Negative experience: Beware of some agents from this real estate agency, they only care about getting a deposit to close the sale. In June, I was interested in a property they were offering in Fresnedillas, and this agent only insisted that we secure the property. Luckily, we didn’t do it. I had to request a simple note to see how the property was registered since she sent me one from January knowing it was invalid. To our surprise, the registrations were incorrect, which she already knew was the case. The property was not sellable, and she had all the information, which she hid from us. Additionally, there was a lien that she didn’t mention until the last moment when I told her that she wanted to deceive us. In fact, they have stopped marketing the property. I don’t have space to elaborate on all the irregularities she hid from us, but I want to make it clear so that no one falls into deceit. Before securing, request a simple note from the registry and seek information from utility companies, the municipality, etc., to ensure there are no encumbrances. I don't want to generalize; there may be good professionals, but in my case, I had one who wasn't. Be careful before handing over deposits and read the contracts very carefully. Soledad, you know perfectly well the conversations we’ve had; the registrations had no errors, and you even sent me documents by mistake that I shouldn’t have. So don’t talk to me about the data protection law that you do not comply with. You continue to deceive and don’t make me talk about other things; everyone who reads the reviews should know what they are up against, at least because if we don’t publish it, we cannot know. Good luck to the buyer if it is indeed sold.
Hola Marta, siento que tengas la impresión errónea de que te hemos intentado engañar. El inmueble es perfectamente vendible y se ha dejado de comercializar precisamente porque ya se ha vendido. Si quisieras comprobarlo en unos meses puedes solicitar una nota simple al registro de la propiedad y verificar que han cambiado los propietarios, ya que como bien dices, la nota simple es información pública y muy recomendable tenerla (de hecho para hacer contrato de arras hace falta hacer referencia a ella). Muchos inmuebles tienen inscripciones incorrectas que el propietario decide arreglar cuando se encuentra un comprador, ya que hay que incurrir en unos gastos que no suelen querer asumir si no van a vender el inmueble de forma segura, nosotros como profesionales aconsejamos que se haga desde un primer momento, pero si deciden esperar hasta después no podemos hacer nada más ya que no son nuestras las propiedades, de cualquier manera, cualquier inmueble hay que entregarlo libre de cargas, si tuviera alguna carga hay que especificarlo en la propia escritura de compraventa si no se quisiera considerar un vicio oculto. El embargo se indicó en el último momento porque es cuando surgió, con anterioridad no había ningún embargo activo y lo puedes comprobar en la nota simple de enero que has mencionado, por ello la "prisa" a las arras, porque el propietario tenía prisa a vender el inmueble por ese embargo surgido de repente. De igual manera que no tienes espacio para extenderte, puedes contactar con la oficina al móvil 605 263 698 y te intento resolver todas las dudas posibles. Por la propia ley de protección de datos no podemos entrar en más detalles de los ya expuestos.
Fantastic experience: Although we did not formalize the sale, as the apartment did not meet our requirements... we needed it a little bigger, I have to say that the treatment with Isabel was exquisite, she is a charm!!! It is a pleasure to deal with people who are not just trying to sell for the sake of selling. At the end of the visit, she gave us all the documentation of the apartment, cadastral references, plans, qualities, even a possible budget for painting and varnishing.
