Negative experience: ABUSIVOS .Les paso el texto de lo que piden y saquen sus propias conclusiones. Las condiciones de contratación del piso para contratos de larga duración (a partir de 6 años) son las siguientes: mes de fianza, mes corriente y depósito equivalente a cuatro (4) mensualidades, reembolsables al abandonar la vivienda. Para cualquier temporada, las condiciones serían las mismas. Aunque el contrato se haga por 6 años, pasados 6 meses y siempre que se avise con un mes de antelación, se podría rescindir el contrato sin penalización ninguna. La documentación a entregar sería: Últimas 3 nóminas + contrato de trabajo + vida laboral + declaración de la renta. Para autónomos sería: Declaración de la renta + últimos trimestres + vida laboral.

Fantastic experience: I have been working with this agency for years, I have two apartments for rent in Madrid and I live in Asturias, which makes it very difficult for me to attend to them. They always provide all kinds of facilities for everything. They respond on the first attempt. After many failed agencies, thank God I found them. Honesty, good treatment, and quality in service. The staff is very pleasant, polite, and always helping both the landlord and the tenant.

Positive experience: The conditions may initially seem abusive, but when payment problems arise, the legal process can drag on for much longer than those guarantees cover, especially with the successive strikes of officials, lawyers, judges, etc. Furthermore, the new housing law is causing many property owners to flee to selling or short-term renting, as it is extremely protective of the tenant and leaves landlords at a loss, not compensated even with €1 when tenants owe several months. Additionally, on top of the losses, there are attorney and representative fees, and now, there’s an added 80% of the month’s agency fee, and 0% for the tenant. Then there are community fees, IBI, IRPF, home insurance, special assessments, transition periods between one tenant and the next, or non-payment insurance.
