Negative experience: Considering previous reviews I couldn’t agree that the agency is doing racial profiling but the owners/landlords tend to do so. However the agency is completely unprofessional in terms of delivering the information to me as a client. My application for the house was declined with a statement that “the owner has decided to sell, not to rent” whilst the other agency that was also managing the same house told me on the same day that the owner simply declined my income documents. I’m tracking almost every single sell/rent offer on the market and so far I haven’t seen any ad related to selling the house so I only can assume either owners or hjapon just decided to move on with “more suitable client”. Anyway, no trust in this agency anymore.

Negative experience: Reading all the reviews from previous landlords I can understand frustration when information is incomplete. Although it's sad to see that a potential tenant is racially profiled before anything else. A medical device designer and a lighting business owner for over 10 years in Barcelona, owning an apartment in Eixample to be discriminated as discourage to apply for renting a house because they don't vibe as pure spanish/catalan couple. (After saying that we are Spanish/Mexican and Romanian/Hungarian citizens the comment was: "The landlord does not want want foreign or especially Ukrainians tenants.") With everything that is happening in the world, I honestly hope that agencies do their job better on profiling more accurately their clients from both sides, landlords and tenants.

Negative experience: Les compré una casa hace 4 meses y les dije que quería que viniese un electricista para hacer un boletín de la luz y certificar q la casa estaba en normativa, me dijeron q como era Julio el electricista estaba muy ocupado y que vendría en septiembre, que no me preocupara, que ya estaba avisado y que vendría en septiembre sin falta a hacer todo la necesario, valla que te dirán lo que quieras para venderte una casa

Negative experience: Cuidado con esta inmo, publicidad engañosa sobre ubicación de las casas anunciadas . He contactado por un anuncio de una casa en Sant Vicenç de Montalt , que ellos la tienen anunciada así , y resulta que la casa se encuentra realmente en la población vecina ( Arenys de Munt ) . En su anuncio de habitaclia en ningún momento se dice que la casa está en Arenys . Pone claramente Sant Vicenç de Montalt , zona mucho más cotizada y mucho más cara que Arenys ...

Negative experience: We lived in Spain for 5 years and bought a beautiful home in Cabrils. When we were leaving the country we decided to leave our 900 sq/m home in the hands of Hjapon. They put it on the market and it did not sell due to it's size. However, they did manage to find a nice family with 2 kids to rent for 1-3 years. The agent called us on the phone and told us this information telling us they were a very nice family and they are in a hurry to get in. Due to the fact that it was a family and they potentially wanted to rent for up to 3 years, we told them to start the paperwork. Unfortunately we made some assumptions about what an agency would do. We assumed that employment would be verified and bank statements would be checked to make sure they could pay the rent (this is what happened when we needed to rent). We thought all reputable agencies do this by default. It turns out that the tenant didn't have a family at all and turned out to be a drug dealer. He threw out all the furnature and ripped out all built in wood structures throughout the home. He modified the electrical panels to bypass the meter, threw out all air conditioning units. The worst part was that the home had irreplaceable antique hand made built in pieces of furnature that were destroyed and left out for the trash. The home stinks of pot and not sure if they were cooking some other drugs (waiting to hear back from the police). After all this was discovered HJapon apologized and place the blame on a former employee who left the company. We tried to get the 1 month deposit back to help with the over 50000 Euro worth of damages, but they said it was not their responsibility and the contract says they only put renters together with potential tenants, and that is all. It was our responsibility to do all the background checks. Since we spoke over the phone with the agent when she told us that it was a family that was renting, we have no proof that was said. We are still going through the process of understanding the motivation of this utter destruction and how we are going to put our home back together. I would seriously think twice about using these guys. For me, actions speak immensely about a person or company's character and you can see how they truely react when the pressure is on. Needless to say, I was not impressed.

Negative experience: Stay away!!! If you are a landlord you need to be warned that they only consider as their job finding you a tenant and perform zero verification on the information that they relay to you. Everything they told us about the tenant turned out to be false. They collected zero background information and did not verify anything that they relayed to us regarding our future tenant. Our house has suffered serious damage. You are seriously better off with any other agency. HJapon is only interested in their commission and nothing else.
