with them, he has a 'scam' by which they only give us 80% to reach 100%, I tell him I will first call my bank and leaving the house he tells us that there are other interested parties who are going to see the house the next day and that they have an offer below, but he could scrape off about €3000 from the owner, and we told him no, that given how the house was we would pay what the owner asked, but that he should respect our turn as I call the bank in the morning. The next day he calls me at 11am, we left to see the house at 6:15pm the previous day, he says what did they tell you at the bank? Well, they gave me an appointment for the next day, logically, it must be that the financial VIVANTUM gives mortgages without paperwork in 18 hours, on Friday the 14th, we call him to tell him that they are going to do the study for us, THEY ARE ASKING FOR PAPERWORK UNTIL MONDAY 17TH, and he tells us that the others are interested but that until Wednesday he doesn’t know anything, all this knowing that we are applying for the mortgage with the study that entails, he says we'll call you, he tells us no I'll call you, not calling and the ad continues we understand that the house is available. Already at the bank they tell us that if we sign a COMMITMENT CONTRACT, which we don’t know about because we’ve never bought a house like that, he gave us some paper to sign from the visit and that we had to pay €3000+VAT we said yes, but he didn’t tell us anything else nor did he schedule an appointment to go to the real estate agency. On July 1st, WITHOUT NOTICE, they remove the ad, and I call 'José' and tell him that the house has been sold and he starts to contradict himself, saying that he called my husband and told him that we wouldn’t sign a commitment contract to not lose the money, LIE because he never called my husband, only me, the SUBJECT knew we had the deposit and that they were going to give us the mortgage...not with them of course, telling my husband that he said to me, a liar covering up a lie with another, the saddest thing is that he didn't let us sign the COMMITMENT CONTRACT WITH VIVANTUM because the others had already given the deposit when he showed us the house, so if we go with the money the others lose their deposit, it seems that this is a very common practice by this type of agents, how sad to earn money deceiving and playing with people because I don't want to think that it is a company practice, although in the company they will have to have the signed documents and dates....not to mention how they have treated the seller, a house for sale since NOVEMBER of last year, and when buyers come out it turns out that the next day others come out??? VERY STRANGE, ISN'T IT??? I HOPE THIS HELPS SOMEONE NOT TO

A couple of months ago, my siblings and I decided to sell the house and we trusted vivantum real estate for that management. We want to express our satisfaction with the treatment and service we have received from them. Totally recommended.

Negative experience: Be very careful, for sellers, read very well what you sign and especially the date and if it is exclusive. Be aware if you receive many visits to your property and do not sell it; it is because they make negative comments to lower the prices or sell it to someone they already have in mind. And buyers, if you are interested in a property and they do not offer you a contract for earnest money, do not request the mortgage because their word is worth nothing. They left us with the mortgage applied for, and only gave us a paper to sign that said we had to pay them €3000 plus VAT, which has no validity. The agent deceived us, thinking that such an operation is 'business practice.' The house they didn't want to show us, told us negative things only by phone. We got an appointment from May 29 to June 12, they extracted all the financial information from us; we told them we would keep it, seeing that everything they told us by phone was a lie, everything was very strange. It turned out that it was because they had already paid the deposit with an EARNEST MONEY CONTRACT that they didn't offer us. Although over the phone they said my husband had told them we didn't want to lose the money, that’s why we didn’t sign the earnest money contract with VIVANTUM. If they asked us how much we had, they knew we would get the mortgage and could easily cover the deposit. Lies have short legs. So, the business is if the next day (apparently they give mortgages in 18 hours) when they called me to see what the bank told me...to get me an appointment for the next day, to bring the documentation. Banks are slower than the financial VIVANTUM. If they had given me the money, would the gentlemen who paid the deposit have lost their money?? And who pays for the expenses incurred in requesting a mortgage?? And according to this 'agent,' they could not block the house for 15 days while they gave us the mortgage, and now those who 'wanted to buy it' won't buy until August?? VERY STRANGE AGAIN. Playing with people's feelings and money and it seems to be a quite common practice among unscrupulous tricksters. We have paid the foolishness so that it doesn’t happen to anyone else, be very careful with this real estate agency.

Negative experience: After suffering a deception and/or scam a year ago from this 'consultancy and real estate agency', I am conveying this BAD review due to the poor quality of the service provided and the poor management of the purchase/sale by both the office director (Oscar) and the salesperson (José), who affected me. I handed over 3,000 euros as a RESERVATION with no right to a refund for ANY reason for the purchase of a RUSTIC property, which these 'professionals' concealed/covered up in defense of the seller, that this property had long been subject to an OBLIGATORY urbanization process through the creation of a COMPENSATION BOARD, where the owner stopped paying the 'community' created to urbanize the area some time ago. Despite being obligated and aware, they tried to sell me and transfer this property with LIENS and without the necessary transparency, also HIDING the fact that once the area is urbanized, this particular property, along with others in the area, is subject to specific regulations for being located beneath high-voltage power lines. The property, despite being obliged to bear the HIGH costs of urbanization, would continue to be a RUSTIC-type parcel and dwelling, and it would not be declared urban like the other houses in the area. It is clear and evidenced by my side and my LAWYER that there was malpractice, lack of transparency, and an attempted deception/scam in this operation, leaving VIVANTUM in a VERY BAD position, a company that in my opinion lacks morality, ethics, and a real interest in providing good service and quality above the exclusive economic benefit they know how to 'tie' very well. I understand that they will respond, and I also expect, like the rest of negative reviews, that they will justify themselves as is customary based on what I read with any moderately 'credible' argument to continue giving a competent and quality image, sweetening their sole objective of economic benefit without addressing any type of ETHICS AND MORALITY.
