Positive experience: My experience with Tengotucasa is a 50/50, they are always kind in how they treat you and at first everything is fine, but then they made mistakes resulting in unnecessary stress and they charge a higher % than normal (4%), so I expect a higher service which I did not receive. What I can add is that they helped me with a process after the purchase and even went to the town hall to arrange a procedure that was missing. I appreciate that they do not stop helping you once you have paid them. In the entire process, what I valued the most was María's help. Always responding quickly and in a very kind manner. My experience with her has been 5/5. It seems that on the seller's side they had some problems and mistakes that resulted in still having many outstanding things at the last minute, and some unforeseen expenses for which they did not look for solutions at the time, and I ended up assuming them. Moreover, it was they who set a very tight closing date (60 days during the summer). After all, I think their service is not in line with what they charge, and that they are not always looking for the best solution for you (but rather for themselves). At times, it seemed lacking that they took responsibility for their mistakes. But it is true that they continue to offer you help and follow-up (again, thanks María) during and after the process to ensure that you are okay with your new home. Thank you very much for that.

Every circumstance and sale/purchase is a world of its own, and we presume that already, but not doing your job is what is not understood. Where is the sale of my apartment published on your website or office? You have offered it to those who interested you, not seeking our interests but YOURS. You made us lower the price because otherwise it wouldn't sell, due to the constant pressure to sell to that buyer, who, by the way, is a company you usually work with. You take advantage of the fact that people are not used to this type of operations and do not act in good faith, plus as I said before, each case is a world and whether ours was complex or not, you did not do your job and that is demonstrable.

Negative experience: They won't let me access a visit unless I sign a financial information document. A commission of 4 percent plus VAT. The rest of the real estate agencies charge 3 percent...

Negative experience: - Any document you sign with them protects only them (both buyer and seller). None of the documents they make you sign to view any of their properties or make an offer commits them beyond providing a 'mediation' service, which is not detailed anywhere. EVERYTHING THEY OFFER IN EXCHANGE FOR A 4+4% COMMISSION IS ESTABLISHED SOLELY BY WORD, leaving you completely at their mercy as to whether they want to keep their word or not. - They charge commission to both the buyer and the seller for a service done without any professionalism (except for one counted case, María). - To reserve a property, they ask for €5000. Unlike most agencies, they reserve the right to retain it for up to 2 weeks (you either accept it or cannot make the offer). By word, they commit to passing the offer as soon as possible (in my case, it took them 4 days to contact the seller) and not to continue showing the house (in my case, before I was informed that the seller had rejected the offer and to start the refund of the deposit, after 10-15 days, they were already contacting the seller to keep showing his house). But since the documents you sign do not commit them to anything, you cannot defend yourself. - For the refund of the deposit, they require you to sign a document confirming that you have received €5000 before making the transfer; otherwise, they won't give the order. The deposit receipt document is written in a very different way and does not ensure that the money has been received; in my case, they refused to write the document in a way that protected both parties. - Being the neighbor of the seller, I know firsthand all the lies they told both me and him throughout the process, including a little show and a scolding the day they made me go sign the refund by Julio (and made me wait 1 hour in retaliation for having spoken with the seller). They are bad actors and worse real estate professionals. - They also conspire to defraud the Treasury, as the only way to 'offer you a discount' on the 4%+VAT commission they charge is to pay in cash to avoid declaring the VAT.

Negative experience: In addition to charging 4% + VAT of the sale to the buyer, they are not transparently professional. We had an appointment to see an apartment in the afternoon, and that same morning the listing disappeared from the real estate portal. After calling several times to check if there was any issue and confirming that the apartment was still available, it wasn't until two hours before the appointment that after yet another call and being persistent, they told me to postpone it and that they would call me the next day. In the following days, I called several times, our contact person was always busy, and they told us they would call us back later. More than a week has passed, and no one has answered our question about whether the apartment is still available, despite speaking with 3-4 different people and having left my phone number with all of them for them to inform us about it. And 4% + VAT of the purchase value for the 'great service.' It would be nice if you allocated part of it to buying a planner.

I have placed my trust in them and it has been satisfactory, I hope they have many sales!

Negative experience: As a customer and buyer of a renovated house approximately a year ago from TENGOTUCASA, I want to leave this review with 1 star for two reasons (one good and another a LACK OF professional ETHICS, hence the negative rating). First of all, the service of their agent Leo was good. During the process of signing documents, handling, choosing a notary on my part, etc., there were generally no issues, although at some steps they press for urgency to close the payment as soon as possible. So what happened? 1. When you visit an apartment, they make you sign a visiting sheet -something standard in the real estate market- in which there is a phrase where you commit to PAY a COMMISSION of 3% as a buyer, (not so standard), about which there are already court rulings that have 'declared null the fees clause of a real estate agency by stating that signing the visiting part does not give the right to charge a commission to the buyer of a property.' But that requires getting into lawyers and lawsuits. In an intermediary service, TengotuCasa charges the seller a commission of 3%! for their work in selling, promoting, handling, etc. Here they receive money from both sides (BUYER-SELLER), plus whatever they can get if they convince you that they will get you the mortgage (also for a high payment upfront). Personally, I suggest that -having to pay an extra 3% of the house price since they make sure to have a signed commitment document to tie everything up- you look for your mortgage. 2. In my case, and perhaps in the case of many others who have purchased renovated homes, is that during the process -already with the deposit paid- I discovered, as I am a journalist, that at the moment of purchase, although they had made me believe that my purchase was from a seller/investor 'SAN CONO SL' who bought and renovated houses (legal) and had nothing to do with them, the reality, verified in the commercial registry, is that SAN CONO SL (Activity: Real estate promotion) and TENGOTUCASA had the same tax address and the same partner at the time of purchase (CALLE ALCALA, 579), the street where one of the real estate branches was located. They were selling me a house owned by a sole partner -the administrator of the real estate- as intermediaries. When I tried to negotiate the price -besides commercial techniques like saying there was a lot of demand, etc- they pretended to consult it with the sole administrator of SAN CONO SL, who was also the sole administrator of TENGOTUCASA (company ESTUDIO HERMANOS GARCIA NOBLEJAS SL). Group companies: TENGOTUCRÉDITO (financing); TENGOTUCASA (real estate, ESTUDIO HERMANOS GARCIA NOBLEJAS SL), DECOR ARTE MADRID SL (the company that renovates the apartments), ZACARIAS HOME SL, PROPIEDADES 21 SL... The COMMISSION with VAT was around €10,000, an amount that as a buyer in my opinion I should not have borne and that caused me harm since I had that money saved to start after the purchase. *If you are wondering why it took me a year to leave this review, it is because different legal options are being considered to claim. Good luck!
