Negative experience: As a buyer of one of the properties that Joaquín was selling, I must say that I was quite dissatisfied, not with the property itself, but with his services. We felt that the work of a real estate agent in Spain is absolutely dispensable. My partner and I had to sort out almost everything; on the day of the signing of the earnest money contract, he suddenly presented us in his office with an attached document that we had to sign along with the earnest money contract (of which we had not been informed beforehand, after numerous calls and many emails with him, which ultimately served only to confuse us): this document forced us to authorize the seller of the property to remain in it after the signing of the deeds at the notary for the weeks he deemed necessary for his move. Furthermore, on the day of the deed signing at the notary, I had to be the one to send all those documents that Joaquín had forgotten to send with my mobile phone to the notary (minutes before the signing); in short, he talks a lot but provides little information. Hours before the signing of the house deeds, Joaquín informs us via WhatsApp that the seller is going to take one of the splits from a plant (something we were not informed about at any time and to which we firmly refused). On the day of the key handover, the air conditioner was not there, of course!
Hello Patricia, from the very first moment, your lawyer did everything for you, even the earnest money contract (mine was not valid), it was signed without any problem, agreeing to everything you put forth. The attached document was what we discussed in person days before; it was a sine qua non condition to buy the house. You had to give the owner (an elderly person) 15 days (it was 10) after signing the sales contract to move out. You accepted when we talked about it, you could have declined and not purchased the house, but you agreed, it was put on paper, and it was signed. We talked about it days before along with the earnest money contract, nothing new that you didn't already know. There was never pressure or coercion, and there was never a need for the owner to sell, nor for me; we had just started with the sale, a very cheap house, where there were people waiting to buy it had we known. I repeatedly told you what you needed to say to me, 'My lawyer, Joaquín, who I trust, is handling it,' I think that's perfect. Just like I sent the documentation of the owner to the notary, if I had had his documentation, I WOULD HAVE SENT IT just like I did with the owner's, it would have cost me absolutely nothing to send it by email, nothing. Regarding the air conditioning split, I told you 10 or 15 days before the signing at the notary that the owner intended to take it with him, that we should go talk to him, and I supported you to try to help. You had 2 opportunities to talk directly face to face with the owner, one day among many we went, specifically that day with the glass installer to get a quote (for nothing) WHERE YOU ALREADY SAW THAT THE AIR CONDITIONING SPLIT WAS NOT THERE, and the day of the notary before signing, I don't know why you didn't talk to him, honestly, I don't know, that's where there needs to be communication NOT HERE. Positive experience: Es una inmobiliaria que da muchísima importancia a la primera impresión que se tenga de ellos, invierten bastante en publicidad puesto que rara es la rotonda de Tomares donde no veas publicidad suya. En las últimas semanas me he puesto en contacto con ellos para preguntar por viviendas de alquiler en la zona, y aunque finalmente no he llegado a cerrar nada con ellos, el trato por su parte es inmejorable. Negative experience: Muy mala experiencia, impuntual, cuando expresamos nuestro malestar por esperar 20 minutos a que él terminará otra visita en la casa se mostró enfadado y llego a encararse. Íbamos con dos bebés en brazos. Muy malos modos y desagradable. No llegamos a ver la casa.
Hola Eva, como os intente decir( QUE SU MARIDO NO ME DEJO) , la visita que estaba viendo la casa, sabían que estaban ustedes esperando en la puerta, por que se los dije, y ellos se retrasaron algo mas de lo previsto, no puedo echar a nadie, saben que estaban ustedes esperando, que hago??? los echo?? le tiro de la oreja? por que estas ustedes fuera? Le avisé que me retrasaba no? Quedé con ellos a las 17:30 y con ustedes 18:30. De echo viendo el trato de su marido, se disculparon, NO LO ESCUCHÓ? Con referencia a los niños, sigue estando el parque maravilloso, NO SE LO HAN LLEVADO en la misma puerta, para los niños, pensé que estabais en el parque, y no tan preocupados por 5, 10 minutos. Le digo, no le permito ni a su marido, NI A NADIE, que me hable en el tono que me habló, y el trato que su marido me dio. LES PEDÍ DISCULPAS VARIAS VECES, LE ENVITÉ A ENTRAR, Y SU MARIDO SEGUIA FALTANDOME EL RESPETO, se ha puesto usted en mi lugar? NADIE ME TRATRO EN 25 AÑOS COMO PROFESIONAL COMO SU MARIDO. Una segerencia,sean ustedes más empaticos con las personas que estamos intentado llevarnos el pan para casa para su familia, y dejen de poner sandeces.
