Negative experience: Venta complicada, era un piso alquilado (inquilinos haciendo Airbnb) y además el piso tenía una carga de un censo mediano de los marqueses de Sentmenat (que solventé yo misma, no Albium). Agosto 2023: contacto con ellos por cercanía al piso que queríamos vender. Me atendió Silvia Castro, y muy bien, muy atenta y firmamos el contrato con ellos. No nos importaba pagar más comisión, pero queríamos seriedad y vender lo antes posible. En todo momento nos dijo que estuviéramos tranquilos, que los inquilinos se irían (habían firmado extinción y parecía que se iban a ir y que había buenas intenciones). Silvia deja de trabajar con ellos y nos empieza a llevar Paola, con una dilatada experiencia en el sector, según nos dijo varias veces... Noviembre 2023: se firman arras. Marzo 2024: pagando a los inquilinos consigo que se vayan y recuperar las llaves. Dejan el piso de vergüenza y pido días de vacaciones para arreglar, pintar y dejarlo medio decente. Albium ni palabra. Abril 2024: se firma un acuerdo "a precario", para que la compradora entre a vivir, aunque Paola sugería hacer un contrato de alquiler temporal (con toda la tributación que conlleva en la declaración de renta) y sabiendo que no queríamos volver a alquilar dada la mala experiencia y el nulo soporte por parte de la inmobiliaria, que en un principio, se encargarían de que los inquilinos se fueran al terminar el contrato de alquiler. Sí, tienen clientes, sí hubo muchas visitas y sí, se vendió el piso finalmente, pero no gracias a que ellos nos ayudaran con el problema de unos inquilinos que no se iban. Y casi complican más la situación intentando hablar con el abogado de los marqueses sobre el acuerdo para cancelar la carga registral. Según Paola, "debido a mi nerviosismo" pagamos a los inquilinos para que se fueran...perdone, pero con una "dilatada experiencia" se fueron por dinero, no porque se fueran a ir por su propio pie porque tenían un súper negocio montado con Airbnb! Nos quedamos con una compradora que aceptaba esperar a que se fueran los inquilinos y se levantara la carga del censo, firmamos arras condicionadas a esto con una rebaja de precio significativa. Julio 2024: después de tener que mover la fecha 2 veces (una de ellas a 2 días de la fecha fijada), se firma la venta. La compradora no vino, vino su abogada que se disculpó por las maneras de su clienta. Hasta el último momento, tuve la sensación de que me estaban haciendo un favor tanto la compradora como Albium...me anularon la firma de la venta pocos días antes porque resulta que, después de apretarme a mi para tener todo el papeleo listo (aunque algunos temas decían al principio que se encargaban ellos), la compradora no tenía preparado el importe de la compra... Nosotros necesitábamos vender para poder amortizar hipoteca, era una necesidad importante, sino, desde luego, ni la compradora se hubiera quedado ese piso ni Albium hubiera cobrado la comisión ni seguido con la gestión. Pedimos una rebaja de la comisión porque al final, todos los trámites que ellos tenían que hacer, no los hicieron...y Paola se ofendió claro... Josep, que nos atendió durante las vacaciones de Paola, fue amable aunque le pedimos que fuera él a la firma porque no había feeling con Paola y sin decir nada más, no se presentó. Lo siento, pero además de tener una cartera de clientes y hacer ventas +/- rápidas hay que ser humildes, empáticos, no engañar y dar el servicio prometido. Aquí el que paga la comisión es el vendedor, al que hay que poner por delante y tratar bien. Experiencia en censos enfitéuticos, cero. Experiencia en hipotecas con 2 garantías, cero. Experiencia en certificados de liberación de finca, cero. Experiencia en inquilinos que no se quieren ir, cero. No todo es vender rápido y la experiencia se demuestra con acciones.

Negative experience: Bad experience with Albium! The visit was conducted very quickly via video call by Aïda (the real estate agent), which did not allow us to see the hidden flaws. We arrived at an unhealthy building. Moreover, the apartment was not clean upon our arrival. We found another apartment with ANOTHER AGENCY after a week! Additionally, the wifi did not work during the week we stayed in this apartment and the agency did nothing to fix it. To top it off, the agency deducted €36 from the deposit for cleaning, without even notifying us in advance! For just a week spent in this apartment. Once the apartment was rented to other tenants, Aïda was very difficult to reach by message and made us wait a long time to return the deposit and the charges for the month. In total, we lost everything, this ruined our arrival abroad. Aïda remains a friendly real estate agent but seems to be overwhelmed by her work. Therefore, we do not recommend this agency! Moreover, the experience with the other agency was incomparable: very professional, they were able to help us quickly to relocate.

I had the chance to get Lalaine as a landlord, very patient and attentive to every detail. She has been available et very reactive when it comes to any small issue I encountered.
