Fantastic experience: Mi experiencia con Grupo Vivenio ha sido un positiva porque han cumplido su palabra. Mi hija había reservado u a vivienda en un edificio de La Gavia con el grupo Luzzes.. Finalmente no hizo posesión de la vivienda ni recogio las llaves..Avisamos a Luzzes den que ya NO necesitábamos la vivienda y que nunca se formalizó el contrato..Aún así Luzzes se quiso quedar con la reserva de 1195 Euros y una supuesta indemnización de más de 6.500 Euros aparte.. Por.suerte el grupo Vivenio adquirió el inmueble de La gavia y tras revisar los datos nos escribieron diciendo que teníamos razón y que no sólo no nos cobrarían ninguna penalización si no que además nos iban a devolver la reserva de 1195 Euros. Al final tardaron tres semanas pero nos hicieron la devolución denlavreserva tal y como habían prometido.. Para mi una gestión de 10 la del grupo Vivenio..Sobre todo porque han cumplido su palabra..
Negative experience: FATAL!!!! We moved in October to the Excellent 6 building and as of today, January 6, 2025, we have 27 illegally OCCUPIED apartments in the complex..... since November or who knows if even earlier! And Vivenio washes its hands and does nothing but mock us, the legal tenants, to our faces!! Be careful if you want to rent, don't do it with Vivenio!
Fantastic experience: The service was fantastic; friendly, efficient, and helpful, with great English support. What impressed me most about Vivenio's apartments is the perfect blend of a lively community atmosphere (great shared workspaces, gym, etc.) and the peaceful quiet of the apartment itself. We want to extend a special thank you to our manager, Marilú. She went above and beyond to help us with numerous questions. It was a true pleasure working with such a helpful and dedicated manager.

Negative experience: We rented the apartment on 15/7/22, it took them over a month to come fix the defects, which they did not do. In November, when we turned on the central heating, we discovered that our radiators do not work. We called Vivenio the first week of November and to this day, only one technician has come to tell us that another one will come (a week ago already). We opened a complaint through the app, and they closed it. (On the 13th they sent us an email saying there was a new platform, we entered all the deficiencies found) with no response. We have also reported that there is dampness, and no one has contacted us. No matter how much you call, write, or demand, their response is always 'We acknowledge this' but they DO NOT SOLVE IT. Counting the days to move. Any management with them is IMPOSSIBLE. The phone people are just as bad or worse, especially Ignacio, who tells you that whenever you have a problem, ask for him, and when you do, he calls you back asking what you wanted and why you're bothering him... Also, when you point out that it doesn't make sense to send a swimming pool technician to check your radiators, he agrees with you but when you want to file a complaint, he tells you that it's only through OCU and hangs up. NOT RECOMMENDED. HORRIBLE, a bunch of incompetents. The morning doorman spends the day gossiping and shouting. He can't even hold the door for moms with strollers. However, he tells you stories that maybe he believes himself...
Negative experience: Bad experience at San Juan reservoir 1, Vellón reservoir in the Vallecas area. I do not recommend it. The cleaning staff gets involved in everything and they are rude. The doorman was even worse; I had a few words with him because I asked why the cleaning lady gets involved when he is the one with the keys. He said he didn't feel like opening the door and I asked why the cleaning lady can open it to take out the trash bins. I want to use the door because I am going to live here. I mentioned that I would complain to Vivenio. I think the cleaning lady is his mother because she acted like she was in charge. I called Vivenio to complain that they do not allow me to use the closest doors and they said they know nothing, that if there are doors, they can be used. So please, Vivenio, review the cleaning company you have and the doorman, and tell him that there are complaints from the neighbors that they should stick to doing their job, and if not, replace them because the other doorman, who was Spanish, I saw how he opened the doors for them during moves since it's his job and he has the keys.
Fantastic experience: After searching for a rental that would fit my needs in the Pau de Carabanchel area, I chose this property mainly because it is new and the quality is unbeatable, the price is quite competitive for my needs, and the service from the agent (ALBERTO) was perfect; he explained everything very well and helped me through the entire process... thank you.
Negative experience: I have never had such a negative experience. Before handing over the property, a salesperson sells it to you without giving you all the information. On the day of the handover, it is done by the concierge staff, and from that moment on, it is impossible to talk, manage, see incidents, check the defects it has, or whether the property is even ready to move into. A week and a half, and we still haven't achieved anything... the salesperson has disappeared from the map, and customer service answers one out of every 50 calls to tell you that they are not the ones handling the incidents from there... We feel scammed after signing a 3-year contract. If you are thinking of signing a lease with Vivenio, first check everything carefully; they hide a lot of information such that the apartments are delivered with broken furniture, dirty, scratched countertops, walls that need repainting, marks from the construction, payments you need to make for the start of utilities that amount to around 200 euros, a parking space that cannot fit a medium-sized vehicle, etc.
Negative experience: The service is terrible. They don't fix anything in the communities and housing they have... On the other hand, they make you pay for the rent guarantee insurance, which is something illegal, and they know it, but they push it on you. For new tenants, don't pay it, report it, and if it can be collective, even better. I have already lost several lawsuits on this issue.
Negative experience: EXCELLENT BUILDING 6...watch out!!! Problems with the fire alarm going off continuously today, November 2, at 1:14 AM. After 1 hour of ringing, the firefighters arrived!!!! Since October, I have sent multiple emails and...the alarm triggers persist continuously and at any time of day and night.

Negative experience: After months of waiting for a house, it turns out that I rent my house because I am moving to another and due to their mismanagement. I am without a home. I called them repeatedly, but they had a different excuse each time, and since I was tiring them, I feel like an excluded person. I can't rent anything from them. I had to go to the doctor for anxiety. My daughter has started school and we are living in another place with my parents until I find something. Certainly, in the three buildings they have in Arganda, they wouldn't even let me visit, even though we perfectly met the ratio, but they didn't want to complicate things. I am devastated; I feel like trash. And the worst part is that they have half of Arganda and they don't want to rent me anything. Again, our salaries exceed the ratio, my question is how can they leave a child without a home just because of their mistake?

Fantastic experience: My experience with the company and as a tenant in the building in the Calderón area - Madrid is impeccable. The building offers a series of services that few rental buildings provide. A gym equipped with all the necessary machines, several pools, a spa area and sauna, rooftop terraces with spaces to enjoy with friends or simply to enjoy the nice weather, parking space, 24-hour concierge... The staff who work there are very professional and they help us tenants with everything. I have no complaints so far.
Negative experience: Very bad, not just bad but LAMENTABLE!! We are renting in Torrejón and we sent incidents over two weeks ago, and to this day we have received no response. They solve everything by saying it's the builder's problem. We have neither heating nor air conditioning. And this is supposed to be 'new construction'.

Negative experience: When they want to fix the toilet, I will raise the stars, let's see if at least they pay more attention to me around here. They plan to leave me without a toilet for a week. Update: after being 12 days without a toilet having only one, they came to fix it because my lawyer sent them a fax. They raise the rent as they please, they have no other name than scoundrels, they absolutely do not care about the well-being of the tenants, the building's quality is a joke, literally trash. I hope people realize and do not rent with this company. Last month a rental amount and this month another, I sincerely wish nothing more than for them to close the company. Fantastic experience: Regarding Begoña, who has assisted me with the management I needed to carry out, I give her 5 stars. As for Vivenio, I cannot assess anything at this moment. Two months after this review, I still maintain the 5 stars, because they are for Begoña and not for Vivenio. However, I must speak very poorly about the company because they prove to be true usurers who take advantage of their monopoly status and rely on the support of the Community of Madrid to commit their abuses. After leaving the apartment last July, Vivenio charges me for the insurance against non-payments for the new year, the proportional part until December 2024, because, according to them, the insurer they work with only offers this possibility. Therefore, I have to pay for the royal decree of their... the amount of €150, corresponding to those 6 months, for something that is not applicable, as I no longer reside there since July 23rd. When I inform them of my disagreement with this point, they tell me that the amount has already been charged to my account, so I indicate that if that movement reaches my account, I will return it, as it makes no sense to pay until December for something that will not be used and I am willing to pay the corresponding part for June and July, which is when I used their housing, but no more. Very clever of them, instead of charging me as a receipt through bank movement, they have deducted it from the severance pay they had to return to me for the bond that belonged to me. So, this kind of thing shows the kind of 'people' that are in these companies. Be very careful with them. That's my recommendation.
Fantastic experience: The booking and registration process has been very simple, as everything is digitized. Elody, the person who assisted me, has been lovely and very efficient.
Negative experience: San Juan Reservoir. The pool and gym are open to the public, anyone can enter, there is no access control. The cleanliness is non-existent. The charges for sanitary water service, heating, and cooling are exorbitant and unclear. The concierge service follows office hours and the night shift has been eliminated. There is no control over the number of people living in each unit.
Fantastic experience: I contacted the company to see an apartment and they were very quick to arrange a visit. Lola assisted me punctually and was very approachable and kind at all times. She resolved all my doubts and constantly followed up during the contracting process, attentively responding to my inquiries via email. For now, I have not taken possession of the property, but I trust that the company will be as diligent as Lola during the contract period.

Negative experience: Bad experience, I rented the house with them, they deceived me in several ways saying that the kitchen was complete and then it wasn't, they delivered the house dirty and in bad condition when I tried to cancel, instead they washed their hands. They even threatened me that I had to pay them more money we're talking about almost 4 thousand euros, I do not recommend a bad experience with this agency and if you are thinking of renting here think twice because the same will happen to you.
