Fantastic experience: A year ago, I sold a property due to a divorce. The service provided by Silvia, who was in charge of the operation at all times, was impeccable. I can only thank her for everything she did, and if I ever had to make a purchase, sale, or rental, I wouldn’t hesitate to turn to her. The information, the concern… everything is top-notch. And I want to praise the team that works with her as well. That said, I would like to analyze and provide my perspective regarding the review issued by Raquel Ferrero at that time. I, along with Raquel, was the other selling party, and I wish to clarify certain things she wrote. It is not true that once the price was settled, everything was advantageous for the buyers. At all times, Silvia mediated seeking the best for both parties, and there was clarity on all points. Every month she sent us a report with the progress of visits, the offers we had received, and clarified any doubts, something that not all real estate agencies do. In reality, she clarified it for me since Raquel did not want to know anything about the sale, which I managed until the end when Raquel did intervene. I forwarded the reports sent by the agency and told her to ask me or Silvia if she had any questions. Therefore, the complaints should be directed at me, not at Silvia, who reported everything and clarified it all. The offer to open an account at the same bank as the buyers was to save transfer costs, a practice they have seen done on other occasions; it was not mandatory but rather a suggestion from the agency with the best of intentions, because if there is one thing that defines them, it is that they care about their clients. It is true that the buyer chose the notary to carry out all the acts there, but that was a requirement they set from the beginning, to have everything done at once, for which they selected a notary of their trust, not the agency which had nothing to do with it. This was known from the start, and if we accepted the sale, we accepted this, something I did without reservations. Raquel was informed of this point. Silvia did not take a position for any notary and kept us informed at all times. Regarding the signing, it is not necessary for the agency to be present. It is not a usual practice but an extra service they provide, which is greatly appreciated and is done to resolve any doubts from both parties. It is not their job to review checks; that is the notary's job, and certainly, no one asked them to do that. I deeply regret the words my ex said at the time, and I accept that, being a divorce, the communication between us was not the best and some things Silvia told me, I did not convey well to Raquel or perhaps I overlooked them. I want to believe that was not the case, but I accept that responsibility, which is mine, not Silvia's. As I mentioned before, I highly recommend this agency. If there is one thing that distinguishes them, it is their concern for their clients. Thank you very much for everything to the CH Royal team. I wish you all the best from the bottom of my heart.

Negative experience: I booked a visit to a house in La Piovera for 7 PM before Holy Week. We had agreed to meet a few hours earlier, but at 7, the agent had not contacted us at all. I waited 1 hour and 20 minutes in the cold and rain, called several times but there was no response from the agent. After Holy Week, I tried to contact again, but I did not receive a single apology for not keeping the appointment, nor was I offered to reschedule it. This irresponsibility has made me waste a lot of time and emotional energy. I will not use this real estate agency again to buy or sell a property.

Fantastic experience: Yesterday I signed the purchase agreement for a property that I bought through CH real estate with the help of Alfredo. The service has been impeccable; from day one, he has been friendly and made the entire process much easier... so much so that in practically one and a half months, both the purchase agreement and the mortgage were signed. It would be a pleasure if all real estate companies worked this well, honestly.

Negative experience: It couldn't have been worse. Being the seller from the beginning, Silvia was very nice until she managed to negotiate a price between us and the buying party (her acquaintances). Once the price was closed, everything was in favor of the buyers, bank commissions that they assumed, they even offered us to open an account in a bank where we are not clients to save costs, amazing. She informs us that the buying party chooses the notary, but does NOT INFORM US THAT THE SELLER has the right to choose the notary for the mortgage cancellation if there is any. ONCE AGAIN SHE TAKES A POSITION IN FAVOR OF the notary to gain another deed. At no time does she value the fee we pay her as sellers, even just to inform us. We might have chosen that notary, or not, it’s unknown, but she always talks about the rights of the buying party and does not tell us what the rights are as sellers. We finalize with the signature at the notary's, the one I am convinced she chooses, because she does this with whoever she usually deals with (exercising the buyer's right), and they give us bank cheques without the bank's authorized signature. When we go to deposit or cash it, they indicate to us that it’s possible that the notary or the bank’s authorized person did not notice it. We call Silvia, and she tells us that a scribble on a cheque doesn't matter, as the notary and the official know much more than we do. We call the notary to see if we can conclude the sale signing, and they tell us that THEY DON'T CARE ABOUT THE SIGNATURE ON THE BANK CHEQUE, they only check the debit and credit account for tax purposes, that if we have problems at the banks to cash it, IT'S OUR PROBLEM. Hahaha, this is how Silvia's and her real estate agency's management ends. I hope you don't rent or sell more in the same way you have done this. I imagine you have many years of experience left.
