Negative experience: Widespread abusive practices across all franchises. But as my last experience was with this particular one, I share it to raise awareness among both sellers and buyers. A practice that has spread among the various branches of Tecnocasa is to try by all possible means to get buyers to finance their mortgages through the financial institution they work with, whose name is Kiron. I contacted them about an apartment they had for sale that I was interested in. They showed it to me but informed me that if I wasn't going to take out the mortgage with Kiron, I couldn't make an offer for it. They give 'priority' from 7 to 10 days to those people who, out of necessity or ignorance, need to arrange a mortgage through these intermediaries. Thus, the financial institution takes a percentage for conducting the feasibility study and obtaining the mortgage, along with the percentage the real estate agency receives for their services. So you end up paying around 7-8% in interest for the purchase between the financial institution and the real estate agency, plus the corresponding ITP for the sale and other expenses (notary, management...) A shameful practice that probably does not fall within the bounds of legality, but because all this information is, of course, not provided in writing, it is difficult to prove. Therefore, I would like the people who hire these types of companies to sell their homes to be aware of how they operate, and to, within their means, hire the services of companies that uphold values seeking a sustainable sales practice centered on the customer and not on usury.

Negative experience: LACK OF TRANSPARENCY AND NEGLIGENCE!!! I tried to buy an apartment through this agency and it was a nightmare. When visiting the property (a fifth floor without elevator), they explained to me that the elevator had been approved and the cost of the special assessment was between 2000 to 4000 euros. After signing the deposit and paying the agency fee, I attended the homeowners' meeting where the elevator work was discussed, and I found out that the amount of the assessment was 16000 euros, as the budget they informed me about at the real estate agency was from 4 years ago. When I spoke about it with Alfonso, the agency manager, he told me it was not his fault that the cost of the elevator work had gone up, without acknowledging the fact that he informed me of a 2020 budget without mentioning it and without providing any solution. I had to hire a lawyer to get my deposit and the agency fee back. So in the end, I lost money with the lawyer and the appraisal, in addition to my time, and had a terrible experience.
