First of all, you and your companions who reviewed on June 19, 2024, users 'M. V.' and 'S.P.' are lying, and I will explain why. Our work consisted of marketing, searching for and selecting tenants, and drafting a rental agreement. From the moment the contract was signed and the keys were handed over, we have no further responsibility. Only the goodwill on our part to answer all the questions you wanted to ask, which obviously should have been addressed to the owner. But it seems you did not have the courage to ask them. THEREFORE, WE DO NOT MANAGE THE RENTAL DURING ITS DURATION, AND WE HAVE NOT CHARGED ANYTHING FOR MEDIATION WORK, IN ANY CASE, FOR YOU. Secondly, we cannot return your deposit because the property is not ours; the deposit is held in the Community of Madrid, and it is the owner who must return it to you. Thirdly, just like your friends, there is complete silence when it comes to explaining the conditions under which you returned the property. I believe I have been very clear about the conditions it was returned in, dirty, with damaged furniture, poor painting, even leaving some personal belongings that you did not bother to remove. Fourthly, you say we charge, I understand that if that seems strange to you, it is because you do not charge in your respective jobs, I suppose you do, otherwise you would not be able to afford an apartment on the most emblematic street in Madrid with its corresponding monthly cost. On the other hand, I clarify to anyone reading these lines that the rental took place before the new housing law, and what was used at that time was the customary practice among real estate agents in Madrid, that is, charging the tenant. Now we would not charge you, as charging tenants is prohibited, or we would, if we were within what the law considers a luxury property. Sixthly, after explaining all this, I understand that it is clear that you have always been attended to, as far as possible, with very good will, exceeding our obligation; obviously, you were not answered when you called outside of business hours of the workers, as has happened on occasion, and we can provide evidence, you know that one must respect the workers’ sleep, neighbors and citizens in general, well, you already know... Seventhly, neither you nor your friends from the flat and parties say anything about the deducted amount, a large sum, arising from the state of the property. Please, I recommend that if you do not agree, you claim it in the courts, BUT NOT TO US, WE ARE NOT OWNERS, WE ARE NOT THE ONES WHO LIQUIDATED YOUR DEPOSIT, WE WERE THE DEPOSITORS, WE WERE NOT RESPONSIBLE FOR ANYTHING FOR WHICH WE ARE REVIEWED. Finally, it is clear that only bad faith, ill will, directs your comments; otherwise, the explanations I have given to your companions are clear enough not to continue. I do not know if this harassment constitutes a crime, but I want to tell you that everything is now in our lawyers' hands, and they will decide what the next steps are. THIS IS NOT ABOUT A SERVICE WE PROVIDED POORLY, BECAUSE ON THAT WHICH YOU ARE CLAIMING WE HAVE NO AUTHORITY OR RESPONSIBILITY; IT IS ABOUT HARMING WORKING PEOPLE WHO MAY NOT HAVE 3000 EUROS TO SPEND ON RENT BUT ARE STILL DIGNIFIED PEOPLE WHO DESERVE RESPECT. I URGE YOU TO CEASE YOUR ATTITUDE, WHICH ALSO RESPONDS TO SOMETHING ABSOLUTELY PLANNED AND COORDINATED BY A GROUP OF PEOPLE. First of all, we as a real estate agency only intervene in the MANAGEMENT OF THE SEARCH FOR A GOOD TENANT (clearly we failed). Secondly, Häuser Atelier has never taken over the management of the lease during its term. Thirdly, Häuser Atelier is not the owner of the property. Fourthly, Häuser Atelier is not the holder of the deposit that was paid by the owner to the Community of Madrid, as mandated by law as a guarantee. Fifthly, it is not the responsibility of Häuser Atelier to return something that is not theirs, and this duty only belongs to the owner. Sixthly, and it would be advisable for you to comment on this, the house was delivered in terrible condition, dirty, with broken furniture, and clearly a misuse of all the components of the house. Seventhly, I want to clarify that there is photographic documentation of the before and after of your stay in that apartment. And we will provide the documentation to anyone who wants to review the condition. Eighthly, I am aware that the cost of repairs and cleaning has been deducted from you, with us being completely unrelated to that administrative management of the owner. Ninthly, in any case and with good disposition from Häuser Atelier, we have always listened to you and conveyed your requests to the property, but we have never charged for this work, nor do we have a mediation contract between the parties. Tenth, you are insinuating that we wanted to keep the deposit money, but don't you realize that we have never had that money? It is not ours. Finally, you insult us, defame us, slander us, and now you expect us not to use all legal means to protect our reputation. Not everything goes, and I hope Google takes note of your bad faith and lack of dignity.

Good afternoon, the first thing I would like to clarify is that the deposit is an amount that is deposited in the Community of Madrid and is used to cover damages caused by tenants once they leave the property, among other things. In your case, when you rented the property, it was handed over to you in very excellent and spotless condition, which can be proven with the photographs taken and attached to your contract, and that is how it should have been returned, aside from normal wear and tear, which was not the case as can also be demonstrated with the photographs taken when you left the apartment and the certificate from the person who budgeted the repair. It was delivered with many damaged pieces of furniture, replacement of all the mechanisms of the blinds, none of which worked, damage to the walls, etc. that needed to be repaired and a thorough cleaning of the entire property was required, and it was the owner who, after reviewing it, indicated what needed to be repaired to restore it to the same condition it was delivered to you. Those repairs were not minor, as they took more than 20 days and the cost to resolve them was also high, an amount that should have been fully deducted from your deposit. Even so, thanks to our conversations with the owner, only 50% of the amount corresponding to the cleaning of the apartment was charged to you (but you do not mention that in your comment). Another thing I want to make clear is that the deposit is not at the agency's disposal but rather the owner's; the property owner, after reviewing the house, has to assess the damages incurred, which in your case, as I have previously mentioned, I understand from the owner was a very high amount. You left the apartment in a terrible state, and if you do not recommend working with our agency, what I do not recommend to property owners is accepting you as tenants. Additionally, for your information, we did not manage this rental nor did we charge anything; therefore, what we have always done is mediate between the owner and you in an altruistic way. Why do you not mention that every time you contacted us during the rental period, we attended to you and tried by all means to resolve the issue raised without any obligation on our part or, of course, any economic compensation, but simply with the intention of helping you? Of course, that is not interesting to mention; it is better to lie and question the professionalism of a whole company that, for the most part of your stay, has only tried to help you. It is very sad to have to face these reviews, especially when we are not responsible for what you are putting in them, in which you are clearly lying about our way of working just to cause harm, something we will consider turning over to our legal services to prevent this from happening. If we owe someone an apology, it is to the owner for having selected you as tenants.
