Negative experience: Terrible service. Not recommended. I went to visit an apartment and when I wanted to make an offer, they indicated that I could only make that offer if I financed with their department; if I didn't finance with them, I couldn't make any offer for 15 days. I am free to choose who to finance with and shouldn't be forced. Additionally, they don't inform you that you can't move into the apartment for months because the owner will live there until finding another one, which is illegal since this information should be provided from the very first minute you visit the house. I was told this by the owner because I was interested in the apartment, and I was not allowed to opt for it due to not financing with them. In another office of the same company, the salesperson did not show up for the visit. Bad reputation, bad service, and they charge approximately 10,000 euros commission from each party. Dirty play and lack of information, or only the information they are interested in giving you. There is no greater lie than to hide the truth.

For this reason, we cannot accept unfounded accusations that unjustly dishonor our team. You are free to choose how to finance your purchase. However, in our office, we prioritize clients who have made a purchase request through our Financial Intermediary Kiron during the first fifteen days, as part of a kind and respectful policy towards them. This does not prevent any client from opting for the purchase of the property on equal terms after that period or before without reserving the property at the published price. In fact, if you are still interested in the property, we would be happy to assist you personally to resolve any questions or proceed with the reservation at the selling price. We also regret that, without knowing us, you attribute negative experiences related to other offices that operate independently of ours. This office is not responsible for such situations, but we believe your frustration is directed at the wrong company. We are honestly not surprised by your behavior, given the attitude and manner in which you began your visit towards our colleagues; you have a visceral hatred against our company that we unfortunately cannot tolerate. Negative experience: Where to start... I bought a house in January this year, and the intermediary was Sofía Guitián. They lied to us from the beginning, telling us that the stain in the living room was a leak that had been fixed (a lie, as I still have the leak that is damaging the house to this day), they hid condensation issues that affect the entire building... when we asked them directly, they told us it was nothing. I know they lied to us because during the sale she said 'for the problems the house has...' referring to defects they had hidden from us, obviously she didn't explain. I suppose it was our mistake for trusting others. When we asked for explanations, they said they knew nothing and that it was the owner who had hidden it from them, but clearly after the first comment and the multiple lies... Not to mention the high commissions (€9,000) they take for doing nothing and that they force you to hire Kiron (a management company that charges you €4,000 for a mortgage you can arrange on your own). I think all of this speaks for itself. Don't trust them because they don't know the word honesty, they are only interested in the commission they receive from the sale.
We sincerely regret that you have a negative perception of your home purchase, but we consider it important to clarify certain points in your review that do not reflect the reality of the brokerage process we carry out. First of all, our team, led by Sofía in this case, always acts with total transparency and professionalism. The information about the property’s condition, such as dampness or possible defects, is provided to us by the property owner. It is their responsibility as the seller to declare it truthfully, as required by law. Our role as intermediaries is to convey that information and facilitate the buying and selling process, but we cannot take responsibility for hidden defects that may appear after the sale, as our role does not include technical inspections of properties. Nevertheless, you visited the property at least four times, clearly observing the visible dampness that the house had. We insisted several times that you visit the property with some expert in the matter, but you and your mother showed no interest in it. We remind you that if you read the messages exchanged with us, it would confirm everything we are saying in this text. If you believe that you have been lied to or that information has been hidden from you by the property, you should consider filing a complaint. It is the best advice we can give you. Regarding Tecnocasa's professional fees, we have informed you about this numerous times; our rates reflect extensive work done by our real estate advisors, one of the most evident examples being that you acquired the property with a discount of €30,000 from the listing price thanks to our mediation. Regarding financial services, we want to emphasize that we do not force our clients to hire Kiron or other associated services. We offer this option as additional support for those seeking specialized advice, but it is always up to the client to accept or reject this proposal. In fact, taking out mortgages or other services is done with complete freedom and without pressure from us; if you decided to process your mortgage with our colleagues, we understand that it is because you are an intelligent person who, after analyzing the numbers, deduced that it was more profitable to work with Kiron than with your bank. We reaffirm that all our commissions and fees are public and transparent, corresponding to the professional brokerage work that includes managing visits, negotiations, processing documents, and accompanying throughout the buying and selling process. These rates are communicated from the very first moment to avoid any misunderstandings. Finally, we regret that your expectations were not met. We are at your disposal to review any pending details and to clarify any questions related to the process. Negative experience: An unprofessional colleague of Kiron who was there on the afternoon of Thursday, April 4th. First of all, I don't understand why, if there are 3 agents from Tecnocasa not attending anyone, I am attended to by the financial one. He asked us about our maximum budget (including commission and expenses) and when we indicated it, he showed us an apartment that was within that budget but did not include the expenses and commission. When we rejected it, he offered us another one that was 150 thousand euros above the budget and when we said no again, we pointed out once more that he should stick to the budget and he told us that his job is to sell, and logically I told him that he is not going to sell me an apartment. It is regrettable that a salesman does not listen to his client, especially when they charge a 3% commission.
Our colleague was a polite, kind, and professional person, as they always are with all the customers who come to us. We regret not having met your expectations and not being able to guide you in your search for the property you are looking for.

The house was still being renovated, but when we made the deposit, the renovations stopped, and they delivered the house to us half-finished. Furthermore, we have tried to be at your disposal, even organizing more than ten visits for you to choose the details of your new home, such as the color of the living room curtains, and extending our availability even on non-working days like Sundays. We want to remind you that our role as real estate intermediaries puts us in a position of facilitators in the buying-selling operations, without owning the properties. We are surprised that, perceiving so many aspects of the home as negative, you decided to proceed with the purchase. It is worth reminding you once again that you bought a home built in 1960 and not a brand new apartment. Moreover, our colleagues in the Kiron Financial Department secured you a very good mortgage in less than 30 days so that you could sign the purchase before the year ended, something that, as we see, you have not valued at any moment. However, we respect all our clients’ decisions and always seek ways to improve their experience. Negative experience: Bad experience, they try to push an abusive financing on you by telling you that they can get you the lowest rates (lie) you just have to go to the banks yourself and you'll save a fortune. Moreover, they tell you that either you contract with them or they won't sell you the house. They haven't conveyed trust, you only need to read other forums to realize the situation. Little professionalism from the salesperson. A waste of time.

Negative experience: El marketing a puerta fría debería estar prohibido. Es intrusivo y violento. Hoy en día que un señor se presente en la puerta de tu casa para darte propaganda es un insulto; bastante aborrecible es ya el telefónico. Da igual el buen servicio que puedan dar luego si la primera impresión es tan nefasta.
Lamentamos que le moleste tanto que nuestros compañeros le dejen la revista mensual de Tecnocasa. Por suerte, a la mayoria nuestros vecinos les gusta vernos en el barrio trabajando, un saludo y esperamos verla pronto Eva
