Negative experience: The worst you can find in the real estate sector. I scheduled two occasions to visit a house in Barcelona, and on one occasion they told me it was already sold, and on a second occasion they told me I didn't have the funds to buy. I didn't quite understand what they based that statement on. Anyway, not recommendable.

Negative experience: Their properties are really nice and seem affordable at first. Then before securing the property you must pay 1 months rent in administration fees. Then 2 months deposit. For a 1300 euro a month apartment they wanted 5500 euros up front claiming it’s student residence. Not sure what students can afford 5500 euros up front which in Canadian is about 8k. You don’t get the admin fee back so that’s about $2000 Canadian you are paying to just lose. Heard from friends they take forever to give you deposit back so they hold 2600 euros for about 3 months before you get it back. Lots of hidden fees they don’t disclose. Beware when booking. They have a ton of fake reviews on google. They only respond to positive reviews that are so clearly fake. Go with a more established agency and don’t be fooled by the low cost for such modern apartments

Negative experience: Mrs. Buompadre from Madrid is a perfect rude and incompetent person; we all know that you DO NOT work with this lady! Very rude.

Negative experience: Hello! If I could give 0 stars, I would. What has happened to us with this real estate agency reaches the point of considering their actions as criminal offenses. We were in the final phase of signing a rental contract and on the same day of the signing (having signed part of the tenants the agreed version of the contract the day before), we found that they had included a new clause and had taken the signature sheet and incorporated it into the new contract. Obviously, after seeing the changes and the forgery of the signature, as well as the lack of professionalism and ethics from the real estate agents at Aproperties, in particular, Pilar, we decided not to sign. I am leaving this review to prevent more people from being misled/scammed by this real estate agency. P.S.: Additionally, they charge commissions that are illegal by law, disguising them with terms that present them as legal.

Negative experience: Terrible service. They hid information about the property from us. Subsequently, they limited themselves to stating that they were only intermediaries and could not take action, but knowing the defects and hidden flaws of the properties, they continued to work with the developer until selling the remaining property. Never trust them.

Negative experience: HUID now that you can, it's a scam, they sell you apartments full of hidden defects, they tell you that they will fix all the issues in the house, and then they wash their hands saying they are just an intermediary in this case of Casavo, who are even worse. No one responds to emails, WhatsApps, or calls, and besides the money you spend on the house, you have to invest in fixing it when it is supposed to be renovated (poorly and on the surface) and also in suing them for lying. Don't buy here.

Fantastic experience: My experience with LORENA BARGUENAS in Madrid has been excellent. I bought an apartment quickly, professionally, and warmly. I was advised and contacted regularly for my complete peace of mind. Now I am going to sell an apartment in the same neighborhood and I have given it to her because I fully trust Lorena.

Negative experience: AProperties Real Estate Madrid works with methods against the new law that was passed in May 2023. When I asked about the apartment, an employee told me that a month of deposit and a month of fees were charged. When I told them that the law had changed and tenants no longer had to pay the fees, they told me that was how they operated. I asked if that was illegal, and they replied, 'yeah, but well.' I will have to file a complaint with the government. I have text evidence of this.

Negative experience: I have been a real estate client of AProperties in the past, and this time my experience was terrible. When I visited the apartment, the attention from the real estate advisor was very poor and showed no interest in showing the apartment to a potential tenant. Not only was the service bad, but the company also required the payment of 1 month + VAT as an agency commission to be paid by the interested tenant, and the minimum rental contract requested is one year (THIS IS ILLEGAL). In short, a terrible service from the company that leaves a bitter taste for a client.

Fantastic experience: The best choice. I had been trying to sell my house for more than four months, I put it in the hands of Patricia from aProperties and in 20 days it was sold. Quick report, with an excellent result. Patricia is a great professional, I would turn to her and her company again without hesitation.

Negative experience: NOT RECOMMEND. Extremely unprofessional approach towards non-spanish speakers. We got an agent Cristina who do not speak English not even at minimal level. Hard communication, constantly unsolved problems with the apartment and zero willingness to address them on behalf of the agency. Missing deposit for a long time after contract ended.

Negative experience: Even with the housing law, they keep robbing people by charging them a month's rent, when the law states: the Urban Leasing Law (LAU) did not define who should bear the agency commission and most landlords passed this expense on to tenants. However, the Housing Law ends this freedom of choice and determines that it is the landlord who must bear this expense, claiming that they provide contract creation services. Thieves.

Negative experience: Outraged by the lack of professional ethics of this 'luxury' agency, which charges a commission to sellers but works for buyers, who are its true clients (even friends), as they are regular investors. They deceive you, ignore you, act with absolute lack of transparency and utter contempt for your interests (I speak as a seller), they force you to pay the common expenses, despite the fact that the Horizontal Property Law states in its article 17.11 that they correspond to the buyer, and three days before signing they tell you that you have to pay them upfront before signing!!!!! And if you dare to protest, they will hang up and block your phone. A perfect business!! Frankly, they are shameless. Absolutely undesirable, unless you have a lot of money and are an investor; they do take care of them: they will rush you to sign and slip in the expenses through obscure clauses, taking advantage of your ignorance and your naive trust that they are going to help you. Considering even taking legal action.

Negative experience: A separate issue is the misleading advertising that practically occurs in almost all real estate agencies (2 rooms and it was a studio, brand new and it wasn’t, with inflated flooring and humidity in a corner of the apartment that they couldn’t specify when they would fix it, area 60 square meters and in reality it was 52m, etc.), two hours before they removed the ad that advertised the studio. When I arrived, while we were viewing the apartment, another couple came to see it, and while waiting for the property to call to specify when they would fix the humidity issue to make the transfer and reserve the studio, he invited me outside and 10 minutes later he informs me that the person who arrived after me is taking it. Furthermore, when doing the math I realized they wanted to scam me. Let’s see if my math is good. 700 € monthly rent. They tell me that the commission for the agency is 10% of a year’s rent, 'a little more than 700 euros' according to the real estate agent. Indeed, 12×700×10%= 840 €. When preparing the pre-agreement to make the deposit and reserve the apartment, he put 1050 €, a pre-agreement that I didn’t sign because he invited me to wait outside. 1050 €??? Yes, because they wanted to charge me 10% of 15 monthly payments which is not an annual payment!!! 2 months deposit and the current month that I had to pay before moving into the apartment + 12 monthly payments 15×700×10%=1050 €. This is unacceptable. And if it has a name, they wouldn’t like to read it!

Negative experience: I put one star because I can't give zero. Terrible experience. They find me a tenant to rent my house and force me to let them in before paying out of goodwill. Result: a delinquent tenant. They don't pay, and the real estate agency washes its hands and doesn't provide me with any solution. They also haven't carried out the utility transfers they were supposed to do, and I'm still receiving the bills in my account. Frankly, they have no professionalism nor even empathy towards us. I am in the process of taking legal action against them and hope they revoke their license and shut down the business.

Positive experience: La atención por parte de Ana y de Oscar en Madrid fenomenal han realizado los tramites muy rápido incluso me enseñaron la vivienda un sábado.

Negative experience: Un teléfono descompuesto el corredor conmigo y con la dueña. Fatal. Muchos problemas y al platicar entre nosotros la propietaria y yo nos dimos cuenta que nos decían cosas diferentes a los dos, no me quisieron dejar ver un piso antes de rentarlo con base en una “súper demanda” y la dueña ni enterada, buscaron su comisión y que le pague, nos dijeron lo necesario para eso. Era rentado amueblado y le dicen a la dueña que se lleve las cosas, su mudanza encima se las rompe y tiene que arreglarlas, y reponermelas a mí, hablan de un servicio premium y piden a la dueña que me amueblen con muebles usados, dicen que ellos comprarán la batería de cocina y se hacen de la vista gorda, que según ellos le dirían a la propietaria de comprar una cama y nunca le dijeron, entre más. Se cobra un mes de comisión pero a mí por alguna razón me cobran un mes +20%, más IVA. Deberían de dejarle muy claro a sus corredores no decir cosas que no pueden cumplir o que no sean reales.
