Negative experience: It's been over a year since I moved out of an apartment rented through them, for which they were responsible for management, and I am still receiving bills!!!!! They haven't set up the direct debit for the MUSA contracts that I am still paying!!!!! The electricity bill for the proportional payment due to the change is over 1 year and 4 months old and they haven't been able to refund it!!!!

Negative experience: We had a really bad experience with this agency!!! We contacted them for an apartment that we found at a website. We tried to make sure that the apartment is actually available, as we had visited another apartment in the same building, and the agent (different agency) told us that that was the only one available! They ensured us that the apartment is available, they sent us the plans and the pdfs of the apartment, square meters and everything for the apartment that we wanted. We started planning our finances with the bank before our visit to the apartment, as we were sure we want to take it. We had already visited the building and the apartment next door before, and we knew that we are going to like this one for sure, as it was a mirror of the one we visited, except that it had better windows, orientation and terrace. As it turned out, one day before our visit, the agent told us that the apartment that we want, the one that they sent us all the documents for, is not available, and the one we had already visited is the only one available in the building……. We wasted a lot of time planning on this, and we actually tried to make sure that the apartment is the correct one before visiting. So, they didn’t do it by mistake, but misled us on purpose for days. Just don’t believe what they say!

Fantastic experience: We had help from the realtor Lucas Cao and we couldnt be happier with him. Since the beginning he was very assertive and accessible and after we found an apartment even though it was a new one and the delivery of the construction took a bit longer then expected he was always eager to help and making sure the communication with the constructor company went smoothly and clear making us feel we could really rely on him to solve any inconveniences. We recommend Lucas 100% and will for sure be working with him again in the future.

Negative experience: We had a really bad experience with this agency and especially Patricia, the agent who was looking after us. - They did an unlawful contract: we are living permanently in Spain and they did a 2 years fixed term contract, and asked us to pay agency fees. We just arrived in Spain and didn't know the law, this is not allowed for info. If you live permanently, you should have a long term contract (that's what we wanted), and you should not pay agency fees. When we found out, they obviously did not rectify the situation nor paid back the agency fees. We had to reach an agreement with the landlord which was not helpful at all. - We specifically asked for a quiet place, as we were expecting a baby. And with an exterior, which was really important. We ended up in a very noisy flat with 24/24h machinery noise from the shop under the flat, and an exterior that we could not use as there was a ventilation from the shop existing on the private balcony. This as been very difficult to deal with and a stressful situation with the baby being due a couple of months later. Total lack of consideration from Patrica, this is unprofessional but also a lack of humanity just to get cash in. In summary, if you want to rent a flat, double check the Spanish law first, get some advices and avoid this agency.

Negative experience: Predatory agency, don’t be fooled by the franchise name. They are fully capitalizing on the difficult rental situation in Barcelona, would stay away at all costs. They’ll force you into paying a reservation fee (which is illegal for longterm rental agreements) of ca. 1,4 monthly rent payments including VAT by disguising it as a “service agreement”. Incredibly unprofessional and rude, too. They’ll ignore half your questions but whenever they need something from you, they’ll need it “ASAP”. They’ll lie too. I had to move into a dirty apartment because even after reminding them multiple times, they didn’t send someone to clean beforehand. They’ll also ask you to wire two deposits before even signing the contract. The list goes on and on, truly horrible experience.

Fantastic experience: Lucas Cao was the one who accompanied us in the process of renting our apartment. His service was very professional, adapting to us and looking for the best option that fit our requirements. Negative experience: Edit for clarity: I have already communicated directly with Engel & Volkers before I posted this review, and they have absolutely declined to do anything about the conduct of their agents. Do not be deceived by their respond below — they do not care about you once they have received payment. Absolute scammers. They will stop replying to you once they receive payment, without even completing the services they promised. Avoid agents Alba Artal and Ricardo Rolon: they will stop communicating with you before they deliver their services. Alba Artal in particular is extremely unprofessional and unethical — she made a lot of mistakes in transferring the utilities accounts from the landlord to my name (I’m a tenant), and stopped replying to me halfway through securing a home insurance plan that I contractually need to get. The scariest part is how they also completely stopped responding to my landlord before they completed the rental handover services, and left us to figure out everything else on our own. Alba Artal and Ricardo Rolon are absolutely disgraceful to their profession, and Engel & Volkers has proven that they have absolutely no care for their customers the moment the cash reaches their bank account.

Negative experience: They only care about taking the agency fee and signing the contract as soon as possible. They are not even capable to contact the owner of the apartment and get the correct information of the apartment. At the end they don’t even care if you like the apartment or something. They don’t even say thank you. Maybe their agents are trained like that, but you should use a different agency.

Fantastic experience: If a company has a good reputation, it is thanks to the people behind it. I am very happy with the empathy, professionalism, presence, and dedication that Lucas Cao has shown us. I have not felt like just another name on the list; rather, he has given us a lot of personalized attention. The responses have always been very prompt, he has always been available, and even in more complicated situations, he has resolved them with a very good attitude. I am very grateful for this support.

Negative experience: Engel & Völkers helped me to find a apartment in Barcelona during my studies. After i moved out, the landlord (that Engel & Völkers still represents after I told them how they scam students) made false claims for my deposit. After trying to ask for help +10 times to Engel & Völkers they dont care at all. They just care about you until you sign, so they get their money. DONT USE Engel & Völkers, and dont use Lucas.

Negative experience: Although the customer service was correct and polite, after contacting by email and twice by phone; when it came to passing us to a salesperson, no one attended us for visiting an apartment and we lost it! I will never recommend your real estate agency because we have been insisting on renting it immediately and with indefinite salaries. Perhaps our profile does not correspond to the elite or it is a matter of favoritism? Congratulations on losing some customers, or rather, the commission. Very nice name but terrible management!

Negative experience: They are scammers. If you contact them through a rental search portal and they make you pay and sign a document for property search purposes, don't sign, it's a trap to pay 10% fees that do NOT correspond to the tenant in cases of large owners. Be careful, they will scam you out of money.

Negative experience: A waste of time. After expressing interest in a property, I was directed to the wrong sales agent. When I checked that she was not working with the house I had requested, she responded rudely. I had to call back not once but twice, and after promising me that they never left a potential client unattended, that is exactly what they did, they vanished. Engel & Völkers may have been good once, but that is in the past. I have known more modest agencies that provide much better service.

I have requested information on property’s for weeks without a single reply. A disappointing result as they used to be a strong company. However, when we retracted our offer, they refused to refund the money. Luckily, we managed to contact the owner directly and secure a refund. Terrible experience, unethical practices.

Negative experience: 0/5 if possible. Very lazy employees. They do not follow up about properties or do any actual work. I called them several times over a weeks time, and every time the agent was busy and ‘would call me back’, however I never received a call back. I spoke with Pauline and Irene, multiple times both on separate occasions during the week, and both gave me the same run around. This is even after telling them what was happening and after they promised within a day or two the agent would contact me - they never did - they even promised to switch my agent to somebody who was more professional and would actually contact me, and again - nobody contacted me. I am very disappointed with this company and their lack of professionalism, it seems like they don’t really want to do their jobs as they have displayed to me through their actions that they don’t actually do their jobs. I’ve heard good things about them from people I know but now I have a horrible opinion on them as a company- unprofessional, inconsiderate of peoples time, and an overall waste of time. I will not be using them in the future nor will I recommend them to friends or family or have anything good to say about them from now on.

Negative experience: Our experience with this agency was disappointing. Before submitting an offer the agent told us that we must pay a fee to the agency so they could reserve the apartment. After a few days the owner came back to us in unreasonable demands (payment of 6 months in advance) and refusing all of ours (placing curtains). So we decided that those terms won’t work and pulled out of the deal. After requesting for a refund of the agency fee Engel&Volkers started to say that we can’t have it back cause the owner agreed to all of our demands and we were the ones to pull back for no reason. When we asked when did he agreed? (Cause that wasn’t informed to us) they sent us a document with the offer “signed by the apartment owner” A DAY AFTER WE ASKED FOR REFUND! I have asked around and came across a few more individuals that suffered from same situation from Engel&Volkers.
