Fantastic experience: Working with Vivendex has been a very positive experience, especially when you don't know where to start and are unfamiliar with the process. I particularly thank Albert Farfàn for all his management and attention that he has provided us at all times and the speed at which it has been done. Thanks, Albert!! And to David for the handover. The Vivendex team is great and 100% recommendable.

Negative experience: In Spain, real estate agencies are identical to the Mafia in Italy, which comes to ask you for 'pizzo' to open a business! Here in Spain, everything is in the hands of real estate agencies, many of which are charitable foundations that bought entire buildings during the period of the great Spanish crisis and are now renting them out at sky-high prices! Therefore, the entire real estate monopoly is in their hands, and there are no laws in the Bronx of Spanish real estate agencies!! Everyone makes up their own rules as they go! This agency VIVENDEX, for example, besides stealing 10% of a year's rent of the property they rent, also asks for €150.00 for negotiation!!! Incredible! They practically steal money in every possible and imaginable way! They are practically legalized thieves by the State! Shame!

Negative experience: Firstly, I have to say I am very nervous to write this review, mostly because I currently rent in a property that is managed by Vivendex and I am nervous of the consequences of this review going back to the specific estate agent managing the rental property. I moved to Barcelona in February and made contract with Vivendex via Idealista when a rental property became available. A few days later I went to visit it and I put in a request to rent the property. It was a property that nobody had lived there for a few years (we think) and we were given details on the situation of the owners. The flat needed painting and a clean, nothing unusual. We were informed that the utilities were not connected yet either. Fast forward, we ‘won’ the right to rent it, based on the fact that we were willing to paint/get someone to paint and recover the money. We then waited just under a month until the utilities were connected and I signed the contract and met the landlord and estate agent in the Vivendex office to sign and handover the deposit etc. At this point, both the landlord/owner and the estate agent were so kind and helpful - we even discussed about how important it is to find the right tenant who cares for the property and isn’t a nuisance - we were even more empathetic on this after owning our own flat in the UK. The week of moving in (before we signed) there was a discussion on the specific date and I had mentioned at the beginning of the week I would have deliveries from IKEA and a washing machine delivered on the Saturday so if the date of me getting the keys would change, I needed to know in advance of one day so I could re-arrange. I was informed the landlord has some ‘small items’ left at the property and he would collect them on the Saturday after I moved in, not a problem. We were informed that we would have contract directly with the landlord and that there was no need for Vivendex to have any further communication on this rental. When I arrived to the property immediately after signing the contract, it was filthy. The floors were sticky, the fridge and the aircon moudly, the bathrooms were left in a disgusting state and there was a children’s bedroom filled with clothes, toys, bed linen with blood, and the smell of a teenage boy. It was 9pm so I dropped a WhatsApp to the estate agent to tell him I couldn’t stay there during that night as it was inhabitable. I contacted the landlord the next day asking kindly for a cleaner and that we could discuss this topic when he came to collect his ‘little things’ in the afternoon - I was met with aggressive WhatsApp voicenotes and messages. The landlord arrived to the property as agreed and agreed to find a cleaner after 3 hours of shouting at me and my partners auntie, he even told me to end the contract there and return to him the keys. He then sent me some voicenotes during the night to ask if I would be willing to close the contract, and after the experience of the day I said OK. He then told me there would be a financial penalty and started to send my partner similar aggressive WhatsApp messages. The landlord and the estate agent told me I had accepted the property ‘as is’ and that I am responsible for the deep clean as I am now the renter. I went to Vivendex on the Monday morning, holding back tears explaining to their open plan office the experience. After all, I had asked for a cleaner to come to rectify the situation and nothing else. The estate agent had changed his attitude towards me, he was originally very nice but then became cold. In the end, we were told if we were not to rent, we would lose 600 EUR of our deposit which we could not really afford. So we decided to stay. Vivendex paid for a cleaner to come who did the deep clean and smashed the hob …We have now almost finished painting the flat (out of our own money) and still today I am receiving WhatsApp’s on the ‘inventory’ of the property almost 3 months after renting, I guess because the broken things still haven’t been fixed and the landlord hasn’t paid Vivendex (info we didn’t need to know).

I highlight the order and meticulousness in the preparation of the documentation delivered to the notary and to us. Behind Pere is the great team at Vivendex that works quickly. Pere also advised us on mortgage issues so that we would have guidance and not feel 'lost.' He also provided us with other contacts for matters of our interest. The purchase has been successfully completed. As a final touch to the relationship established in the purchase-sale of the apartment, he had the great gesture of giving us, just after the signing of the involved parties, a surprising gift: a box with a recognized brand cava and two glasses. The presentation of the gift... a 10. I can only express that the service from Vivendex with Pere at the helm has pleasantly surprised us.
